4 INTRODUCTION Welcome to Cedar Lodge. This document is intended to help make your stay as comfortable and convenient as possible, but please contact the owner if you consider that there are any omissions. The most recent version of this document is available at: For a form to leave comments applicable to the owner please see: For rental and property management information please contact: Foxtons.co.uk LOCATION Cedar Lodge is located on Exeter Road next to the Kilburn Jubilee line tube station on the Kilburn High Road, North West London. The apartment block is connected to the larger Jubilee Heights block which houses the reception, gym and pool facilities. Map EXETER ROAD Exeter Road is a leafy residential road that runs parallel to Shoot Up Hill. Cedar Lodge is at the end of Exeter Road where it dog legs towards the Kilburn Jubilee tube station. 25 Cedar Lodge, Exeter Road, London NW2 3UL Page 4

5 KILBURN Kilburn is situated on the other side of the train line to the apartment, but provides the closest shops and commercial activity. Turn left from the Cedar Lodge gate and then turn right at the High Road (past the tube station). The first section of the High Road contains local supermarkets (including a Sainsburys) and some pubs and cafes. The centre of Kilburn is around 1km from the apartment and contains several High Street shops. CRICKLEWOOD Cricklewood High Road is around 1km from the apartment. Turn left from the Cedar Lodge gate and then turn left again at the High Road and up the hill. The shops tend to be quite basic but include supermarkets and fast food restaurants. WEST HAMPSTEAD West Hampstead is a more up market location for shops, bars and restaurants. The main road (West End Lane) is a minute walk turn left out of the Cedar Lodge gate, cross the main road and take the road opposite the tube station (Maygrove Road leading to Iverson Road). Alternatively take the Jubilee line train just 1 stop southbound. TRAINS JUBILEE LINE The Jubilee line station is just 50m from the apartment. To reach London, take the tube south. The local station is just called Kilburn. Be aware that there is a Kilburn Park tube station in central Kilburn which is a Bakerloo line station over 1km away from the apartment. Confusion between the two is common so it is often better to suffix Kilburn with Jubilee line to clarify which is required. 25 Cedar Lodge, Exeter Road, London NW2 3UL Page 5

6 Jubilee line Exits include; Wembley Park (North of Kilburn) for Wembley stadium Baker Street for changes to several other lines plus attractions such as M. Tusauds. Bond Street for Oxford Street shopping. Westminster for Houses of Parliament Waterloo for mainline trains, London Eye & imax. London Bridge for Borough market (Thu, Fri, Sat), Tate Modern & Shakespeare s Globe Theatre. Canary Wharf for business centre. North Greenwich for O2 centre. Stratford (2012 Olympic site) NORTH LONDON LINE There is also a North London overground line station (Brondesbury) which provides access to Kew Gardens and Richmond towards the West and Hampstead Heath through to Stratford to the East. Turn right on the Kilburn High Road past the Kilburn tube station and then past the Sainsburys and North London Tavern. The Brondesbury station entrance is opposite the Brondes Age. FIRST CAPITAL CONNECT (THAMESLINK) There is a mainline station in West Hampstead (closest) and also Cricklewood. This cross-london line can travel from Bedford to Brighton via St. Albans, Kings Cross and London Bridge. It also provides direct access to Luton and Gatwick airports. Travel towards West Hampstead along Iverson Road (as described above) and turn left when arriving at West End Lane; the station will be to your left. From the West Hampstead Jubilee line, turn right on exiting West Hampstead station and walk 100 metres over the bridge. The station is on the left. 25 Cedar Lodge, Exeter Road, London NW2 3UL Page 6

BUSES London can be accessed from the bus stop on the Kilburn High Road opposite Jubilee Heights. The 189 goes directly to Oxford Street, 16 to Victoria and the 332 to Paddington.

Use the Transport for London web site to navigate the bus routes (PDF map). MINCABS A minicab office resides on Exeter Road besides the flower shop by the station. Its number is SHOPS Local shops include small Sainsburys and Spar supermarkets. Turn right on the Kilburn High Road past the tube station. The Spar is in the petrol garage building. Local shops include hairdessers and newsagents. Further into central Kilburn are clothes shops and banks. A large Sainsburys supermarket is located in the O2 centre in Finchley Road, 2 stops south on the Jubilee line. FOOD & DRINK The local area includes several cafes and fast food restaurants. Ciao Ciao (opposite the North London Tavern) provides reasonably priced Italian café food. Wood Oven Pizza provides an eat-in or take-away pizza location. Gastro pub dining is also available in the pubs on the Kilburn High Road; North London Tavern (past Sainsburys) Brondes Age (opposite Brondesbury station entrance) The Black Lion a nicely renovated traditional pub approx 500m towards central Kilburn (opposite Tricycle theatre) The O2 centre in Finchley Road (2 stops south on the Jubilee line) has several restaurants on the first floor. 25 Cedar Lodge, Exeter Road, London NW2 3UL Page 7

ENTERTAINMENT The Tricycle Theatre on the Kilburn High Road (500m toward Kilburn central) hosts various plays and artistic events. The theatre includes a cinema screen.

