Guide Price 1.25 Million LOCATION Mursley is believed to derive from the old English of a persons name and Leah meaning Woodland clearing of a man called Myrsa. The village is almost equidistant from Dunstable and Buckingham and enjoyed more importance in earlier centuries and since the 13th century held a weekly market for hundreds of years. Its most renown period came during the time of Sir John Fortescue the Chancellor of the Exchequer who built a mansion called Salden House in the village. The house was finished in 1590 at a cost of and became known as one of the finest houses in England. In 1609 James 1 came to visit and a procession of 22 gentleman were dubbed knights. Unfortunately the family line ended in 1729 and the house was pulled down and the village declined in popularity. Mursley now remains an attractive village with a Post Office and an Inn. Aesthetically the exterior portrays this with brick plinths and timber clad elevations under a tiled roof. The accommodation is truly striking with an open plan feel, all the electrics have been rewired, and new central heating installed and pressurised water system. The finish is of a very high standard with engineered oak floor through much of the property, downlighting, cast iron radiators and latched and braced oak doors, every aspect enjoys far reaching views. The front door opens into the reception hall off which is a concealed utility room and cloakroom alongside the boiler cupboard and a hatch to the partially boarded loft.

3 At the entrance are two five bar gates with the driveway providing parking and also spurring right up to the the yard and garage, the latter brick built and detached with a store/workshop. The stables are Scotts of Thrapston, of excellent quality with a brick base and timber construction beneath a pitched onduline roof comprising of a rug room/store, five boxes, tack room and feed store. Three of the boxes have rubber matting. The yard has mains water and both the stabling and garage have power and light and to the front and rear of the yard is hardstanding for numerous vehicles and lorries. There is an open bay pole barn of half block construction with a concrete floor. Off the yard is a small coral and then the floodlit arena that is post and railed with a springride all weather surface. The land is divided into several paddocks, all reachable from a hard core track and some supplied by mains water fed troughs. In the larger paddock is another pole barn 30 x 20 and mainly block built. The boundaries are of mature hedging. N.B : A footpath crosses the land. majority of the bedrooms are within the right wing of the building with the living space to the left where firstly one finds a fantastic kitchen cum dining and family room of substantial proportions. In the lounge area is a cast iron woodburning stove on a stone hearth and off the dining section double doors with full length encasement windows onto a terrace. Along one wall is a bespoke fitted kitchen painted Hardwick White incorporating a double bowl butlers sink, integrated dishwasher and American style larder fridge freezer with ice dispenser. The worktops are white quartz, there is a grand central island, oak topped and with a Stoves cooking range that has two ovens, a grill and seven burner gas hob. The sitting room, again, of excellent size also has a woodburning stove and doors out, this vista takes in the paddocks. There is a single bedroom at this end, the remainder of the bedrooms though are doubles with the master having generous dimensions. Both the ensuite and family bathrooms are luxuriously equipped with contemporary suites including vanity units and broad cubicles, each providing hand held and overhead showers. Outside; surrounding the residence is approximately 0.4 of an acre of formal lawned garden with flagstone and pea shingle seating areas to the south west and north west orientations respectively. What would be deemed to be the front garden hosts a variety of fruit and other established trees.
