CATEGORY I: MAINTENANCE CARRYOVER ITEMS NONE CATEGORY II: MAINTENANCE ITEMS RICHMOND 1. Entrance: Deadhead Bird of Paradise. 2. At monument sign: Improve fertility of Allamanda. 3. Unit 2514: Prune multi stem Hibiscus off building side. 4. Maintain strapping and staking on standard Hibiscus, adjusting as needed to prevent girdling, removing once tree is firmly rooted. 5. Deadhead Hawaiian Ti. 6. Sapphire Greens Lane: Continue to monitor improvement and fertility of foundation plantings. Apply supplemental nutrients to plants as needed to treat localized areas of chlorosis (Hibiscus, Indian Hawthorn). 7. Improve soft line edging, maintaining vertical crisp edge around tree wells. Do not enlarge bed lines. LYNDHURST 8. To the left of 1215 Lyndhurst Greens Drive: I recommend removing Bottlebrush stem underneath the soffit line, allowing the tree to grow free of the building. 9. Reestablish stair step presentation between Viburnum and Loropetalum during next pruning cycle. 10. Monitor drought stressed turf in the vicinity of the mailbox and along 1200 block of Lyndhurst Greens Drive.

Adjacent to 2447 Sifield Greens Way: Prune stubs and lowest branches from Magnolia trees. 13. Front of 2423 Sifield Greens Way: Remove declining Indian Hawthorn. 14. Throughout: Remove volunteer Mexican Petunia. 15. Sifield Greens Way and Kettering Greens Drive intersection: Monitor drought stress between Vilmont Greens Drive and 1300 block. MAPLEWOOD 16. Sifield Greens Way entrance monument: Prune and elevate Ligustrum tree, maintaining clearance. 17. Unit 2207: Improve vigor of Roses. 18. Rear of Unit 2275: Remove unused tree strapping. 19. Use sanitized pruning tools to remove fruit stalks and clusters from Roebelenii Palms. Maintain pruning of fronds for clearance along walks and drives. 20. Oakley Green entrance: Control disease in Ilex Schillings. I recommend lightly rejuvenate pruning back to green wood to flush new growth. 21. Maplewood frontage: There is a significant amount of drought stress in mixed turf. Report to the FSR to communicate the need to confirm irrigation coverage before permanent damage occurs. 22. Northbound lane of Vilmont Greens Drive: Prune Ligustrum Privet obstructing visibility of the hidden driveway sign. 23. Redistribute soil at the animal burrow adjacent to Sifield Greens Way entrance. 24. Remove Magnolia leaves and fruit drop along frontage berm during weekly service visits. JAMESON 25. Vilmont Greens Drive frontage: There is significant drought stress resulting in turf loss. Report to the Federation, through FSR if, in the opinion of Yellowstone, irrigation coverage and run times are suitable for the season. 26. Jameson Greens Drive frontage berm: Lightly rejuvenate prune Indian Hawthorn and fertilize to promote vigorous new growth. Confirm irrigation drip tubing is properly set to wet soil in conjunction with improvements in Indian Hawthorn.

