6 Accommodation summary Ground Floor The hallway has been tiled throughout and has various rooms leading off to both ends of the property including the main sitting room which has a log burner and space for a dining table. The large kitchen has been fully modernised and has an extensive range of units with an island and breakfast bar in the centre of the room. There is an integrated dishwasher and microwave and there is also space for a range cooker. A study area and second sitting room are also located on the ground floor together with four double bedrooms, all of which enjoy different views of the garden.

9 Seller Insight When the present owners, Ron and Sue, discovered the bungalow, it was in need of some refurbishment. This presented them with a welcome project and they worked with great care and attention to detail, creating a modern and restful home. The superb location, with panoramic views across the rolling countryside, to the Malvern Hills, gives St Margaret s a definite wow factor. Ron explains that they live in a tranquil oasis, where the world feels miles away. However they are in no way isolated, as they can walk the dog into pretty Besford village, and are less than two miles from picturesque, market town of Pershore Pershore has an abundance of shops and restaurants, whilst Worcester, Malvern and Cheltenham are within easy reach. The bungalow is perfect for the commuter as it is within easy reach of Junctions six and seven of the M5 motorway, and there is a direct rail service from Pershore, into London Paddington. St Margaret s provides a perfect balance of town and country living. The main lounge is a centre for unwinding and casting off the stress of the day. The room works at different times of day and year, whether you are curled up with a book in front of the roaring log fire, or sitting with the sun streaming in. The second lounge works well as a man cave, for watching TV sport or simply chilling out. St Margaret s is a hospitable house and the dining area can seat up to sixteen guests for festive occasions, whilst five bedrooms means overnight visitors are easily accommodated. The large garden is a joyful area of orchard, lawns and colour. It is a much loved space and with countryside on three borders, it is very much part of the landscape. For Sue the best way to appreciate the garden is to walk its perimeter. It is a pleasurable past time where you spot the lovely unfolding of spring flowers in the wild flower section, see a mighty stag wandering through the neighbouring field or spot an owl or a badger. There is always something exciting to see.*

10 For Ron and Sue the bungalow is a happy, friendly and welcoming home, where the family have enjoyed relaxing and entertaining. The well equipped, streamlined kitchen is the busy hub of the house; and flooded with natural light, it is a sociable and positive space. The patio doors and windows allow a wide view into the garden, and when you sit at the breakfast bar, the antics of the myriad bird and wild life in the garden will keep you entertained. Ron says that it is a wonderful time waster and also very relaxing.

12 The windows are a key to the charm of this home, as they afford the most stunning views across the landscape. To watch the changing seasons cast their magic over the countryside and to see the dramatic hues of the distant Malvern Hills is pure enchantment.

13 Ron and Sue are going to miss St Margaret s and particularly the views, the wildlife and the immense tranquillity. They are moving to be closer to their children but take away very many happy memories.

14 First Floor The master bedroom occupies the full space of the top floor and has a spacious dressing area with fitted wardrobes. There is a full en-suite with a separate shower, bath, vanity unit and WC. There is a large attic room which could easily be converted to create a further bedroom suite.

17 Outside Large wooden double gates provide access to the gravel driveway which has space for several vehicles and has a wooden log store. There are a further set of wooden gates which lead to the large rear garden. The garden extends to approximately one acre with a variety of fruit trees including eating and cooking apples, pears, cherries, plums and damsons. The current owners have erected a large Australian Aluminium shed which is used for storage.

18 LOCATION Besford is a small village located a couple of miles from the popular market town of Pershore which has a variety of independent shops together with supermarkets, restaurants, schools and a train station. The National Trust property Croome Court can be seen from the property and has a popular café and extensive grounds. There is a primary school in the next village of Defford and there is also a transport network which services the private schools in Worcester and Bredon. The county town and historic city of Worcester is just 17 miles southwest of Birmingham and 23 miles north of Cheltenham. The city historically hosted a flourishing glove making industry and was the home of Royal Worcester Porcelain as well as, for much of his life, the composer Sir Edward Elgar and is the site of the final battle of the civil war. Providing the ideal location for retail therapy, there are three large covered shopping centres and an additional three out of town shopping parks. The main commercial centre can be found on the recently modified high street, home to a number of major retail chains and the older shopping streets contain numerous individual boutiques. There is also a racecourse, theatre, cricket club and university. The green city of Worcester provides three spacious parks and two large woodlands covering over 33 hectares. The banks of the River Severn provide an idyllic setting for an evening stroll or bike ride, surrounded by the wonderful Worcestershire countryside bordered by the Malvern Hills and pretty market towns. Historic landmarks include the spectacular Worcester Cathedral, dating back to the 10th Century and the Queen Anne style Guildhall designed by Thomas White, a pupil of Sir Christopher Wren in The latest landmark is Worcester s new central library, The Hive, a striking gold roofed building on the site of the former cattle market.
