The main garden lies to one side of the cottage. It is a long garden and is bounded on one side by the lane. To the rear, there is open farmland. The garden is laid mainly to grass, although there are a number of mature trees and shrubs dotted along it length. At the far end of the garden, furthest from the cottage there is a small wildlife pond and also an electricity supply. The garden stretches for some 75m away from the cottage. There is plenty of space to develop the garden as required. There is more than enough room to put in a poly-tunnel and build some raised beds, have a wildlife area and keep chickens etc. etc. There is definitely plenty to keep the green fingered interested.
4 Services Mains electricity, mains water EPC Rating:44 Tenure We are informed that the tenure is Freehold Council Tax Band Not Specified Directions From Newcastle Emlyn take the B4333 up past the windmills, towards Carmarthen. At Maudland House, fork right on to the B4299, signed for Trelech. Go along this road for about 3 miles, passing straight through Bryniwan and take the left hand turning immediately before a petrol filling station, signed for Trelech (this is still the B4299). At the bottom of the village in Trelech, the main road bends sharply to the left, but take the turning on the bend that goes straight on. Follow this road for approx.1.5 miles and the cottage is located on the left hand side. It is easily identified by the cartwheel to the front.
