Each stone tread and riser was skilfully clad, then adorned by a magnificent hand crafted balustrade and handrail. ELECTRICAL INSTALLATION The property features a comprehensive electrical system with a generous supply of double power sockets throughout. Sensor controlled external lighting with an override switch is provided around the exterior. Smoke and heat detectors are fitted in accordance with current regulations. TELEVISION AND TELEPHONE The property is equipped with a comprehensive supply of television and telephone points. Cabinetry is complemented by sleek expanses of substantial sculptured stone work surfaces with upstands and an oversized central island with banquette seating for informal dining. Within the island is housed a twin bowl Belfast sink, incorporating a waste disposal unit, accessorised by a chrome triflow Quooker hot tap. Top of the range appliances provide a Wolf dual fuel range cooker, Sub Zero American style fridge/freezer, Sub Zero twin zone wine chiller and a complement of Miele appliances including two dishwashers, microwave oven, steam oven, coffee machine and warming drawer facility for 12 place settings. The utility room furniture matches that of the kitchen with a free-standing Miele washing machine and tumble dryer. Porcelain floor tiling. BATHROOMS, EN-SUITES & CLOAKROOMS Equipped with white Villeroy & Boch sanitary ware and contemporary chrome furnishings, bespoke vanity furniture and stone surfaces complemented by areas of wall, floor and skirting tiling. Chrome finish towel ladder radiators are provided to the bathroom and en-suites; connected to the primary hot water system to enable towel drying during the summer months. An electric shaver point is incorporated within each bathroom and en-suite. Large scale mirrors are fitted to pre-selected wall positions. DRESSING ROOMS The master suite dressing room is comprehensively equipped with a bespoke range of furniture by Charles Yorke providing:- wardrobes, drawers, storage shelving and a built-in dressing table with a large-scale dressing mirror. Each of the other five bedroom suites incorporates a dressing room, providing hanging and storage. DECORATION AND FINISH Internal walls have a smooth plaster finish and emulsion paint. 8 COMFORT COOLING Woodberry Down is efficiently ventilated with a comfort cooling system whereby approximately 95% of the discharged warmth is reused. Warm moist air within the house is extracted through a central motor, which is then passed over a heat exchanger, while outside air is drawn back inside and tempered by the stored heat before being distributed back into the property. During the warmer months, the supplied air bypasses the heat exchanger, preventing warm air being distributed back into the property and thus creating a more comfortable temperature environment. Research has proven that the use of these systems reduces allergic reactions and respiratory disorders. FIREPLACES Fireplaces and fires are located within the drawing room, family room, dining room and master suite. INSULATION Insulation is provided to meet the latest NHBC thermal regulations. E XTERNAL FINISHES The design and implementation of the exterior landscaping was considered to be as important as the architecture, specification and finish of the house itself. The vision of our RHS Chelsea double medallist designer Matt Keightley has produced an elegantly sophisticated space in which to relax and entertain whilst combining aesthetics and function. Carefully considered levels create a seamless transition between interior and exterior, a hand finished granite terrace borders the sunken lawn looking toward the mature woodland backdrop, wherein lie meandering walkways to an intimate setting complete with fire pit bordered by naturalistic seating. A rustic oak framed loggia equipped with a functional outdoor kitchen provides an extension to the house, strategically positioned providing a clear vantage point across the garden, which in the evening can be subtly illuminated to highlight the creative planted landscape. GARAGE The garage has individual electronically operated up and over doors. The interior has a ceramic tiled floor, smooth plastered and decorated walls and ceiling, light, power, cold water feed and intruder alarm provision.
