7 Location Appletree House stands on the edge of the north west Norfolk village of Brancaster overlooking the saltmarshes and creeks. There are sensational views out to the Royal West Norfolk Golf Club and National Trust Reserve of Scolt Head which is renowned for its wildlife including Marsh Harriers, Avocets, Oyster Catchers and Terns. Brancaster is famous for its Mussels, fantastic sandy beach which stretches for miles backed by gentle sand dunes and the renowned golf course which is one of the most famous true Links courses in the United Kingdom. The village has the excellent Ship public house re-opened in May 2010 under Chris Couborough, the Flying Kiwi Master Chef to great reviews. There are also a wide variety of excellent local shops and public houses within the neighbouring villages of Brancaster Staithe and Burnham Market. From the garden there is direct access to the National Heritage Coastal Walk and out to the sandy beaches and dunes beyond and to leisure pursuits including sailing, kiting, sea kayaking and other water sports. 10 The Property It is only the third time in living memory that Appletree House has come to the open market. Appletree House and its gardens were built in the 1920 s by Colonel Jack Lesley and his wife Margot. The house has had many makeovers but the garden is still largely as the Lesley s created it, in the Italiante style, with many rooms, walls and hedges. David Rocksavage, the Marquis of Cholmondeley, spent many holidays here with his grandparents and it was his love of Appletree in Brancaster that inspired him to write and direct the film Shadows in the Sun which starred Jean Simmons and James Wilby. An impressive hall with oak flooring leads to the principal reception rooms which are exceptionally well presented with magnificent views over the saltmarshes. The drawing room is beautifully proportioned with a fine open fire place with marble surround, window seats and full length double doors opening out onto the formal Italiante gardens. The kitchen/breakfast room has a bay window seat with spectacular views and includes a dining/eating area and is well fitted with built in four oven Aga with matching module with two ring gas/electric hob, matching base units, recessed lighting and beautiful antique French oak flooring. The bedroom accommodation is on two floors with an exceptionally well finished, large master bedroom suite with access to a balcony and views over the saltmarshes. There is a second principal room with en-suite bathroom and private access to the balcony and fine panoramic views. On the second floor is a further bedroom and separate bathroom with its own magnificent sea views and separate attic storage space. A particular feature of the property is the colonial style Dutch barn with weathervane and clock which is connected to the main house via a pitched roof arcaded walkway and provides a wonderful entertaining and dining room together with Minstrel s Gallery and adjoining Turret with Lover s Seat. 18 The Gardens Described as a Riviera garden in Norfolk by A J Hucksley in the Country Life April 1961, the magnificent gardens to the property are predominantly on the south facing side of the house, screened from the sea, and are landscaped and planned to provide a series of self-contained units. A flagged path leads from the gate to the door of the house and into the first formal garden which includes a clipped hedge of mixed privet and beech with a wide brick path with lavender borders. There is a sunken garden with long formal pool with a Lutyens designed wooden seat at the end which was the first part of the garden made in The garden is bordered by a wide variety of Musk Roses, flower and shrub borders and steps lead up to a centre lawned garden with flower and rose borders, formal hedging and onto a walk of pleached limes. All this can be seen from the Juliet balcony on the barn. Beyond the limes is an orchard area, further soft and hardwood trees including weeping mulberries and beyond to the greenhouses, nursery beds and vegetable plots. There are further flower and shrub borders and lawned gardens surrounding the heated swimming pool and pool house which has an oil fired boiler and separate cloakroom/shower and kitchen. Within the private landscaped grounds is an Astroturf tennis court and extensive garaging and storage. On the many walls of the property are a variety of climbing shrubs and flowers including Wisteria, Clematis and there are roses on walls or over arches and trellis work. The gardens are famous for flowers throughout the year. The Cottages Both Appletree Cottage and Gardener s Cottage provide two bedroom accommodation. The former can be accessed from the main house.
