4 The Property Hudnalls House is a Victorian house of great character, retaining a warm, relaxed ambience and, whilst of a generous scale, offers manageable and comfortable accommodation, predominantly over just two floors. The house occupies an extraordinary location within a designated Area of Outstanding Natural Beauty it would certainly be hard to imagine a more tranquil and picturesque position and the views are simply breathtaking. History The following historical note, taken from Reminiscences of Margaret Eyre , further endorses the home s uniqueness and charm:- Margaret Eyre, a local historian, suffragist and member of the Folklore Society lived at Hudnalls House for over half a century. Her grandfather was John Edward Eyre, the explorer and colonial governor, famous for his discoveries in Australia where Lake Eyre and the Eyria Peninsula are named after him. In her autobiography, Margaret Eyre said...papa bought The Hudnalls in 1896, partly because he fell in love with the view- there was a rabbit sitting with its paws on the railing, as if admiring the view, which took Papa mightily; also he wanted a bit of rough shooting. JW Scott, Librarian of University College London who visited Hudnalls said There was only one occasion when I visited her lovely house, Hudnalls, by the village of St Briavels...we crossed the River Severn and drove through the Forest of Dean, dropping down a small hill to the drive to her house. The dramatic change came when we walked round to the back of the house, for there, deep down below our feet, was the whole vale of the Wye, stretching on to the distances. The house is on the market for only the second time in over forty years. From the mid 1970 s and for three decades it was owned by a member of a famous rock band who invested heavily in landscaping and planting the magical ornamental grounds. The current owners have spent further significant sums in upgrading the fabric of the building, including re-roofing, re-wiring, installing new bathrooms, refitting the kitchen and replacing the central heating system. Access Hudnalls House is approached via a no through road. From a stone pillared entrance, a tree-lined driveway leads to a turning circle in front of a double garage with further woodland parking and a lower entrance allowing for yet further guest parking for the largest of social gatherings.

5 Main House A glazed sunny porch leads into a large hallway with a feature, central staircase. An elegant drawing room with twin bays takes full advantage of the dramatic Wye Valley views beyond the wide adjacent terrace. This bright and welcoming room is 31 long and, as such, perfect for entertaining and features a Bodart & Gonay inset fire and fine partially glazed alcove shelving. A more intimate snug, again with working fireplace, is located on the eastern side of the house. A generous dining room opens to a bespoke Mark Wareing solid oak kitchen. The kitchen features a range of high quality appliances to include a Fisher & Paykel 2 drawer dishwasher, Miele fridge/freezer and, supplementing the Esse woodburning stove, a Neff built in oven and ceramic hob. The playroom is a lovely room of character, with a new Esse Ironheart woodburning stove, a quarry tiled floor and still featuring a panel of the original servants bells. There is a good sized utility room set off the adjoining inner hallway. With two staircases to the first floor there are 6 bedrooms (two of which are interconnecting) and five bathrooms the master suite with a walk through dressing room. At the second floor there is a further bedroom with an adjacent study. Grounds & Studio The principally south facing gardens are beautifully planted, featuring extensive lawns interspersed with wide and striking shrubberies of azaleas and rhododendrons creating a series of more intimate secret compartments within the grounds. Notable specimen trees include a magnificent copper beech, cut leaf beech and scots pine and colour is guaranteed throughout the seasons by judicious planting of magnolia, wisteria, extensive flowering shrubs and a carpet of mixed spring bulbs. A fine Victorian stone and timber greenhouse has been comprehensively refurbished by the current owners. Adjacent to the house and to the west of the gardens, there is a superb ground floor studio/recreation room with shower room and log burning stove supplementing a full central heating system. Above is a very spacious home office, smartly appointed with Amtico flooring and benefitting from a newly insulated ceiling. Subject to the necessary planning consent, this former coach house would make an excellent self-contained annexe. To the east of the house lies the original walled kitchen garden, with gravel walkways between the generous, productive beds and mixed fruit trees and bushes. Within the lower part of the grounds is the pasture/paddock land of some 4.5 acres (with separate vehicular access from the lane) and approximately 2 acres of mature, oak woodland on the southern boundary making some 10.9 acres in total.

7 Situation Hudnalls House is situated about 600 feet above sea level on the edge of the Forest of Dean. The house directly overlooks the Wye Valley and the Hudnalls SSSI. The property is in a secluded and hidden position, about 2 miles from the attractive village of St Briavels. The village has a 12th century castle which King John used as a hunting lodge, a Norman church, thriving primary school, delicatessen and a pub. There is also an award winning community shop in neighbouring Brockweir. The nearby village of Whitebrook boasts one of Wales few Michelin-starred restaurants. The historic market town of Monmouth is about 10 miles and has excellent shopping facilities (including Waitrose), restaurants and the highly respected private Haberdashers schools for Boys and Girls. The town of Chepstow with supermarkets, good shopping and St John s On-The-Hill Preparatory School is about 10 miles, and is also known for its ruined medieval castle and gateway to the Wye valley, home of Tintern Abbey. Transport links are excellent with Bristol about 25 miles, M48/M4 about 11 miles, Bristol Parkway (to London Paddington) about 25 miles, Bristol Airport about 35 miles and Cardiff Airport about 60 miles. There are excellent sporting facilities nearby with salmon fishing on the River Wye, racing at Chepstow Race Course and international standard golf courses at St Pierre in Chepstow and slightly further afield the Championship course at the Celtic Manor Resort home of the 2010 Ryder Cup.
