There are 14 portable classrooms attached to the school, constructed in 1975, 1978, 1988, 1989 and The facility is generally in acceptable condition. Structural Summary: The school has concrete foundation alls and strip footings, with loadbearing concrete block walls supporting Glulam beams and steel roof decking, and steel beams and steel roof decking. The addition is on two floors with the second floor being concrete topping on stell floor deck supported by steel joists. There is a concrete slab-on-grade throughout. Generally the structure is in acceptable condition. Envelope Summary: The envelope is painted concrete block, facing block and an EIFS system. The roofing is 2 ply SBS roofing throughout. Windows are aluminum and exterior doors are insulated hollow metal in steel frames. The envelope is generally in acceptable condition. Interior Summary: The interior finishes typically comprise resilient flooring and carpet in selected areas; painted concrete block and gypsum board walls; T-bar ceilings; painted gypsum board ceilings in washrooms and storage rooms; wood flooring in the gym; ceramic wall and floor tile in the washrooms. The interior is generally in acceptable condition except for some carpet which is in need of replacement. Mechanical Summary: School constructed in with addition in. Heating and ventilation of original school consists of four (4) indoor built up multizone air systems. Low velocity underground and above ground supply air ductwork. Heating plant in addition consists of two hot water heating boilers, circulation pumps, distribution piping to terminal heating units. Ventilation provided by one (1) custom gas fired rooftop unit with above ground ductwork distribution. Exhaust fans expel foul odors. Plumbing fixtures and brass are commercial quality. Fire protection consists of fire extinguishers. Mechanical systems are in fair to good condition. Items found during review: - Install new ventilation and heating in original school. - Install humidification. - Install computer room air conditioning. Electrical Summary: This building is serviced from a utility owned 3KVA pad mount transformer with secondary's feeding an FPE 1amp MDP which also feeds branch cct. Panels and mechanical starters. Interior lighting has been upgraded to compact pl lamps, electronic ballasts and T-8 lamps, metal halide PS high bay fixtures controlled by line and low voltage switching, theater par style fixtures controlled by dimmer packs. Battery packs c/w integral and remote lamps, exit lights have been upgraded to LED style, exterior fixtures consist of incandescent canopy fixtures and HPS vandal proof wall packs controlled via time clock/photo cells. The fire alarm system is an Edwards 6632 system c/w manual pull stations,smoke/heat detectors, bell/strobes. A push button at the main entrance has been disconnected, the intrusion detection system is a DSC c/w motion detectors and a keypad.