3 27. Confirm at 1146 that there is no pest injury in turf. PORTSMITH 28. Entrance at Oakley Greens Drive: Confirm dry soil and drought stress in the landscape between the Muhly Grass and fire hydrant. 29. Hand prune the deadwood in the Ilex Schilling, treating with systemic fungicides. 30. Unit 2066: Improve vigor and fertility in the Indian Hawthorn. 31. Lightly hand prune the tallest stem and deadwood in the Parsonii Junipers. 32. Unit 2063: Monitor the irrigation drought stress. 33. Between 1905 and 1910 Portsmith Drive: Monitor drought stress around the perimeter of the cul-de-sac. 34. Complete the removal of sucker growth on the trees prior to the completion of the November pruning rotation. 35. Unit 1920: Confirm there is no active chinchbug pressure in the turf strips. 36. Across the frontage berm: Improve the bloom vigor in the Muhly Grass. OAKLEY GREEN 37. Adjacent to Unit 2406 Nottingham Greens: I would recommend reduction of the Oleander, so that it does not grow into the stop sign. 38. Prune the small Oaks up to contract requirements. 39. Unit 2427 Nottingham Greens: Improve vigor and fertility in the Indian Hawthorns. 40. Unit 2429 Nottingham Greens: Improve vigor and fertility to the Viburnum hedge. 41. Unit 2446 and 2448 Nottingham Greens: Confirm drought stress in the turf, it does not appear that the irrigating is functioning. 42. Adjacent to 2448 Nottingham Greens on the left side: Prune the Bottle Brush off the building side. 43. Unit 2329 Oakley Greens Drive: Monitor drought stress in the front lawn. 44. Unit 2309 Oakley Greens Drive: Control turf disease. 45. Unit 2304 Oakley Greens Drive: Improve vigor and fertility in the Loropetalum, several plants have declined and should be subject to warranty replacement.

Unit 2059 Inverness Greens Drive: Improve the vigor and fertility in the Gold Mound Duranta and Plumbago. 49. Rear of Unit 1906: Remove the strapping from the common area Maple tree. CORINTH 50. At the midpoint in the frontage berm: Control Broadleaf turf weeds. 51. Vilmont Greens Drive frontage and entrance drive: Improve vigor and fertility in the chlorotic Indian Hawthorn. 52. To the right of Unit 2232: Monitor areas of drought stress in the turf, it appears the irrigation may be inoperative. 81. Frontage berm: Improve vigor and fertility in the King Sago. 82. New Pointe berm: Remove the Magnolia leaves and fruit drop weekly. KENSINGTON 83. Vilmont Greens Drive frontage berm: Redefine the soft edges prior to mulching. 84. Entrance monument: Confirm if the Queens Purse (Tibouchina) is drought stressed. 85. Unit 2449: Hand prune the deadwood from the Parsonii Juniper. 86. Unit 2450: Improve fertility to the Gardenia Standards. 87. Unit 2452: Detail the canopy of the Gardenia Standard out of the building side. 88. Unit 2461: Replace the dead Tibouchina under warranty Block of Kensington Drive: Replace under warranty failed Loropetalum. 90. Adjacent to Unit 2479: Remove bed weeds and runners. 91. Unit 2485: Improve vigor and fertility to the Dwarf Bottle Brush Chelsea Greens: Prune the Crape Myrtle overhanging the driveway area: Monitor drought stress, confirm the irrigation operation results in a uniform green up in the front and side of the units. Report to FSR any ineffective irrigation. CATEGORY III: IMPROVEMENTS PRICING 1. Portsmith frontage berm: Provide a price to replace gaps in the Muhly Grass. CATEGORY IV: NOTES TO OWNER 1. Discussion was held during the Inspection on areas of possible inoperative irrigation zones. The Contractor has been requested to inventory (sq. Ft.) of damaged turf and identify areas where they contend drought resulted in insect impact. This report should be prepared and maintained during weekly visits and reporting. Availability of Irrigation Wet-Checks was requested for the Contractor to know where system limitations exist and may result in damage. This does not alleviate the Contractor from their contractual duty or liability to pest damage under their scope and within their control.

7 2. Maplewood: During today s inspection we noted that there is a significant amount of drought stress and loss of newly installed nursery plants. There is also significant turf stress in the 2200 block of Sifield Greens Way. It appears the system has possibly been off line or run times have been insufficient. 3. Jameson: During todays inspection we noted several areas of common mature lawns are significantly drought stressed. I recommend community POC submit irrigation request to the Master Association contractor to audit and validate the irrigation coverage patterns are uniform and sufficient for seasonal stress. 4. Contractor is reminded to closely monitor for soil drought or saturation reporting daily when either condition is found. 2. I would recommend the contractor provide temporary water to the recently sodded turf areas. Replace failed sod under warranty due to lack of temporary watering. 3.