Check the website for what s playing. CASHPOINT / BANKING There are cashpoints in the tube station, the garage forecourt and in front of Sainsburys. The closest High Street banks are in central Kilburn. ESTATE The Cedar Lodge building is part of the Jubilee Heights estate. To access the Jubilee Heights building (which is the large red brick building on the High Road side), cross over the entrance to the car park and use the round key rob against the reader in order to unlock the side door to the Jubilee Heights building. FACILITIES The estate is secured by fencing and monitored by video cameras connected to the 24 hour security reception based on the Jubilee Heights building. 25 Cedar Lodge, Exeter Road, London NW2 3UL Page 8

POOL The swimming pool is located in the basement of the Jubilee Heights building. Use the round key fob to access the building and also the pool/gym area. The pool is open between 7am and 11pm daily.

The pool is open between 7am and 11pm daily. JACUZZI Within the pool area is a Jacuzzi that provides bubbles within an immersed seating area. Depress the button next to the Jacuzzi to begin operation for a 20 minute period. GYM The gym is located in the basement of the Jubilee Heights building. Use the round key fob to access the building and also the pool/gym area. Gym users must be over 16. The pool is open between 7am and 11pm daily. SAUNA The pool area contains a sauna. This can be turned on by pressing the timer switch next to the sauna door. Each activation lasts for 1 hour. The sauna heater is a dry electric heater. Do not pour water on the heater as this burns out the element and renders the sauna unusable. TABLE TENNIS There is a table tennis table available in the hallway of the gym area. It is free to use when o one else is using it. Bats and balls are the responsibility of the user, although a set might still be found in the apartment. RECEPTION The reception is based in the Jubilee Heights building on the first floor. Enter the building using the round key fob and take the stairs or lift up 1 flight. An extra set of keys exists in the flat this is the only set; please leave them in the flat when vacating the apartment. There is a cost of 40 to replace the estate keys. 12 The extra key opens a door to access the building (on floor -1) from the car park without having to walk back up the ramp. The small round grey key fob opens the side door to the Jubilee Heights building across the car park, and also opens the door to the pool / gym area. LIFT When entering the block from the door on the right, the lift is located in the entrance hallway. GARDEN A communal garden is accessible through a path next to the car park entrance slipway. Please do not leave rubbish or use BBQ equipment in the shared area.

13 RECYCLING The recycling bins for; Paper Metal Plastic Glass are located in the basement in a store cupboard locked with a key and a bolt. Use the brass key to unlock the recycling store and lock up again when recycling complete. RUBBISH The rubbish bins are located by the car park entrance next to the car park entrance gate. APARTMENT The apartment is located on the fourth floor of the apartment block and comprises of two double bedrooms, two bathrooms, an entrance hall, kitchen and living / dining room. WINDOWS The windows are triple glazed to provide some sound proofing. 14 When opening the outer windows, a catch inside the left hand part of the frame provides 2 secure degrees of opening. To release the catch, press the catch in to allow the window to continue to be opened or closed. SHEETS / TOWELS Sheets for each bedroom are provided in the room s cupboard along with towels. TELEPHONE A telephone line is installed in the flat. Its use is monitored and charged to the lessee. The charges are available on the BT web site (bt.com) for the unlimited evening and weekend plan; Unlimited calls to UK* landlines after 6pm on weekdays and all weekend Daytime weekday calls only 5.25p/min (9.05p call set-up fee applies) Inclusive calls to 0845 and 0870 numbers after 6pm on weekdays and all weekend^ The telephone number for the flat is +44 (0) TV A 40 inch (102cm) Sony Bravia LCD screen provides access to up to Freeview channels without requiring a subscription (see 25 Cedar Lodge, Exeter Road, London NW2 3UL Page 14

SKY In addition to Freeview, a Sky box is connected to a satellite dish. There is no subscription by default and would require an additional monthly cost.

A Hotbird satellite dish is also connected to the flat, although there is currently no receiver or subscription.

16 INTERNET A wireless router supplying broadband is situated in the flat and accessible from any room in the apartment. The wireless Internet SSID is: 25CL Access is secured by the password found attached to the router. A patch cable also exists for hard-wired Internet access into a suitable port in the receiving device. CENTRAL HEATING The central heating is set to come on and off at set times during the day. The timer manual is available to assist with altering these times or boosting the heating during off times.

17 AIR CONDITIONER The apartment rarely gets too hot and the windows open to a 90 degree angle to provide a good through breeze. For an additional cooling fan, the air conditioner plugs in to a standard plug socket and can be set to run at various levels. CENTRAL HEATING The central heating is set to come on and off at set times during the day. The timer manual is available to assist with altering these times or boosting the heating during off times. The overall temperature of the flat can be set from the thermostat next to the timer control. HOT WATER Hot water should be on all the time and provide unlimited hot water. SHOWER The showers are operated by the lever above the bath. Pull the lever out to start the water flow. Adjust the temperature by moving the lever to the left or right. DISHWASHER To use the dishwasher, ensure the appliance is turned on at the wall. 1. Place dishwasher detergent in the compartment in the door and close the cover. 2. Close the dishwasher door. 3. 19 WASTE DISPOSAL The switch on the left behind the dishwasher turns on the Insinkerator waste disposal mechanism beneath the middle sink. Always have a little water running when the waste disposal is in operation. Keep hands and cutlery clear of the waste disposal entrance when in operation. CLEANER A trust-worthy cleaner is available by arrangement for approx 10/hour (usually requires between 2 2½ hours).
