DESCRIPTION Caunce Head is an extremely attractive detached period house believed to have been a Mine Captain s house with the oldest part thought to be between 400 and 500 years old. The house and much of the walls around its fantastic garden are in a very dark stone which is unique to this area and the house itself has a most attractive nature with protruding granite window sills and huge granite window lintels to the ground floor. It is thought that it was extended to the rear in the 1930 s with a large two storey wing that provides significant

3 3 additional accommodation. In addition, there is a modern double glazed porch and large dining conservatory to the side so that the house now provides extensive accommodation. During our client s ownership they have carried out a comprehensive array of works including re-roofing with new insulation, replumbing, a new kitchen and bathrooms, all to a very high specification. A new porch has been added to the front which is large enough to sit in and enjoy the formal front garden whilst the large double glazed conservatory overlooks over parts of the garden. The windows are double glazed sashes throughout (unless otherwise stated) but this does not mean that any of the character has been lost from the building. The main sitting room spans what would have probably been a hall and two rooms in the past and it has a huge inglenook fireplace to one end and one of two staircases to the first floor. A partly painted and partly exposed solid wood kitchen under interesting granite worktops has an Aga and is open-plan to the dining conservatory and there is also a utility room which doubles up as a rear entrance in from the drive. In the wing to the rear is a wc, further glazed entrance area, an additional staircase and a pair of rooms which have been opened up to be as one with a central fireplace and

4 4 woodburning stove between them. These have previously been a bedroom and bathroom but are now used as a home office and reading room. The first floor is no less interesting or well considered and here one will find three double bedrooms all with en-suite facilities. What is currently used as a master bedroom has a view over countryside to the sea at Mounts Bay and in its en-suite bath/shower room is a slipper bath positioned to take in the views as well. Adjacent to this is a dressing room with bespoke solid wood wardrobes. The other two bedrooms have their own individual feels, with one being in the oldest part of the house and having a canopied ceiling as well as interesting wall angles and the other was previously an artist s studio with a vaulted ceiling and a section of roof windows. It is reputed that this room was the studio for a Hungarian artist, a member of the Bloomsbury Group, who was placed under house arrest during the Second World War due to fears he may be a spy! The gardens surrounding the house are to the same standard and are loosely divided into rooms with the dark stone walls dividing them. To the side of a generous driveway is a more open lawn with young apple trees whilst across the front of the house are two lawns bounded by a kaleidoscope of differing plants. To the rear is a courtyard garden with rose beds on the walkway to it and there is also a further large area of garden with an open lawn running up to a pond with a terrace raised above it allowing an outlook down over the garden as well as over fields to the sea. This section of garden has its own driveway, a summerhouse, workshop and the original pump house for the well which fed the property but is now just used for the gardens as mains water has been installed. The high walls between the house and this garden also create a walkway for a public footpath which leads over the countryside to Mullion Cove and then on towards Mullion itself. The South West Coast Path can also be approached by other footpaths leading away from the lane.

5 5 LOCATION Caunce Head means head of the path in Cornish and this is fitting as it stands just above a path which descends down to the South West Coast Path and the cliffs beside Mullion Cove. Mullion s National Trust owned harbour was completed in 1895 and financed by Lord Robartes of Lanhydrock as recompense to the fisherman for several disastrous pilchard seasons. The harbour walls protect from the southerly winter gales and the old pilchard cellar and net store are preserved. The area has a history of smuggling and in 1801 the King s Pardon was offered to any smuggler giving information on the Mullion Musket Men involved in a gun fight with the crew of HM Hecate. Much of the surrounding coastline is owned by the National Trust with wonderful walks over the headlands to nearby Polurrian and Poldu Coves, where there is an excellent golf course. Lizard Point, the most southerly mainland point in Britain is a few miles away and it is just a short drive to the eastern side of the Lizard Peninsula to access the wonderful safe sailing waters of the Helford River where large yachts can be kept. Helford village has an active sailing club and thatched waterside inn and there are many other historic inns in the surrounding countryside. About a mile away is Mullion itself which has a wide array of shops, restaurants, services and schooling. About 10 minutes drive to the north is the larger market town of Helston set around historic leat lined streets and here there is a full range of professional services, commercial facilities, schooling to college level, a sports centre and out of town superstores.

6 6 There are various easily accessed train stations on the Penzance to London Paddington line and the A30 Expressway which runs throughout Cornwall gives mostly dual carriageway access to the motorway network at Exeter. THE ACCOMMODATION COMPRISES (all floor plans and dimensions are approximate) Although commonly approached through either the conservatory or utility/boot room a more formal entrance lies to the front either approached over a path from the driveway or a lovely re-laid path from the front gate. The garden immediately surrounding the house is laid out in four areas with each of the two at the front and one to the side being lawns bounded by the same thick dark stone walling topped with interesting plants. The side garden has three young apple trees, two more mature apples and beds around the edges stocked with interesting species including rhododendrons.

12 12 Immediately outside of the conservatory is a very secluded shaped lawn with even deeper surrounding beds stocked with hydrangeas, tree ferns, a young banana tree, hebe, red robin, rosemary and many other interesting species. A stone archway and matching dark stone path then opens from here across the front of the house leading to the porch and the formal front lawn which is walled on both sides with the lawn being divided by a brick and stone laid path leading to the front gate with lavenders to either side. Once again the side borders are filled with specimens which here include gunnera, agapanthus and camellia amongst many others. The conservatory also overlooks the rear section of the property where the gravel from the driveway continues forming an area between the conservatory and the utility room leading along to the sunken rear courtyard. The whole way along the rear boundary is a high stone wall dividing it from the neighbouring field with lower walled beds in front including a rose bed set between two granite topped obelisks which are believed to have been constructed by a former Bloomsbury Group artist who lived at the house. The sunken courtyard is incredibly sheltered and picks up the first of the morning sun around until into the early part of the afternoon. A pedestrian gate from here gives access around

13 13 the rear of the house for maintenance and also provides a link to the adjacent footpath and the pond garden. Only separated from the house by the width of a footpath which runs between the high stone walls at the side of the front garden and its own stone walls, is a further good sized and picturesque area of garden with a large pond. This section of garden can either be entered via a pedestrian gate to the side or via a pair of double gates off the lane which open onto a flint chipped driveway providing plentiful additional parking or space for boats and caravans etc. The majority of this garden is a level lawn edged with wooden sleepers retaining flint chippings to the other side. The lawn runs up to a large pond edged with similar stone to that found throughout the rest of the grounds and has a waterfall feature to one side whilst there is also a further rivulet feature as well. Above the pond is a raised paved patio which connects this garden with the surrounding fields and also provides a glimpse of the sea beyond the countryside. To one side of the lawn is a greenhouse and there is also an attractive light blue painted summerhouse, a timber workshop and a slate roofed pump room. SUMMERHOUSE 11 6 x 9 4.
