Two of the portables on the original school were relocated and incorporated into the floor plan. The building has a total floor area of approximately 7292 square metres. Structural Summary: The school foundations consist of a cast-in-place concrete foundation walls with strip footings. There are pad footings and stub columns under the steel frame. All portions of the school have load-bearing masonry block walls and reinforced cast-in-place concrete floors. The roof structural frame for all sections of the school is a metal deck supported by open web steel joists and steel wide flange beams. Envelope Summary: Exterior finishes include split faced concrete block and pre-finished vertical metal siding. The roof is pre-finished metal standing seam. Entrance doors are typically pre-finished metal set in painted metal frames. Exterior windows are fixed and operable aluminum windows with double glazing. Interior Summary: The majority of the school has vinyl tile flooring. Some classrooms, the teachers staff room and the library have carpet flooring. Mechanical spaces and storage rooms have painted/sealed concrete floors. The majority of the interior walls consist of painted masonry block and painted gypsum board and steel framed walls. The majority of the building has either a suspended acoustic panel ceiling system or fireproofed exposed roof structure. Mechanical Summary: The school is heated by two hot water boilers. There are three glycol/water air handling units serving the school. Two air handling units are used to ventilate and heat the school, one is used to ventilate and heat the gymnasium. Heating system for the school consist of perimeter radiant panels, re-heat coils and force flow heaters. Each classroom have control of the temperature with individual thermostats. Cooling is provided by two outdoor condensing units complete with refrigerant piping to AHU's DX coils. Domestic hot water is generated by one gas fired boiler complete with storage tank and pumps. Conventional plumbing fixtures throughout the facility. Fire protection is provided in the form of wet sprinkler system, fire extinguishers and fire department connections. Control system is a Johnson Controls digital programmable BMCS. Overall mechanical system is in acceptable condition. Electrical Summary: The building has a 12 Amp, 347/6 volt service fed from site pad mounted transformer; the main distribution consists with main electrical switchboard with 6V distribution section, a 15 KVA secondary transformer and 12/28V CDP. There are three 45 KVA transformer located at varies locations to feed 12/28V panels. Interior lighting is combined with fluorescent and metal halide light fixtures. Exterior lighting is provided by metal halide wall packs around the building. Emergency lighting in the building is provided by battery pack emergency lighting fixtures. Exit lighting in the building is provided by LED. The fire alarm, telephone and security systems meet current school facility requirements. D31.2 Gas Supply Systems* The natural gas piping feeds the heating and domestic hot water boilers, and furnaces in the relocatable classroom. D Heating Boilers and Accessories: H.W.** The school has two Raypak E-25 boilers with an input capacity of 659 kw. The boilers are complete with low water cut off, flow switch, hot water expansion tank and chemical feeder. The heating water/glycol mixture is circulated through air separator to primary circulation pumps. Two in-line pumps circulate glycol/water mixture to AHU's heating coils. BOE: 9m length. Concern: It was reported that when two boilers are operational a significant backdrafting occurs. Existing common breeching serving boilers appears to be undersized for the type of boilers installed and heating input of these units. Recommendation: It is recommended to replace boilers breeching and main stack with new adequate size vent. Repair 214 $1, Medium : Replace chimneys and combustion air duct. Pumps are manufactured by Armstrong and have capacities of 15.7 and 5.67 lps. Glycol heating distribution is through original insulated steel piping to heating coils, radiation panels, reheat coils and fan coil units in the building. 4 Replace hot water distribution system.
