The building has a front entry covered by a large canopy with glazed roof. Secondary entries are provided on all sides of the building. The building was constructed in and has a foot print of 3,62m² and a usable area of 3,22m². The building was found to be in acceptable condition. Structural Summary: The building foundations consist of concrete grade beam and piles with concrete slab on grade. The super structure is steel columns and girders with steel stud exterior and demising interior walls.the roof has open web steel joists with galvanized steel Q roof deck. There has been some minor deflection in the slab in the garage bay at the north elevation (Crack repair required less than $1.), no other concerns noted. The structure was found to be in acceptable condition. Envelope Summary: The exterior wall cladding consists of Acrylic stucco complete with control joints. The lower portion of the walls have cement boards at grade to protect stucco against damage from snow clearing and freeze/thaw cycling. The windows are aluminum framed double glazing with stationary and operable sections. All the entry doors are aluminum store front, with the main entry doors having aluminum framed side lights and have automatic operation. Several secondary doors are steel painted utility doors with pressed steel frames. A prefinished metal overhead sectional door is located for the wash bay area. The roofs consist of tar and gravel roofing on steel deck and sloped standing seam metal roofing above main foyer. Canopies over north and south entry with sloped, single glazed laminated glass on aluminum framing, supported on painted HSS steel superstructure. The building envelope is in good condition. Interior Summary: The main entry opens into a spacious entry lobby and reception area from where corridors can be accessed to all other areas of the building. A curved glass block wall is located at the front entry and one at the conference room which is off the main lobby. Three enclosed landscaped atriums with open roofs are located with in the building. These atriums are enclosed with glass walls in aluminum frames. Corridors are located for most of their perimeter, several offices are located directly onto the atriums. The interior wall finishes are vinyl clad gypsum board, except for the some offices, storage rooms and washrooms.which are painted. Approximately 85% of the ceilings are Suspended T bar ceiling, the washrooms and storage rooms have painted gypsum. Floor finishes consist of ceramic tile for the entries, washrooms and one of the wing's corridors. The storage rooms and several offices as well as the examination rooms have vinyl sheet and vinyl tiles. A large play area at the reception area and the communal room have Nora flooring,the mechanical room and wash bay areas have painted concrete floors. The remainder of the areas have carpet. The interior doors are solid core wood doors in metal frames in offices, steel door and frames in storage and mechanical rooms. Wood faced office/medical cabinetry with laminate counters are located in the examination rooms. The interior was found to be in acceptable condition. Mechanical Summary: The facility is heated with two hot water heating boilers that supply perimeter finned tube radiation, force flow heaters, unit heaters and heating coils. Ventilation and air conditioning is supplied by a Variable Volume air handling unit with glycol hot water heating, glycol chilled water and water spray humidifier. 3 meeting rooms. The domestic hot water is supplied by two natural gas fired water heaters. The water closets and urinals are wall hung flush valve and the lavatories are counter mounted. The mechanical systems are in acceptable condition. In 2, the fans' variable volume inlet vanes had been replaced with variable speed motors and a DDC-electronic speed controller. Access to the property can be gained from Bower Drive as well as a secondary road way North of the property. There are two paved parking lots one on the North side and the other at the east side. Wheel chair access is provided from the parking lots to the walks which connect to the entries. Concrete walks are located along the North and west sides of the building flanked by the parking lots. Landscaping consists of a forested area on the most western area of the site, a lot of coniferous and decideous trees are located south portion of the property. Landscaped atriums which are open at the top are with in the perimeter of the building. These atriums consist of decideous trees and shrubs. The remainder of the site is grassed as seen from google map photo. The site could not be viewed due to snow cover.
