The people who were here before us completely renovated the house and we ve been careful to maintain it, enjoying all that it has to offer. special occasions here with friends and family, including birthdays, Christmas dinners, summer barbecues wedding receptions and Halloween parties. It s so private that you can do whatever you like without disturbing any neighbours. Even if there are a lot of people here you have room to spread out so you re never on top of each other. The annexe is great for weekend guests too and gives everyone their own space. Fun With Friends Comfortable And Welcoming This is a great party house. For starters there s plenty of parking at the front with the driveway, garage and double cart lodge. Once inside you have all the space you need for large gatherings and plenty of room for overnight guests too. The owners have celebrated many It s very tranquil here with stunning views and the owners loved waking up to look out from their master bedroom across the lakes and meadows and surrounding countryside. It really is idyllic and we always felt so relaxed and

4 comfortable. You come in the back door, kick your boots off and feel right at home. It s that sort of place. The whole house has heaps of character, with stone, tile and wooden floors and original oak beams, as well as traditional fittings such as basins, taps and light switches. It shows the attention to detail and enhances the character feel. The modern garden room has a completely different ambience with a vaulted ceiling and lots of glazing and the owners love the contrasts here. This is a bright and airy house in summer but lovely and cosy in winter with two wood burners and the Aga. The kitchen is a great size room with a good family table and a huge walk in larder where we kept all our food, pots and pans and fridge. We ve spent many a happy evening sitting around the table chatting to friends over a glass of wine or preparing food there while we share coffee. over and lit the fire pit on the terrace so we could sit out until very late and watch the sun set. There s lots of wildlife too so it really is part of the countryside. The owners also have a thriving orchard and little kitchen garden with herb bed and there s scope to expand these if desired. We spent a lot of our time here outside there s so much to enjoy! The Accommodation The main entrance to the property is situated just off the shingle drive. This leads through into a spacious Main Reception/Dining Hall Complete with reclaimed timber floors underfoot. There are an additional two receptions rooms found to the ground floor, including the Sitting Room Generous Grounds The grounds here extend to over eight acres and offer huge potential. There s a paddock and stable for those with equestrian interests, lakes providing lovely places to sit looking across the water, as well as rowing, fishing and a small duck island. There s lots to explore here and it s great for picnics. We have plenty of trees so we ve never had to buy wood for the stoves inside.
