This is partially surrounded by a stone wall, is laid to lawn with flowerbeds containing daffodils, roses and other seasonals and shrubs. The sense of tranquillity in the garden is enhanced by the sound of the river flowing through the field beyond. 8 Beyond the house, there is a vegetable garden and a small orchard of fruit trees and a polytunnel. The grazing land has been split into 5 paddocks, ideal for equestrian use or for pedigree stock. There is ample sporting potential with about 1.2km of trout fishing on the Leader Water. The fishing on the river has been let to a local angling club and impressive grayling have been caught here. The current owners have created an attractive pond ideal for duck flighting and there is potential for rough shooting and roe deer stalking. To the side of the house, there is a large, single garage. Beyond the house towards the paddocks, there is the old mill. This is of stone construction and provides storage on two floors. Location Bridgehaugh Mill lies equidistant between Earlston and Lauder, which have a range of local services for every day requirements. The towns of Melrose and Galashiels have a wider range of shopping, professional services and leisure facilities. For schooling, there is a primary and secondary in Earlston. The well regarded St Mary s preparatory school is in Melrose, with several private schools to choose from in Edinburgh. The A68 provides swift road links both north and south. The train station at Tweedbank (11 miles) has regular services to Edinburgh and Edinburgh Airport (38 miles) has flights to many UK, European and international destinations. The Scottish Borders are well known for the quality of their field sports, which can be rented locally with some of the world s best salmon fishing on the River Tweed, as well as a number of first class grouse moors in the Lammermuirs and Cheviots. For the golfing enthusiast, there are many local courses in the area and the championship course of Roxburghe at Kelso is within striking distance. There is an extensive network of local walkways in the surrounding countryside with more arduous walking, including the famous Southern Upland Way, available in the nearby Lammermuir Hills. The area is also well-known for its cycling routes, with many events taking place throughout the year. An unique aspect in the Scottish Borders calendar are the common ridings, where towns host annual gatherings on horseback for a cross-country ride together with a festival of celebration.
