14 Seller Insight This tranquil lifestyle is balanced by the close proximity of historic Machynlleth. It is a vibrant town with a seven hundred years old market. There is an excellent primary school, and a pleasing selection of independent shops, cafes and restaurants. It has a busy cultural calendar, centred on The Tabernacle, a former chapel. An annual music and a comedy festival are only two of its many events. There is a challenging golf course and many biking and hiking trails. There is a good local bus service, and from the station there are trains to Birmingham International, Aberystwyth and Pwllheli. The farmhouse dates from the late sixteenth century and its original beams and exposed stone walls merge with modern comforts to create a home of immense warmth and welcome. Larry says the kitchen is the heart of the home and a great sociable space. The beams, warm brick, inglenook fireplace and comfy seating combine to make the perfect relaxing and entertaining area. Guests enjoy meals and conversation round the table, and it is always impossible to entice them away from its amiable surroundings, into the sitting room. The grand sitting room, with substantial inglenook is perfect for larger scale entertaining, and comes into its own each Christmas when decorated with festive greenery and sparkle; it takes on a wonderful Dickensian atmosphere. Olive comments that the study with its wood burner is perfect for winter comfort and TV viewing, and that she loves the feeling of safety and security the house provides. It has the sense of a permanent, happy sanctuary, which wraps around you. On a practical level the dry cellar with its even temperature is ideal for storing wine and the apple harvest. And the spacious utility room was once the dairy where calves were fed bottles of milk. Larry and Olive are very sad the time has come to downsize and know they are going to miss Glyntwymyn that has provided warmth in every sense of the word.

16 The present owners Larry and Olive discovered the house nineteen years ago, and have remained enchanted by it, and the incredible spectacle of the changing seasons. The vivid reds of autumn, a sparkling winter morning, or the fresh greens of springtime, provide a daily joy. There is always something new to watch, from a vixen playing with her cubs, to the kestrels and kites wheeling across the sky above them. Glyntwymyn is a very special property.

17 The annexe flat above the garage has been a holiday let, and is now ideal for overflow guests. This is a house which can easily accommodate and enjoys being full of people.

18 The garden is the jewel in the crown of this superb home. It is a place where you can sit and simply savour the perfection of the natural world around you. There have been barbecues, garden games, and many al fresco meals, but the true magic is when you settle on one of the sun terraces, look over the landscape and soak up the beauty.
