Masonry and steel additions were added in 197 (2.6 sq.m.) and 198 (81.1 sq.m.). Three wood framed portables are also attached to the school. Current capacity is students. School has had major modernization in 198. School is generally in good condition but needs upgrading to the building envelope as well as an interior modernization. Structural Summary: Foundation system is typically concrete spread footings and grade beams. Roof assembly of open web steel joist with timber decking bears on masonry walls. Structural systems are in good condition Envelope Summary: Exterior finishes include brick, concrete block, EIFS and metal siding. Curtain wall and aluminum windows throughout; some windows have been replaced but balance of windows and curtainwall should be replaced. Aluminum entrances and hollow metal doors are in good condition. Built up roof membrane roofing is generally acceptable but one roof area requires re-roofing. Permanent roof access has to be provided. Generally, building envelope is in good condition. Interior Summary: Partitions are a combination of concrete block, wood frame and metal stud with gypsum board. Ceiling finishes are typically acoustic tile and gypsum board. Wall finishes are ceramic tile or paint and in good condition. Floor finishes include vinyl tile, sheet vinyl, ceramic tile, hardwood gym flooring and carpet. Some carpet requires replacement. Solid core wood doors and hollow metal doors require some work including; replace damaged doors and upgrade door hardware to barrier free levers and introduce electromagnetic hold open devices at fire doors. Building interior is in good condition and barrier free access is generally good but does require minor modifications to washrooms. Mechanical Summary: The school has had two additions and 198 modernization. School is heated and ventilated by furnaces with underground and above ground supply air ductwork for new classroom areas of the school. Fire protection consists of ABC fire extinguishers installed on hooks. Items found during school review which should be addressed: - Aged plumbing fixtures and brass replaced. - Conduct study related to air quality at design conditions. - Relocate fresh air intakes from chimneys. - Replace existing exhaust fans. - Install janitor room exhaust. - Install BMCS to make use of current energy management technology. Mechanical systems are in fair condition. Electrical Summary: The main electrical power distribution system appears to be in good condition and is adequate for present and future loads. However, the existing underground single phase service and Bulldog (MDP) and most of the single phase branch circuit panels have no future expansion capacity and have reached the end of their rated life. Fire alarm system has reached its rated life and should be replaced. Existing lighting system, in the 1961 original building, needs upgrading. All remaining systems appear to be satisfactory.
