4 4 LOCATION Haddon Way is an extremely popular road in this very desirable residential coastal area of Carlyon Bay, situated one road back from the seafront yet within an easy walk of local beaches, the South West Coastal Footpath and a stunning coastal 18-hole golf course. A short cut footpath opposite the property connects to the picturesque port of Charlestown with its eclectic mix of inns, shops, wine bars and associated shops together with two small beaches and an attractive harbour which is home to several tall ships. Both the ships and the harbour are often used as a location for films, adverts and TV series, recently having featured in the new Poldark series. In the opposite direction is Carlyon Bay Beach which is due for a substantial redevelopment and will provide a variety of restaurants, shops and seafronting apartments in front of which is a very long sandy beach open to the public. The coastal 18-hole golf course and club house at Carlyon Bay provides meals and a bar for members and the coastal walks via the South West Coastal Footpath extend beyond Charlestown and Carlyon Bay in both directions connecting to further beautiful sandy beaches and rugged cliff tops. To the east following the coast are further beaches at Par and around the Gribbin headland is the picturesque port of Fowey with its deep natural harbour, excellent sailing facilities and picturesque streets of shops. On the headland is a west facing beach at Polkerris featuring a restaurant and local inn. To the west are two further beaches at Pentewan and Porthpean both of which also have active sailing clubs. The nearest town is St Austell which provides a wide array of leisure, commercial and retail facilities, out of town trading estates and supermarkets, a variety of sports clubs and a main line station that provides a direct link to London Paddington with approximate travel time of 4½ hours. The road network from St Austell, connects to both

5 5 the A38 and A30 leading on to the Devon cities of Plymouth and Exeter. Newquay Airport to the north west is a short drive away and provides daily shuttle flights to an increasing number of UK and European destinations.
