1 MUKWONAGO SCHOOL DISTRICT ARCHITECTURE PARK VIEW MIDDLE SCHOOL The original school building was dedicated in 1954 as the High School, with an addition in 1959, a library addition in 1970, and an addition/renovation in The 1993 addition demolished the 1970 library addition as part of the renovation. The building currently contains approximately 114,000 gross square feet on the first floor, with a partial basement area of nearly 5,900 gross square feet. The exterior walls of the 1954 and 1959 buildings are load bearing masonry walls, while the 1993 buildings are load bearing masonry cavity walls. There appears to be no air space or insulation between the brick and block of the 1950 s era buildings. The roof structure for all of the additions consists of steel joist, metal deck, and a built-up roofing system. 1. SITE Condition of Asphalt Parking 1.1 The asphalt parking lot is in good condition and should be patched, resealed, and restriped. Condition of Asphalt Playgrounds 1.2 Basketball courts are in poor condition and should be replaced. Adequate Parking / Observed Traffic Flow 1.3 Parking appears to be adequate. Athletic Field Conditions 1.4 The running track is in poor condition and needs to be repaired and resurfaced. Condition of Landscaping 1.5 Landscaping around the perimeter of the building is in poor condition. Landscaping at the edge of the parking lot is in poor condition, where most of the grass has eroded away. ADA Access 1.6 From parking lot to front door: An ADA accessible route and accessible parking stalls are provided at the front entrance. 1.7 From building to playground: ADA access to the playground is provided through several doors throughout the building. 2. BUILDING - ROOF Roof Type and 1959 Roof - Built-up roof system Roof Ballasted rubber membrane. Lifespan / Age / Condition 2.3 Most of the original roof remains from the 1954 building and 1959 addition. New roofs were added to the areas covering the 1993 addition/renovation, but no replacement of the existing roof was implemented. Many of the roofs are beyond or getting near the end of their lifespan and should be replaced. Roof flashing repairs are also required. Roof repair replacement budget should be included. The budget of $818,000 should be inflated at 5% per year for two years. PRA Project No Park View Middle School Page 1

2 MUKWONAGO SCHOOL DISTRICT ARCHITECTURE 3. BUILDING EXTERIOR Condition of Brick / Tuck Pointing 3.1 Many of the exterior walls have large cracks, or in some cases, missing bricks. Most of this occurs in the original 1954 and 1959 building. Several repairs have been made around the building, but many of the problems are still evident. Tuck pointing and brick repair is needed on approximately 40% of the building perimeter. Block backup needs repair where cracked. 3.2 Various stone accents and sills around the building are in need of cleaning. Condition of Windows / Insulated Glass / Operation 3.3 All of the windows around the building were replaced in the 1993 addition/renovation and are in fair condition. However, 80% of the spandrel glass used above the operable windows have become discolored and will need to be replaced. Condition of Trim Work (Metal Coping, Trim Accent Pieces, Etc.) 3.4 Much of the original metal coping and trims from the 1954 and 1959 building is in poor condition and should be replaced. Condition of Exterior Doors (Store Front, Steel Doors, Etc.) 3.5 Existing steel doors from the 1954 and 1959 building are worn and should be replaced. Threshold repair or replacement and weatherstripping around doors is required. Condition of Exposed Foundations, Cracks 3.6 No work needed. Condition of Drainage System (Gutters, Downspouts, Scuppers) 3.7 Most of the roof is drained by internal roof drains. Some existing scuppers and downspouts remain from the building from the 1954 and 1959 building. They are worn and should be replaced. Caulking 3.8 Caulking appears to be in fair condition, but should be checked for replacement. 4. BUILDING INTERIOR ADA Access / Entrance 4.1 Most of the doors were replaced in the 1993 addition/renovation to provide ADA access to the building. ADA Bathrooms 4.2 All of the public bathrooms were updated in the 1993 addition/renovation to provide ADA accessibility for users, but current standards have rendered them inaccessible. Address accessibility by widening doorways, replace partitions, replace/relocate fixtures and replace finishes. 4.3 The rest of the single, private bathrooms around the building are not ADA accessible. Interior Windows / Doors 4.5 Many of the doors were new, replaced, or redone in the 1993 addition/renovation and are in good condition. Provide security doors at science hallway as well as main office/guidance area for after hours security. Elevator 4.6 Lift to Band Room. Stairs 4.7 The stair to music area appears to be in fair condition, but metal railings/banister should be cleaned and repainted. Flooring / Carpet 4.8 The floor tile is in fair condition and approximately 20% should be replaced. These areas have tile cracking, lifting or discoloration. 4.9 The floor in both gyms is in good condition, but needs to be thoroughly cleaned and restriped The vinyl base throughout the building is in poor condition and should be replaced Several rooms in the southeast corner of the building are experiencing moisture problems in the floor. Several floors have been replaced due to this problem. Investigations will need to take place to determine the extents of this problem, which may include excavation of sub-grade soil. Ceilings 4.12 Most of the ceiling tiles were replaced in the 1993 addition/renovation and are in fair condition. General paint condition on walls 4.13 Painted walls around the building are in good condition The walls of Gym 85 should be painted to a height of seven feet (7'-0") as there are many scuffs and marks from gym use Paint all restrooms Paint locker room walls. Condition of woodwork / casework 4.17 Case work is in fair condition. Miscellaneous 4.18 A majority of the lockers in the halls and gym locker rooms are 1950 s vintage and should be replaced The bleachers in both gyms are worn and out-dated. Replace approximately 52- feet of bleachers in the Gym 85 and replace 1950 s era bleachers in Gym Soffits around the building are in poor condition and should be painted Install building security system Provide selective locker refinishing and repair in hallways and locker rooms Replace missing ceramic tiles in locker rooms. 4 PLUMBING PARK VIEW MIDDLE SCHOOL Sanitary Drainage System: Sanitary waste is extended from the building below ground to the City sanitary sewer system. Storm Drainage System: Storm water from roof areas is collected at interior roof drains, routed down to below grade and extended to the City storm sewer system. Domestic Water System: Domestic water is supplied to the building from a water service main, connected to the City water main in the street. Domestic water is routed throughout the building above the ceiling. No water softener is provided for the building s domestic water system except a small water softener and brine tank is provided to soften the hot water to the kitchen dishwasher. Domestic hot water is provided by two (2) gas-fired, sealed combustion, 100-gallon tank type water heaters. Plumbing Fixtures: Water Closets: Urinals: Lavatories: Sinks: Mop Basins: Water Coolers: Floor outlet and wall-hung, manual flush valve, water closets, vitreous china units. Stall floor outlet, vitreous china urinals, sensor operated flush valve. Wall-hung, vitreous china units with deck mounted metering mixing faucet and push button operator. Countertop, self-rimming, single and double compartment stainless steel sinks, deck-mounted gooseneck spout, mixing faucet with wrist handles. Floor set, floor outlet, 36 x 24 x 10 fiberglass mop basin with wallmounted faucet with vacuum breaker. Wall-hung, standard height water coolers. PRA Project No Park View Middle School Page 4

