4 THE MODULAR CONCEPT Q. Can you explain the overall layout of Virido? It s a modular development, meaning that it s made up from a kit of different home designs. The homes have been assembled to form eight quads, each containing about 23 homes, with many of the townhouses forming the cornerstones. ENERGY EFFICIENT AND COMFORTABLE Q. So how would the homes handle a full-on British winter? When you do need extra heating, thermostatic valves on every radiator make sure you re always in control over where, and when, you want heat. Also, the high levels of insulation mean that the homes at Virido don t really need radiators, but we have included them for your personal comfort. Q. How does the design help to create an inspiring living environment? Virido will be a real community, with private and shared outdoor spaces for relaxation and recreation. The quads are connected by tree-lined streets and surround a central green square. Each quad encloses a shared courtyard garden. The majority of the homes enjoy dual-aspect views - onto the street and over the garden. All homes have either a private or shared entrance at street level. Q. Temperature control systems and all the other environmental gizmos and features are great, but don t they get in the way of daily life? Our in-built solutions just get on with their job, and you can happily take them for granted. Most of the time, the technology just monitors and controls itself. When you do have to make adjustments, it s easy and instinctive. There are certainly no weighty instruction manuals to wade through. For example, the super-insulated walls and triple-glazed windows eliminate cold draughts, making sure that the home is always warm. Q. But, if the home is airtight, isn t there a chance it ll overheat in summer or get stuffy? In the warmer months, windows that get a lot of sun are designed to reflect heat. The walls and roof hardly let in any heat at all. And the sophisticated ventilation system stops it from ever getting stuffy. 4 5

8 TRIPLE GLAZING Many of the windows used at Virido are triple-glazed and incorporate special coatings that reflect heat back into the building. It means you lose about 80% less heat than single glazing and 50% less than typical double glazing. As a result you can sit or sleep very close to the window without feeling cold as well as it offering excellent sound proofing. EXTRA-LARGE WINDOWS The large windows used throughout Virido let in plenty of natural light, reducing the need of switching the lights on. Aluminium composite windows are also highly durable and low maintenance. LOW SOLAR GAIN GLAZING Whilst lovely to have, large windows can make rooms hot. The glazing used in many of the east and west facing windows to the top floor elevations at Virido, helps to eradicate solar gain therefore the rooms don t get too hot in the summer or too cold in the winter. LARGE WINDOWS ALLOW PLENTY OF DAYLIGHT IN AND REDUCES THE AMOUNT OF ELECTRIC LIGHTING REQUIRED. SKYLIGHT* Skylights installed in the roof at Virido, provide an extra source of daylight all year round, these also provide a simple way of letting warm air escape during the height of summer. *Only on selected properties SOLAR PV PANELS Virido will generate energy from solar panels on the roofs to reduce the overall carbon emissions from communal and street lighting. EXTERIOR COLD AIR MECHANICAL VENTILATION HEAT RECOVERY (MVHR) The MVHR ensures a constant flow of clean, fresh filtered air. It removes stale air from kitchens and bathrooms and uses the warmth from this to heat the fresh air supplied to bedrooms and living spaces. How the MVHR system works. THE HEAT EXCHANGE INTERIOR WARM AIR HEATING YOUR HOME Due to the progressive design and construction of the Virido apartments and houses, there is actually no need for radiators as the homes should stay at a comfortable temperature all year around, but for reassurance we have added radiators for your personal comfort DRYING CUPBOARD All homes incorporate a drying space with a dehumidifier. This efficient and convenient system makes the drying of clothes and linen easier, cheaper and more energy efficient than using a tumble dryer. STALE INTERIOR AIR FRESH WARM AIR

