2 1 Grevel Lane 1 Grevel Lane is a fascinating restoration of a mid-century detached house with Arts and Crafts roots situated on the residential edge of Chipping Campden. Recent subject of Channel 4 s Best Laid Plans, the brains behind this development have already bagged two Daily Telegraph Homebuilding & Renovating awards, also winning two regional awards from the Royal Institute of British Architects for a pair of restored miners cottages in Somerset. There is no doubt this is another inspired build if not a traditional Cotswold style renovation. Peeling back the layers is key to our approach. We treat all our projects as if they are listed, researching the history and evaluating every layer of the building to assess what is worth keeping. Good architecture, after all, must always be empathetic but transformative. Clearly, the team has executed the same meticulous level of detail on this new project - replumbed, re-wired and re-plastered, first fix up. What we bring to each property is entirely dependent on age, location, construction and opportunity. We work with the architectural language of the building and the surrounding context rather than imposing a rigid set of ideas upon it, preferring to retain original features where possible repairing, reinstating or reinterpreting - in order to reveal the true character of the building. Their attention to fine detail is very much in evidence throughout. Now veritable things of beauty, the original Crittal framed windows have all been taken out, shot-blasted then powder-coated, re-installed with slim-line conservation double-glazed units, completed with brass hardware. We couldn t salvage the original red tiled floors and sills so we sourced new ones to match the originals and we re-imagined some typical elements such as the cork flooring upstairs not traditional cork tiles but moisture-resistant engineered planks with a contemporary and seamless finish. The same uninterrupted flow of spaces has been achieved with Swedish three-strip engineered boards on the ground floor. It s important to ensure there is consistency across materials and finishes so that the join between old and new is subtle. Outside, for the same reason all the roofs and dormers have been renewed with reclaimed Cotswold grey tiles, designed by Redland to emulate traditional stone tile roofs. Similarly, we replaced the guttering with powder-coated steel and melded the whole seamlessly with closely matched and re-pointed exterior stonework, again making a reference to the era with powerful buttresses and vertically-hung tiles on the extensions. The house has been substantially extended on both sides. To one end an open-bay integral double garage is fully insulated, ready for conversion if required, offering another potential five hundred feet of living space. To the other end a new single- storey pitched structure looks rather like a neatly ordered haystack with vertically-hung tiles, handmade from a traditional brown clay base with a fired engobe grey finish by Keymer, a company originally established in the 1600s. There is clearly great delight to be found in such re-interpretation of the Arts and Crafts vernacular. Traditional steep dormers and repeating triangles are found outside and in, both in the vaulted ceilings and the high-performance Danish double glazed dormer windows, in the new soaring open-plan unified spaces, in the crisp clean lines revelling in a textural Scandinavian palette of blondes, greys and whites. Within lies a single cooking / dining / entertaining bespoke space now open-plan to the original ground floor, the whole warmed by a steel wood-burning stove.

3 Furnished with high-end kitchen fixtures by the Italian firm Pedini and finished with Seimens appliances, a magnificent central furniture piece incorporates a broad breakfast bar and workspaces, fitted with an induction hob and central sink (with a Quooker boil tap), capacious drawers beneath. Floor-to-ceiling glass walls look out on three sides over the surrounding garden, the double-height vaulted ceiling softly lit by large low pendants and a deep moulded architrave of concealed LED up-lighting. Ash wood and gun-metal tones have been used throughout - in the raw steel column radiators, in the joinery and in the beautiful open-riser staircase in the main hall, all designed to be light within the space. We didn t want a traditional fitted kitchen but we have retained the essential elements of mid-century domesticity. A sleek full-height crockery cupboard along the length of one wall also houses the integrated double ovens, microwave and fridge, whilst to another side is a slim-line pantry wall. We wanted clean elegant lines but this is a family home and needs plenty of storage space to function as such. Leading off from the main hall now are a separate snug, a cloakroom, more full height storage cupboards and a laundry / boot room fitted out with an integrated fridge-freezer, plumbed-ready for washing machine and dryer. Upstairs continues to reflect the quality of the restoration with new joinery, windows and radiators. The bathrooms and moisturecontrolled showers are resplendent with luxurious Duravit sanitary ware, fabulously tiled and box fresh. Here now are four bedrooms, the master and a double bedroom set above the new extension, both extraordinary and imaginative spaces - vaulted, lit from above with electronic Velux skylights, open-plan and en-suite, boasting deep-pitched dormers fitted with innovative triangular panes and ingenious bespoke triangular shutters. The house has been re-orientated completely to make the most of the day s warmth and has escaped the darkness of the original north-facing plot, filling every space instead with natural light and creating private suntraps on its south-facing edge. There is no front or back to the house now. Square within the low stone walled garden, a broad gravelled driveway provides plenty of space for several vehicles, thereafter landscaped with freshly laid lawns, dotted with mature trees and screened by espalier beech hedging. At nightfall a row of recessed up-lighting focuses the eye on the inherent beauty of new buttressing and old stonework, revealing the quality of craftsmanship inside and out. As William Morris, renowned practitioner of the Arts and Crafts movement, famously said: Have nothing in your home that you do not know to be practical or do not believe to be beautiful. The team has amply interpreted that brief. This is a stunning renovation worthy of their stated determination to maintain faith to the period, architecturally empathetic yet transformative and imaginative, and they have every right to be proud of the finished result.
