A new Modus portable was added to the school in. The building is generally in acceptable condition. Structural Summary: The structure comprises wood floor joists on framed pony walls and concrete foundation walls, with wood frame construction to the walls and roof assemblies. The structure is generally in acceptable condition. Envelope Summary: The building envelope comprises a stucco and brick exterior, with a combination of SBS roofing and tar and gravel roofing. Entrance doors are glazed hollow metal insulated doors in steel frames. Windows were replaced as part of the 1988 modernization, with the exception of 3 wood windows on the south side of the 198 addition. With the exception of these windows, the envelope is in acceptable condition. Interior Summary: The interior finishes were upgraded as part of the 1988 modernization and are all in acceptable condition. Mechanical Summary: Addition was built in 1988 and remainder of school was modernized. Mechanical systems were upgraded during the modernization. Heating system consists of two natural draft steel tube boilers, two inline circulation pumps, distribution piping to heating elements. Ventilation provided via three (3) built up air system and low velocity ductwork distribution. Exhaust fans expel foul odors. Plumbing fixtures and brass are commercial quality. Fire protection consists of fire extinguishers protection wet sprinklers and skylights. Items found during review which should be addressed are: - Install backflow preventors to eliminate possible contamination of potable water supply. - Install air conditioning for relocated computer lab. - Install air conditioning for server room. - Install gas fired humidifiers. - Install make up air for kitchen. - Install make up air for Science Room. - Install exhaust for laminator. - Install exhaust for crawl space. - Install new domestic hot water heater. Mechanical systems and components are in good condition. Electrical Summary: The school has a 6 Amp, 12/28 Volt, 3 Phase, 4 Wire electrical service. The MDP can accept additional loads and breakers. Branch circuit panels are in good condition. The lighting system has been recently retrofitted and upgraded with T8, 32 watt lamps and electronic ballasts. Emergency lighting is provided by battery packs c/w remote and integral heads. The fire alarm system is a Simplex 41 FACP with horn/strobes and addressable devices. The sound & intercommunication system is a Rauland Tele-Centre 21 integrated with a Meridian telephone system. Data wiring is a Category 5/5E system.