5 PLUMBING General Comments: 1.1 The two (2) existing gas-fired water heaters are new, just installed, including two (2) circulating pumps. Heaters and pumps should be replaced when failure occurs. Estimated Cost $ 8,000. per heater 1.2 The existing horizontal hot water storage tank should be drained and the inside inspected to determine its condition whenever the school schedule permits. Tank should be replaced when failure occurs. Estimated Cost $ 12, The entire building s water distribution system should be softened except for the exterior hose bibbs. New water softening equipment should be provided and additional hard water piping extended through the building all exterior hose bibb locations. Estimated Cost $ 15, The old and poor condition plumbing fixtures in toilet rooms and classrooms should be replaced with new water-saving-type fixtures and trim. Estimated Cost $ 1,200. per fixture 1.5 The domestic hot water piping in the building is starting to show its age. Pipe leaks have been increasing and repairs are more difficult to fix. The existing piping should be replaced with new type L copper pipe and fittings with new fiberglass pipe insulation. Estimated Cost $ 80,000. PRA Project No Park View Middle School Page 5

6 HVAC PARK VIEW MIDDLE SCHOOL Heating: The building is heated by two (2) gas-fired, forced draft, low pressure fire tube steam boilers and one (1) gas-fired, forced draft, cast iron boiler located in the basement. The two steam boilers were installed in the 1950 s and the cast iron boiler was installed in The mechanical systems, with the exception of the steam boiler system, were replaced as part of the 1993 remodeling project. A steam-to-water heat exchanger is installed in the boiler room to provide hot water for the heating system. A piping loop is routed above the ceiling and in tunnels of the building. The piping loop is connected to radiation, unit ventilators, air handling units and reheat coils throughout the building. The piping system is part a two (2) pipe heating/cooling system which supplies hot water during the heating season and cold water during the cooling season. Portions of the piping loop are provided with two-position isolation valves to prevent flow to heating-only equipment with the system in the cooling mode. Ventilating: The classrooms are ventilated by vertical unit ventilators installed at the exterior walls. The library and interior classrooms are ventilated by horizontal unit ventilators suspended above the ceilings with supply and return ductwork routed to ceiling outlets. Storage Room Constant Vol. w/reheat Coils Wood Shop Wood Shop Constant Vol. Single Zone Indoor fan coils suspended at or above the ceiling provide heating and ventilating for the Boys and Girls Locker Rooms and heating, ventilating and air conditioning for the corridors, Guidance Areas, Administration Offices and Health Room/Nurses Office. Economizer relief is provided by roof-mounted hoods located above the corridor ceiling and ducted to grilles in the corridor ceiling. Exhaust for toilet rooms, locker/shower rooms, kitchen hood, etc. is provided by roof-mounted exhaust fans. PRA Project No Park View Middle School Page 6

