5 DESCRIPTION PHYSICAL LOCATION The project site is located at 20 and 150 Salem Turnpike along the Saugus River in Saugus, MA (see image previous page). The property is bound by the Saugus River to the north, land owned by Refuse Energy to the east, land owned by unknown entity to the south, and the Salem Turnpike (Route 107) to the west. The site is located on the east side of the Salem Turnpike at the intersection of Ballard Street. It should be noted that the entire site is within the Rumney Marshes Area of Critical Environmental Concern (ACEC), which includes the Saugus and Pines Rivers and the wetlands up to the 100 year flood elevation as delineated by the Federal Emergency Management Agency (FEMA) flood maps. PUBLIC TRANSPORTATION: The site has direct access to 5 different bus lines which connect directly to Wonderland Station and MBTA s Blue Line located 3.5 miles to the south. In addition to this connection, the Riverworks Commuter Rail Station (set to become public in 2019) is located 0.8 miles to the north and can be accessed by foot in less than 15 minutes. PROXIMITY TO POPULAR DESTINATIONS: The site is located within 4 miles of 3 major retail shopping centers including Walmart to the north east (1.8 miles), the Northgate Mall to the south west (3.2 miles) and Wonderland Marketplace to the south east (3.3 miles). Just past the Northgate Mall to the east there is convenient access to Route 1 and beyond. In addition to brick and mortar experiences, the expansive Rumney Marsh provides hiking trails and opportunities to interact with nature. Revere Beach is 4 miles to the south east and the popular Nahant Beach is 4.0 miles to the east. In addition to the existing destinations, the most accessible and exciting development of all is set to begin construction in Lynn Gear Works is a proposed 65.5-acre transit oriented development that will bring 1.5 million sf of new development within a 1 mile radius of The Channel. The Lynn Gear Works development is setting a new precedent for mixed-use development in this area and will assist in bringing The Channel to its full potential.

In 2014, the Town of Saugus approved the creation of Article 18: Waterfront Mixed Use Overlay District (see map). The new zoning overlay allows for the following uses (according.pdf located on the Town of Saugus website dated March 27, 2014). The WMUOD zoning bylaw is established to integrate a mix of land uses which will promote public access to the water and create more sustainable land uses. It encompasses: Existing industrial uses and new light industrial uses fostered by emerging technology. Innovative and sustainable building and site design. A variety and balance of commercial, retail and residential uses. A mix of water dependent, water related and non-water-related uses. Preservation and growth of the fishing industry and related uses Opportunities for affordable housing. Public access to the Saugus River, Pines River, waterfront and nearby estuaries and provide connections to recreational resources.
