Areas of the property which cannot be easily or immediately accessed are specifically excluded, including any items in lofts, locked rooms and cellars. Any heavy furniture and fittings will not have been moved during the preparation of this report. Unless otherwise stated all items listed are considered to be in good condition, clean and well presented. The report has been prepared in accordance with the instructions received by the landlord or landlords agent and is intended to be used only for the purposes of a residential letting. No obligation or duty of care is owed to any other person, or persons, and the report should not be used for any other purpose. All rooms will be recorded on a left to right basis as they found from the hallway. The entire storey will be recorded before moving to additional floors. Any outside areas and garaging will be covered at the end of the report. The report should not be construed or used as an accurate description of any item, and in the main, general descriptive terms will be used. The person compiling the report is not a surveyor or an expert on fabrics, materials or antiquities. Where a report is completed with a landlord or tenant residing in the property, the inspection may be restricted and responsibility for any discrepancy in terms reported cannot be accepted. The report does not constitute a survey or valuation nor must it be used or regarded as such. Where specific matters are required to be covered in the report which would not ordinarily be included Precision Inventory Services Ltd. must be notified in advance. This inventory relates only to the property, landlords furniture and any fixtures and fittings in residence. It is no guarantee of, or safety of any such equipment or contents, merely a record that such items reside at the property and their condition. No electrical or gas appliances have been tested. Notes on Safety Relating to this Report Furniture & Furnishings (Fire) (Safety) Regulations 1988 as amended 1993 If applicable, furniture and furnishings which have the appropriate label indicating compliance with the Furniture & Furnishings (Fire) (Safety) Regulations 1988 as amended 1993, will where possible be noted in the report. However, it is the landlords responsibility to ensure that all items comply and therefore, this report should not be seen as confirmation that the regulations have been complied with or that all items are compliant. Smoke Detectors Smoke detectors where fitted have not been tested. Precision Inventory Services Ltd. recommend that tenants regularly ensure that smoke alarms are tested and are in full working order according to the manufacturers specifications. Gas Safety The gas safety (Installation and use) Regulations 1998 specifically deal with the installation, maintenance and use of gas appliances, fittings and flues in domestic and certain commercial premises. It is the landlords responsibility to ensure that the property has a full gas safety inspection every year by a Gas Safe Registered Engineer. Gas appliances where applicable have not been tested during this inspection although visual condition may have been commented on. Amendments will be granted within 10 working days from the date of the report. If no contact is made the descriptions and comments on condition will be considered accurate even if no signatures accompany this report. PAGE 12

13 TENANTS GUIDANCE NOTES The following is a list of helpful hints that will assist you in preparing the property for check out. These key areas are often missed but if completed you will minimize unnecessary deductions from your deposit The inventory company do not allow time for further cleaning or removal of personal effects once the checkout commences so ensure you and the property are ready at the agreed time. Thoroughly check your Tenancy Agreement to ensure that you know what is expected of you. Return all items to their original location (as stated on the original inventory) and so they are easily seen. You will be charged for any items which are missing or not easily sourced at checkout. Clean all windows inside and out (inside only for flats/apartments) Have all carpets professionally cleaned (receipts should be provided) Have all curtains professionally cleaned (receipts should be provided) Ensure oven and hob are clean and grease-free inside and out Clean cooker hood and fit new filter if required Empty, clean and defrost fridge and freezers. Switch off and leave door open Clean all kitchen cabinets inside and out Clean all sanitaryware and tiling in kitchen and bathroom(s) and sanitise Wipe over paintwork, especially around door handles, door edges, radiators and around light switches All refuse should be removed Replace blown light bulbs Replace any broken items this will be cheaper for you than replacement by the Landlord or Agent Ensure gardens have been fully maintained and that grass has been recently cut. Hedges, tree, shrubs and plants should be suitably pruned where necessary. Driveways, paths and patios should be fully weeded PAGE 13
