1 The Old Reservoir, Fluder Hill, Kingskerswell, South Devon, TQ12 5JD Introduction Our self-catering house is a detached property originally a Victorian Reservoir supplying the village of Kingskerswell. Converted in approximately 2002 and subsequently extended in There is good access to the front and rear and sides of the property. Pre-Arrival We are with an agency For bookings please contact Blue Chip Holidays Tel: Fax: info@bluechipholidays.co.uk Arrival & Car Parking Facilities The property is accessed up a concrete private drive leading to a gravel lane with Devon Bank hedging on both sides. Luggage can be unloaded at the front door or the door at back of the house. There is a pull-in area for two cars at the front door for unloading. There is a large gravel car parking area and parking for 5+ cars at the rear Parking is one to two metres away from rear entrance across slightly uneven gravel drive. Main Entrance & Reception First Floor level The main entrance at the side has 4 steps. The door is 76cm wide. All corridors have oak coloured laminate flooring. The walls are all painted white. There are various pieces of wooden painted wall furniture. Painted wooden pine dresser. All doors are White Oak. Self-Catering Kitchen/Dining Room Kitchen accessed off main corridor Kitchen entrance.78 cm. Dining room accessed through kitchen. Ceiling down-lighting, over-cupboard lights, under-cupboard LED lights Wall mounted 42 TV with remote control Various paintings depicting Mediterranean countryside scenes and large vintage mirrored clock. An L Shaped room with kitchen immediately inside the door and dining room adjoining. Island worktop. Worktop is 240cm long and 125cm wide and contains electric induction hob 91cm high with integral sink opposite the induction hob. Island work surface made from Corian white composite material Electric cooker hood with four halogen lights and extractor fan. Height cm Various soft close cupboards and drawers under island work surface and all around the kitchen. Teignbridge Council are proud of their efforts with recycling and we support them fully. There are two recycle drawers for bottle/ tins, paper/card and one recycle cupboard for plastic trays.

Fridge at top, highest shelf in fridge 1700cm and lowest drawer in freezer.300cm Worktop height 91cm.White laminate work surface with inset white carbon sink 91cm high Under counter cupboards with freezer and wine cooler with storage for 16 bottles of wine Breakfast bar with two wood and steel bar stools. Height 92cm and under space of 87cm. Flooring is Oak coloured laminate flooring At least 1350cm free space between all cooking areas and worktops Evenly lit kitchen with spotlights above work surfaces where required Good contrast between floor, cupboards and other surfaces. Cupboard colour Midnight Dining Room Oak Table with legs on each corner, 65cm under space Table length 1600cm extending to 2000cm Matching Chairs are heavy but moveable: 6 chairs all with cream padded seats/backs and no arms, 2 brown leather matching chairs. The area space is 9m x 3.5 Balcony is enclosed by an L shaped glass and stainless steel balustrade measuring 4.5 x 3.7m and 1.2cm high. The rest of the wall is of brick construction and there is a wooden gate 72cm accessing the side of the house leading to a path to the garden. There is a large mosaic/metal table and four metal/mosaic chairs Lounge Accessed by double Oak and glass doors from the corridor 1350cm Flooring is short pile silver grey carpet Furniture is very heavy but moveable Three large Chenille Duck Egg Blue Sofas with arms with additional cushions provided Large oak coffee table, painted pine TV unit, wine cabinet and occasional tables 50 Digital TV provided with remote control (also available is DVD) Walls are painted white with various paintings depicting seaside scenes Feature brick fireplace with Cast Iron log burner with two opening doors Spot lighting in ceiling, picture wall lights and various table lamps (wired in) Large picture window with double French doors opening onto the rear balcony ( cm s) Outside area is covered in cream coloured paving. Outside lighting. The area space is 9m x 3m Balcony is enclosed by brick structure wall, with a glass and stainless steel balustrade panel measuring 5.7m long and is 1.2cm high.

Various outdoor chairs and glass/steel table. Six steps up to lawn area to the side of the conservatory, with wild Devon Bank hedge Ordinance Survey Trig Point with pergola over. Three steps up to Conservatory entrance. Double doors measuring.780 cm. Nine concrete steps down to patio area outside the two rear King size en-suite bedrooms. Small fishpond with fountain. Small wooden deck area 2 meters square with small metal/mosaic table and two metal/mosaic chairs Lawn leading down to wooden decking and wooden bridge over two small fish ponds measuring 8m x 6m and 7m x 5m. Half an acre with flat area of garden laid to lawn with bird bath in centre and natural Devon bank to the sides. Additional Information The house is serviced by a sceptic tank and macerating toilets to the lower ground en-suites. Clients need to be aware that only gentle chemicals and normal waste products can safely be used in these toilets to avoid blockages. Nappies and sanitary towels must not be disposed of within the waste disposal system, but placed in bins provided and disposed of by guests during their stay. The whole house is non-smoking and smoking is only allowed in the grounds as long as the cigarette ends are removed completely and disposed of safely only into the external bins Information folder is available with various manuals for appliances. Good mobile phone reception Wi-Fi available on top floor of the house Some board games are supplied for guests Guests are requested not to use the bathroom towels for the pool or to take them to the beach. We expect guests to bring their own beach/pool towels with them. The Reservoir has a specially designed Fibreglass roof which is subject to changes in atmospheric pressure resulting in expansion and retraction noises from the roof as temperatures rise and fall.