9 THERMOWOOD CLADDING This special timber cladding is baked at a high temperature in order to stabilise it, increasing the life span and preserving its appearance. SUPER INSULATED HOMES Virido s homes provide amazing standards of insulation. Using Structurally Insulated Panels (SIP), approximately 4 times more insulation than an average new build home is achieved. The walls provide approximately 20% less heat loss than a typical building without compromising on room sizes. AIRTIGHTNESS All joining elements of the buildings are virtually sealed, and common air leakage problems, like letterboxes, have been solved through design. On most new build developments of more than 40 homes, only 5% of the properties would be tested for airtightness at Virido, every home will be thoroughly tested. LOW ENERGY/LED LIGHTING Because of the large windows in each property, the homes at Virido will benefit from plenty of natural light, but as another simple way to reduce energy consumption, low energy lighting has been fitted throughout. RECYCLING BINS Recycling bins are built into every kitchen encouraging recycling as the new norm. Composting bins will also be provided throughout; two easy ways to make a contribution towards living the Virido way. CYCLE STORAGE A quarter of journeys in Cambridge are made by bicycle. Virido is perfectly positioned to make use of the guided busway cycle path and all homes have a secure parking place for bikes - one for every person. SUSTAINABLE FEATURES THAT CREATE HOMES AND A LIFESTYLE THAT IS ENVIRONMENTALLY RESPONSIBLE. ECOLOGY Approximately 500 different varieties of plant species and native fruit trees will be planted throughout Virido. Bat and bird boxes will help to provide habitats for the wildlife. Our green and brown roofs will also significantly benefit the scheme from an ecological perspective. RAINWATER HARVESTING Rainwater is gathered and stored in an underground tank below each quad, this is then filtered and used as a renewable source of clean water for flushing toilets. WATER EFFICIENT APPLIANCES Every home includes water and energy saving features, including dual-flush toilets, reduced-flow showers and reduced-volume baths; saving both water and energy without compromising on the flow-rates that you ve come to expect from high-quality sanitary ware. A-rated kitchen appliances also reduce energy and water consumption, while performing as effectively as those less efficient.

10 THE PROOF IS IN THE LIVING The Virido Be Zero Concept House is an invaluable investment in research. We wanted to be sure our advanced homes worked in real life not just on paper. In 2014, we launched a competition to find a family to test our Concept House in Cambridge. Working with our Building Research Analysts at Leeds Beckett University to make improvements where needed, and providing us with valuable feedback and information, David, Lorna, Harry, Ebony and Orla became our Be Zero family for 12 months. Don t just take our word for it - here s what our Be Zero family thought of living in the Concept House. Q. How much of an adjustment was it living in a concept house? We didn t have to make many adjustments when we moved in. We were a bit concerned about how the eco technology would affect us and what we d have to do. But we didn t really have to do anything we just got on with our daily lives. The house works for us, rather than us having to work for the house. Q. How has your understanding of environmental efficiency and daily consumption changed after living here? I d always liked the idea of an eco house, but I had absolutely no idea what made a house eco. But, since living here, we ve become really interested in how they re made and all the different components. One thing that was completely new to us was how the shower system worked. It uses air and water so you get a powerful shower with half the amount of water you d normally use. Q. How noticeable were the environmental technology and systems in the house? You don t really notice the technology it s all hidden behind doors. So you won t know it s there, and then you ll open a cupboard and see something like the heat recovery ventilation system. Q. What positive effects has it had on your family? THE HOUSE WORKS FOR US, RATHER THAN US HAVING TO WORK FOR THE HOUSE. Q. What was it like having harvested rainwater instead of mains water for flushing the toilet? When it rains, you do get some discolouration of the water, but that s just a nice reminder that you re helping the environment every time you flush the loo. Q. How did you find the house as it naturally adjusted with seasons? In the winter, it s really warm, and you don t suffer from draughts. The insulation works so well that you sense it as soon as you come into the house how warm and quiet it is. So the house never really gets cold you re comfortable without being too hot. In the summer, we just open the skylight and other windows to cool the house down. Q. How did you feel about the design of the house in particular, the windows? Everyone loves a light and bright home, and another benefit of having large windows is the amount of natural light that floods through them so we don t have to use the interior lights so much. Q. If you could put one aspect from this house into your new property, what would it be? It would probably be the drying room. It s been so handy. We re such a busy family with loads of washing going on every day. It s really nice that it s dried quickly and efficiently, and that it s not on display for everybody to see. One that springs to mind is that the children seem to have suffered a lot less with coughs and colds than they would have in our old house. I think that s probably to do with the air quality and the fact that there are no draughts. Q. Air quality is one of the key aspects addressed by the design. Was there a noticeable improvement from your previous property? THE HOUSE FEELS REALLY WELL BUILT AND REALLY SPACIOUS WITH HIGH CEILINGS AND LOTS OF USEFUL STORAGE. Q. After living in the Concept House for a year, do you believe this is the future of modern living? Yes, I think it s important that we all adapt to a more environmentally conscious way of living. And this house does so much for you without you having to make adjustments to your lifestyle. Yes, you really notice how good the air quality is, especially when you re cooking something with an unsavoury smell. The smell doesn t linger and on New Year s Eve, we had 19 people staying here overnight, but, the next day, it smelled quite fresh, which you certainly wouldn t expect. Q. It will be a gathering point of community facilities, including a new community / health centre, library, shops, and offices. It s a wonderful public open space that contains woodland, four ponds, a bird reserve, allotments, playing fields for the new secondary school, a range of play areas and one and a half miles of footpaths.
