On entering the school, passing the administration area, the elementary is on the left (south) and junior and high to the right. The building is sprinklered throughout. There are no additions and no portables. The school accommodates Grades K-12, with a capacity of 39 students. The present enrollment, however, is 52 students, and in the past 3 or so years, several of the classrooms have been converted to video conference rooms for faculty utilization. Structural Summary: Standard, concrete frost wall, pad footings, and slab-on-grade. Second floor is cast-in-place concrete slabs supported by concrete block walls, concrete beams and columns. Typical construction is concrete block walls with steel joists and metal decking. Overall, the structure is in good condition. Envelope Summary: The roofs are mainly sloped standing seam metal on insulated "z" girts, with vapor barrier on gypsum board sheathing on metal deck. Flat roof areas have SBS roofing on rigid insulation on vapor barrier, on gypsum board sheathing on metal deck. The walls are typically, brick veneer, air space, rigid insulation on vapor barrier, on concrete block backup walls. Prefinished metal fascias. The window are sealed glazing in fixed and awning venting units in thermally broken aluminum frames. Exterior doors are aluminum and glass in aluminum frames and insulated steel, in steel frames. The SBS roofing has been reported to be leaking since it was originally installed and repairs have not solved the problem, and replacement is recommended. Also, brick control joints require re-caulking. Other than the items identified above, the envelope is in good condition. Interior Summary: Sheet vinyl flooring, with rubber base, in corridors, and some classrooms. Carpet in tiered, sunken seating areas, some classrooms, library, and offices. Porcelain tile floors in entry vestibules, washrooms, and change rooms. Hardwood flooring in the gymnasium and stage. Painted concrete in shop and service areas. Walls are painted concrete block with some gypsum board in administration areas, and feature brick in corridor under skylight area. Moveable walls and demountable partitions between some classrooms. Rolling grilles in main corridor allow isolation of gymnasium for single use. The gymnasium has concrete block and acoustic block walls. Ceramic wall tile in washrooms and change rooms. Ceilings are T-bar in corridors, classrooms and administration areas. Exposed, painted steel joists and metal deck in the gymnasium. The sheet vinyl flooring has bubbles in it and should be replaced with linoleum. Barrier-free access and washrooms are acceptable. The main problem with the interior is the vinyl flooring, which has separated from the slab at various locations. Overall, the interior is in good condition. Mechanical Summary: Generally, the mechanical equipment and systems in the building are original (installed in ) with minor replacements. There are a variety of sinks in the school all of which are stainless steel except the plastic floor mounted mop sinks. Flush tank water closets, manual flush wall hung urinals and stainless steel lavatories with mechanical metered faucets are installed in the washrooms. The domestic water heating plant consists of two tank type water heaters, one of which was replaced in 24. An inline bronze fitted pump circulates domestic hot water throughout the school. The plumbing piping systems are non-combustible with copper domestic lines, and copper and cast iron waste and storm lines above grade. Below grade piping storm and sanitary piping is PVC. The building is heated and cooled by 35 water source heat pumps connected to a 3% glycol heat pump loop. Two natural draft cast iron boilers with a combined capacity of 59 kw provide heat to the loop and an indoor evaporative Report run on: March 21, 213 9:46 AM Page 2 of 41

3 cooling tower with a capacity of 15kW rejects heat from the loop. Glycol is circulated through the school by primary / standby end suction pumps. A heat exchanger moves heat from the 3% glycol loop to a 5% glycol loop serving the air handler coils. High temperature fluid is circulated to the vestibule cabinet heaters directly from the heating boilers. The packaged water source heat pumps are concealed above the t-bar ceilings and connected to a ducted distribution system in each room. The heat pumps have a filter section, refrigerant coil, supply fan and compressor. The WSHP's are beginning to have compressor failures and unfortunately parts are no longer available, thus the WSHP's should be replaced throughout. However, prior to a mass replacement the energy costs of this system should be evaluated to determine if the system should be modified as the school operating costs are twice as much per unit area as the next school in the division. A low pressure, cast iron steam boiler coupled to a feed water softener and chemical injection system provides water to the steam humidification grid in the ventilation air handler. A coiled air handler with duct mounted steam humidification grid, supply fan, heating coil, and filter section provides tempered 1% outside air to each heat pump (the supply duct is terminated near each heat pump return opening). A separate coiled air handler with a supply fan, heating coil, filter section and mixing box provides heating and ventilation to the IA Shop. Spun aluminum roof exhausters remove air from washrooms and storage areas and four SISW centrifugal fans are coupled to a darkroom hood and welding fume arms. A bag type, circulating, dust collector is coupled to a saw dust extraction system serving the IA Shop. The duct system is low pressure (except for the dust collection system which is high pressure) and constructed from galvanized steel, some of the ductwork is acoustically lined. The control system is digital over pneumatic. The digital controllers control the heat pump loop temperature, outdoor air reset schedules and economizer functions, temperature and humidity sensors and occupancy switches. The pneumatic system is coupled to damper and valve actuators, air is provided by a duplex air compressor with refrigerated air dryer. The building has a wet pipe fire sprinkler system and well distributed dry type extinguishers. Overall, the mechanical systems are good. Electrical Summary: The building has a 8A, 12/24V single phase service. The main distribution panel has a main breaker, CT and feeder breaker section. Bolted branch breaker panelboards distributed and protect the loads throughout the school. Surge protection should be added to the power distribution system. A three section 6A, 12/24V, three phase MCC houses motor starters for the mechanical equipment. The starters have MCP's, contactors, overload relays, HOA switches and pilot lights. A 6hp phase converter is used to provide 3ph to the MCC. The branch wiring is in conduit and armoured cable. A 25kVA 12/24V diesel generator and automatic transfer switch provide power for emergency lighting. Lighting is generally provided using combinations of lay-in, surface mounted and suspended fluorescent fixtures. The fluorescent fixtures were upgraded in 2 with T8 lamps and electronic ballasts. There are some incandescent downlights and wall scones used in the public areas. The lighting is switched with line voltage switches in classrooms, occupancy switches in washrooms, and low voltage relays in the common areas. Exit signs should be replaced with LED exit signs. The building has a fire alarm system that monitors the fire sprinklers and pull stations. A multifunction telephone, public address and intercom system is used throughout the school with handsets and recessed speakers in all classrooms. A separate mixer / amplifier serves the gymnasium. Category 5 cable connects wireless LAN receivers to the school servers and internet. In general, the electrical is in good condition.