7 HVAC Air Conditioning: The building is air conditioned by a grade-mounted air cooled chiller. Chilled water piping is routed above the ceiling and connected to the two-pipe system which is each to unit ventilator, fan coil unit and air handling unit cooling coil. The chilled water system contains a glycol solution to eliminate the need to drain the chiller or cooling coils during the heating system. The Administration Office and Health/Nurses Office fan coil units are provided with direct expansion cooling coils with refrigerant piping routed to grade-mounted air cooled condensing units. Temperature Controls Automatic temperature controls for the HVAC systems in the building are pneumatic. An ATC air compressor and refrigerated air dryer are provided to supply compressed air to the system. HVAC Comments: 1.1 Remove steam boilers, heat exchanger and condensate return system and provide new high efficiency hot water boilers. Estimated Cost $210, Replace hot water circulating pumps. Estimated Cost $ 15, Replace unit ventilator outside air louvers with new and provide protection from playground damage. Estimated Cost $ 1,200. per louver 1.4 Replace pneumatic ATC system with DDC system compatible with other buildings. Estimated Cost $250,000. PRA Project No Park View Middle School Page 7

8 ELECTRICAL PARK VIEW MIDDLE SCHOOL ELECTRICAL SERVICE AND DISTRIBUTION The main electric service is 3000A, 120/208V 3-phase, 4-wire. The GE Spectra Series service entrance switchboard appears to have about half of its useful life remaining. The main service should be able to accommodate any lighting, bleacher, boiler and circulation pump, water heater, and elevator replacements that have been identified. 1.1 Minor power distribution modifications will be required for bleacher replacement. 1.2 Minor power distribution modifications will be required for (3) boiler and circulation pumps replacement. 1.3 Minor power distribution modifications will be required for (2) water heater replacement. 1.4 Minor power distribution modifications will be required for elevator replacement. SURGE SUPPRESSION The main service does have a TVSS unit to provide surge suppression. EMERGENCY GENERATOR AND TRANSFER SWITCH The emergency generator is a Kohler 135kW diesel set. It is located outside near the utility transformer with an above ground diesel storage tank. One 600A transfer switch that serves both the life-safety and non-life safety loads. This violates current Code, but this installation is grandfathered in so separating the loads is not required unless a new generator is installed. The generator and transfer switch both appear to have about half of their useful life remaining. They also appear to be in good operating condition. LIGHTING The majority of the lighting is T8 fluorescent. Typical classrooms have 2 x4 3-lamp acrylic lenses troffers on 8 x10 centers. 1.5 Corridors have 1 x4 2-lamp acrylic lenses troffers on 10 centers. Some corridors have 2-lamp 18 DTT compact fluorescent fixtures as well. Building staff indicated the desire to relight these corridors to provide better lighting. Exterior lighting is HPS. 9 ELECTRICAL FIRE ALARM The existing fire alarm system in this building is an addressable Simplex 4100 type which was recently installed and can be assumed to comply with the current Code. 1.6 The only work which may be required if a new elevator is installed, is minor modifications for elevator recall. CLOCK SYSTEM A new Primex wireless clock system was installed in No work required. INTERCOM SYSTEM There is a Simplex intercom system with speakers in corridors, classrooms, and offices. It appears to be in good operating condition. Building staff has requested that volume control be provided for the speakers. There are two options for providing volume control on the existing system. They are as follows: DATA DISTRIBUTION 1.7 Option A: Provide attenuator at punchdown blocks in intercom rack. This would allow a one-time volume control adjustment, not daily adjustments. Estimate includes 75 rooms. $4,000 Option B: Provide volume control at individual rooms. This would allow volume adjustment at any time. However, pulling new cable from each room requiring volume control would likely be necessary. Estimate includes 75 rooms. $8,000 The data distribution was completed in the late 1990 s as part of the TEACH telecommunication systems program. Cat 5 outlets are provided in each classroom. TELEPHONE DISTRIBUTION The telephone distribution was completed in the late 1990 s as part of the TEACH telecommunication systems program. Cat 5 phone outlets are provided in each classroom. TELEVISION DISTRIBUTION The television distribution was completed in the late 1990 s as part of the TEACH telecommunication systems program.
