The area is wonderfully accessible with excellent road links nearby and Braintree train station just a short drive away from where services run into the City in around an hour. Witham mainline railway station is located approximately 15 miles away with a journey time into London Liverpool Street of 45 minutes.

6 Family Values The current owners have thoroughly enjoyed bringing up their children here and tell us what a wonderful home it has been. The children have had a fantastic time here with the gardens and outdoor pool to enjoy over the summers, plus the stabling and paddocks for their two ponies. The house also lends itself to raising a family as there are open plan areas such as the family room leading to a magnificent garden room, a generous farmhouse kitchen and for more formal occasions a stunning double aspect sitting room and a formal dining room. On the first floor, two of the four double bedrooms have en-suite facilities and there is also a large family bathroom. The property has been immaculately maintained both inside and out and the older part of the house, dating from the mid-1500s, has characterful beams and brick chimney breasts housing log-burners to huddle around after a busy winter s afternoon tending to the ponies.

9 Stylish Entertaining Rounding the corner on a quiet country lane there is an archway cut into a full height hedge where wooden electric gates open to reveal a large expanse of gravel with ample parking for over a dozen cars and a generous double garage. The house sits behind raised beds filled with herbs and climbing roses and wisterias trail along the front of the house. The join between the original part of the house and the later extensions is seamless with pretty dormer windows and pitched rooflines maintaining the cottage feel. An open porch leads to a magnificent oak panelled reception hall, with a solid wood flooring where light streams in from a window in the galleried landing above. The ground floor is perfectly laid out for a growing family with the more formal areas to the left and the informal family areas to the right. We keep the drawing room for grown-ups only as it is lovely to have a more formal and luxuriously furnished room to entertain friends. This double aspect room has a large bay window which allows light to flood in and an opulent marble fireplace creates a wonderful focal point. The formal dining room next door can seat over a dozen guests and a welcoming fire can be lit in a log-burner housed within the original brick chimney breast. Family Friendly To the right of the reception hall you will find the family room with a gorgeous beamed ceiling and brick fireplace where relaxed seating allows the whole family to unwind. There is a large opening through to the garden room where glorious views of the garden can be enjoyed. The family spends a lot of time in the garden room as it is a wonderful place to admire the garden all year round and the roof blinds can be closed to prevent it getting too hot on sunny days. The farmhouse kitchen impresses with its bespoke wooden fitted cupboards, Corian work-surfaces and oil-fired Aga positioned within an inglenook fireplace with bressumer beam above. A useful utility room offers extra storage and houses the laundry facilities and a ground floor shower room, which is in constant use when the pool is active, doubles up as a steam room. On the first floor a spacious central landing leads to four beautifully proportioned double bedrooms, two of which have en-suites and also a family bathroom. The master en-suite is especially sunny in the mornings and I often treat myself to a morning soak in the roll-top bath at the weekend.

Glorious Grounds The 1.7 acres of grounds have been beautifully laid out to create several distinct areas to enjoy. There is a large lawn with a well-stocked orchard at one end. Behind the walled garden is a box hedge knot garden filled with a plethora of pink and white roses. The back garden is more dedicated to family fun with a lawn, summer house, pool deck and sunny terrace. The pool is in a really excellent location as we can keep an eye on the children from the kitchen. There are two paddocks for the ponies and a field shelter, hay store and tack room and two-bay stable block and a huge network of bridleways nearby mean there is excellent hacking right on your doorstep. In the mornings, before jumping in the car to go to work I usually take a stroll through the gardens to set me up in the right mood for the day. The village centre is just a stone s throw away and there you will find a huge selection of shops and amenities. For travelling further afield there are excellent road and rail links, with Stanstead Airport just half an hour away by car and a journey time of just one hour from Braintree train station into central London.
