The original school was built in with an area of 1,712.8m2. In 1955, a four classroom addition was added at the north end of the school with an area of 411.2m2. The original library was renovated in No Portables are located on site. The one storey school comprised of 18 classrooms, a gymnasium, a library, a special need room and music room. The 26 student enrollment is 91 children. Structural Summary: The original &1955 addition have cast-in-place concrete slabs-on-grade with conventional steel reinforcement. A partial basement is located below the original building for the boiler room. A crawl space was observed below the original building. The original & 1955 addition have concrete structural flat slab. The original and 1955 addition have load bearing concrete block & load bearing wood frame walls. The roof structure in the original &1955 addition have wood joists supported by wood framed walls observed in the attic space, Overall, where visible the structure of the building is in acceptable condition. Envelope Summary: The exterior cladding has a combination of brick and painted stucco on all of the exterior elevations. Original & 1955 Addition - The exterior window units are vinyl clad with a combination of an upper operable awning unit & fixed lower panel. The windows were replaced in 21. Original & 1955 Addition - A two-ply SBS assembly installed in The exterior entrance doors are painted wood doors set in painted wood frames. The doors appear to be original. Overall, the envelope of the building is in acceptable condition. Interior Summary: Sheet vinyl flooring is located in the majority of the classrooms and the corridors. VAT was observed in small storage rooms. The washrooms has a terrazzo floor finish. The library, music room and staff room have carpeting. The gymnasium and stage area has a hardwood floor finish. The majority of the utility areas and mechanical rooms in the basement have a paint finish on the concrete slab. The majority of the interior walls are painted plaster walls, gypsum board or masonry block walls. Painted wood paneling is located on a lower portion of the original gymnasium walls. Overall, the interior finishes are in acceptable condition. Mechanical Summary: Space heating for the building and the 1955 addition is provided by one gas-fired Standard Dominion steam fire tube boiler. Steam is supplied to the perimeter unit ventilators, air handling unit, unit heaters, forced flow heaters and baseboard heaters. New gas control valves were installed to serve the boilers in 22. Space heating in Gymnasium is provided by a constant air volume Air Handling Unit (AHU). This AHU equips with a steam heating coil. Ventilation for the building is provided by the fresh air inlets in unit ventilators. The fresh air will be mixed with the return air inside the unit ventilators and supplied to the spaces. The general exhaust fans and the washroom exhaust fans extract the excessive supply air from the classrooms and offices to outdoor. Ventilation for the Gymnasium is also provided by the unit ventilators. A roof mounted pressure relief vent to release excessive pressure in the Gymnasium. The pneumatic HVAC control system consists of air compressor, thermostats, control valves for unit ventilators and forced flow heaters. A Barbar Coleman Network Control system provides remote monitoring and controls of the heating system. The plumbing fixtures include stainless steel sinks, stainless steel lavatories, porcelain lavatory, flush valve floor mounted water closets, flush tank floor mounted water closets, flush tank floor mounted urinals, showers, janitor sinks, floor drains and wall mounted porcelain drinking fountains. Most of the plumbing fixtures are original. Overall the mechanical systems are in marginal condition. Electrical Summary: Coronation Elementary School is fed from an EPCOR pole mounted transformer. The main switchboard is rated at 4A, 12/24V, single phase. New branch circuit panelboards were installed in 1996 but some of the panels within the school appear to be from the original construction. There are individual motor starters for the major mechanical equipment. The wiring in the building is typically standard wiring in conduit.. The majority of the branch wiring (approx. 75%) appears to be from the original construction. The branch wiring from the 1996 panels is approximately 1 years old. The interior fluorescent lighting fixtures have T-12 lamps and magnetic ballasts. The exit lighting in the building consists of metal units that have been retrofitted with LED lamps. The emergency lighting consists of dual head battery operated units and remote lamps. The exterior lighting consists of wall mounted H.I.D fixtures, floodlights, and incandescent lights in the canopy. The building is equipped with a Simplex 21 fire alarm system. Cable TV and data systems are installed within the school. It is recommended, as routine maintenance, that a program for annual examination of major electrical components be instituted. Maintenance should include thermographic scans for hot spots and power shut down to allow examination of interior components for accumulated debris and signs of corrosion. 19 D Heating Boilers & Accessories: Steam** Edmonton - Coronation Elementary School (B381A) Heating boiler system consists of one gas-fired fire tube steam boiler, power burners, steam condensate return sump and pump. Boiler is Standard Boiler with 48.5 square meter heating surface. This boiler is the source to serve the space heating in the whole building. New gas control valve had been installed to each boiler in 22. The fire tubes have been replaced in 26. Steam pipe leak has caused shut down of the boiler in 26.
