Mechanical Summary: The building is heated by two gas fired hot water boilers which supply a hot water distribution system which includes finned tube radiation cabinets, convectors, unit heaters, reheat coils and one air handling unit heating coil located in AS2 only (see below). There are two air handling units in the building and both are mixed air systems; AS1 is the general supply unit for the school, and AS2 supplies the gymnasium. A steam boiler provides steam for humidification for the two air handling units, although the humidification systems are reportedly not used. Both of the mixed air ventilation systems have associated return air fans. The fresh air supplied to the building by the two air handling units is balanced by the exhaust air flow from the air handling units and from approximately ten sanitary and local exhaust fans. Building HVAC controls are pneumatic and the control air supply system includes two duplex air compressors mounted on a receiver tank and a refrigerated air dryer. There is a Building Management and Control System (BMCS) providing HVAC system control and monitoring functions (Andover model AC256M Plus). There are three sets of boy's and girl's washrooms in the building, one set on the east side of the gymnasium, and two sets at the northeast corner of the building. In addition, there are washrooms in the boy's and girl's locker rooms, two staff washrooms, a washroom in the infirmary, and a washroom in room 11 (ECS classroom). Typical plumbing fixtures in the boy's and girl's washrooms include floor mounted flush valve type toilets, counter mounted enameled steel and stainless steel lavatories, and wall mounted flush valve and tank type urinals. In the other washrooms, plumbing fixtures include floor mounted tank type toilets, and counter mounted and wall mounted lavatories. Other plumbing fixtures in the building include drinking fountains in the corridors, mop sinks, and general purpose stainless steel and enameled steel sinks. Fire protection for the building consists of cabinet mounted and wall mounted fire extinguishers. No major mechanical equipment or systems require immediate replacement or upgrading, other than the Andover building automation system which is obsolete (difficulties have been reported in obtaining replacement parts). Overall, the building mechanical equipment and systems are in acceptable (4) condition. Electrical Summary: Bishop Savaryn School is fed with an incoming 12/28V three phase, 4 wire system from an EPCOR padmounted transformer, located on the school grounds. The main switchboard is rated at 1A, 12/28V. There are individual motor starters for the major mechanical equipment. The wiring in the building is typically standard wiring in conduit and copper. The interior fluorescent lighting fixtures have T-12 lamps and magnetic ballasts. The exit lighting in the original building consists of units with incandescent lamps. The emergency lighting is fed from emergency lighting battery packs. The exterior lighting consists of some incandescent fixtures and wall mounted H.P.S. fixtures. The building is equipped with a Simplex 42 fire alarm system. Detection and end devices include, smoke and heat detectors, bells and pull stations. The various communications and security systems within the school include; a DSC Maxsys security system that monitors motion detectors, a Bogen P.A. system and a standard telephone system. System: System is obsolete and no longer manufactured or supported by the manufacturer. - Replace the incandescent interior and exterior lighting fixtures: Due to energy inefficiency and poor light output. - Replace the fire alarm system due to system becoming obsolete and parts becoming increasingly hard to obtain. Consideration should be given to upgrading the existing lighting with more energy efficient lighting. Overall the electrical components for Bishop Savaryn School are in acceptable condition.
