4 Seller Insight My mother-in-law had owned the property for twenty-two years before my husband and I inherited it in 2001, says Christina, and our intention was to do it up and then sell it on. However, because it s such a lovely house in a really beautiful position, we couldn t bring ourselves to let it go and so we decided to make it our home. From the outside the property looks rather quaint, however inside each of the rooms are generously proportioned and the ceilings are high, so there s a wonderful feeling of space throughout. We ve updated the décor over the years, but we ve also retained all of the lovely features, so the house has real character and charm. There are lovely old beams in a number of rooms and in the main living room there s an extremely attractive York stone fireplace, which creates a really cosy atmosphere. In short it has all the character of a typical country cottage but without the modest proportions. The grounds extends to just under an acre and incorporate a substantial area for parking and a good size lawn, continues Christina. And because the plot is so generous, during her time here, my mother in law had a large chalet built. She used to rent it out, but since we ve had it renovated it s generated a good little income as a holiday let. It has an en-suite bedroom, a good size kitchen/diner and a living room with patio doors that open onto a nice little terrace. I particularly love the master bedroom, mainly because of the view, says Christina. It overlooks the lush greenery of the garden and the trees across the way. It s a lovely view to wake up to. It s the peaceful nature of the immediate surroundings combined with the sheer convenience that I think makes the location so special, says Christina. Shottery is a lovely little village and the town centre is within walking distance. It s also a lovely place to bring up a family, as the selection of schools in the local area is excellent. The garden is so big that I ve recently gained planning permission to build a four-bedroom house on a section that at one time was an orchard, says Christine. It s certainly an exciting opportunity for prospective buyers. I ve decided that the time is right to downsize, says Christina, but I ll be sad to leave Rith Cottage. 13 Outside The outside of the property comprises of a private driveway with electric gates, a lovely lawned garden area that extends to just under an acre. The grounds incorporate a substantial area for parking with a double garage with office suite upstairs. Annexe/Chalet The current owner of the house has previously used this chalet as a holiday let which provided a handsome rental income. Set on one level there is a large lounge area, kitchen, bedroom and bathroom. Outside of the property there is a lovely seating area looking over the grounds.

16 LOCATION Shottery is a small sought-after village within walking distance of Stratford upon Avon the world-famous town in Warwickshire. Shottery was the childhood home of Anne Hathaway, William Shakespeare s wife and is the location of Anne Hathaway s cottage the very popular tourist destination. The village boasts excellent schools including Shottery Girls Grammar school and Shottery St Andrews primary school. There is also a village pub, The Bell Inn which is very popular with local residents. The local park, Shottery fields, contains two football pitches and a children s play area. The fields also lead to a footpath to Stratford upon Avon town centre. The village has close links to Stratford upon Avon train station which offer direct services to London, Birmingham, Warwick, Warwick Parkway and Leamington Spa. There is also a coach station close by. The central position makes it an ideal location for commuting with easy access to the Fosse way, M40, M42, M1 and M6. Leamington Spa is approximately just fourteen miles away and Birmingham International Airport is approximately 25 miles away. The county of Warwickshire has no cities as both Coventry and Birmingham were incorporated into the West Midlands County in 1974 and are now metropolitan authorities. Warwickshire hosts several key towns including Stratford upon Avon, Warwick, Leamington Spa, Kenilworth, Henley-in- Arden and Rugby. The northern tip of the county is only 3 miles from the Derbyshire border. An average-sized English county, Warwickshire covers an area of almost 2,000 km2 and runs some 60 miles north to south. It extends as far north as Shrewsbury in Shropshire and as far south as Banbury in north Oxfordshire.
