The kitchen is the real hub of the home, the drawing room is a very tranquil space and lovely for entertaining and I know that my husband absolutely loves his office, which takes in a gorgeous view of the garden. So you see, I d be hard pressed to choose.

A door leading out onto the sun terrace and with exposed beams and two wooden cottage style doors one leading through to the STUDY, with fitted shelves, picture window overlooking rear garden and views this would also make a lovely play room. 10 Seller Insight Tucked away on a quiet lane in the delightful rural hamlet of Marchamley is Bay Tree Cottage, a picture-perfect family home that was originally built in The house began life as three farmworkers cottages that were combined to form one dwelling and then added to in later years, says Kate, but it s almost impossible to tell old from new. My husband bought the property in 1998 and I ve lived here for sixteen years, and I have to say I love absolutely everything about it. The house is deceptively large, almost Tardis-like, and the layout works incredibly well. Some cottages can feel rather dark and oppressive, but this one is bright and comfortable throughout. We have a huge kitchen/breakfast room something I m hoping to have again in our new home a lovely big dining room, and from there double doors lead into the main drawing room, which features a gorgeous inglenook fireplace and a large picture window affording stunning views over North Shropshire right to Bickerton and Peckforton on the horizon about 20 miles! The morning room is another lovely big space with a wood-burning stove set in an attractive fireplace, and a large window overlooking the garden, and all of the bedrooms are generously proportioned, so we have all the space we could possibly have wanted. Over time we ve done work to enhance the property further and generally kept it all in really good order, so it s ready for the new owners to move in and enjoy. The house sits on a very quiet lane and we have a small garden to the front that frames the house beautifully, continues Kate. The rest of the garden lies to the back, and it s a lovely big open space that overlooks the fields beyond. It s north facing, but it s always bathed in sunshine, so it s a feature of the property that we ve fully enjoyed over the years. We have a swimming pool that was decked over when our grandson was very small, but it could easily be reinstated, we also have a cabin, which is a new addition. It s double glazed and can be heated, it s in range of the house wifi, and in it we have a small sofa as well as my treadmill. It s a great space that could be used as anything; my grandson often has sleepovers in it. This house has so many lovely rooms; each has its own character and charm, says Kate. We have number of well-served towns within easy reach, there are some great schools in the local area and we re surrounded by all of this glorious countryside, so it s an absolute walker s paradise. We have a very large driveway and a very attractive thatched garage, so parking is definitely not an issue, even when we have friends and family over, says Kate. This space flows through to the well-proportioned ENSUITE finished to a good standard, with marble tiling to floor and walls, white suite, wc, hand basin set into wooden vanity cupboard, frosted window overlooking side garden, heated towel rail and bath with attached shower. These three areas blend together making a very elegant master suite. 19 Outside Pretty cottage style garden to the front, with the big Bay Tree in the middle has a box hedge wrapped with Holly on the roadside leading to access via two little picket gates and paved pathway to the main entrance. The rest of the garden is laid to lawn, including a pretty wild flower area to the side. Shingled driveway with parking for at least six cars, access via double wood gate. The quirky thatched DETACHED DOUBLE GARAGE has recently been used as an office for up to 4 people but would lend itself to multiple uses. The generous sized back garden is mainly laid to lawn, with mature hedging and shrub borders, a lovely decking area, underneath which is an unused swimming pool, which could be reinstated.
