6 The owners of this impressive property came here looking to make a lifestyle change. We wanted to raise our young boys in a more traditional and healthy way, giving them space to run around and explore, being able to become more self-sufficient and having the time and space to be together as a family. Character And Quality The front part of the house is Edwardian, but the owners have been told that the rear portion is much older. They have seen it on a map from 1865 but think it s been here long before that. It s certainly been altered and extended significantly over the years and the owners in turn have put their own stamp on it. On first walking through the front door, they fell in love with the homely period feel this is a very cosy house, with rooms for all seasons and occasions. It s the little details that catch your eye, with wonderful features too, including some original fireplaces. The kitchen is the heart of the home and boasts a very efficient electric Aga, as well as fittings dating from the 19th century. The sitting room is versatile, ideal for dinner parties, model making, music practice or quiet time relaxing in front of the open fire with a book. The owners have added the large family room and it s a most impressive place where the family gather for movies, board games, darts or pool. In winter, the oak beams and log burner make this the perfect spot to snuggle up in the warmth, while in summer, the south-facing sliding doors frame views over the garden and link the room to the grounds beyond. The owners have been careful to ensure all works are sympathetic, restoring wooden floors, and have also chosen quality materials throughout, including a Roger Oates stair runner, Fired Earth tiles and Farrow & Ball and Zoffany wallpapers.

7 The Good Life Despite the ample charms of the house, it was the garden and paddocks that initially attracted the owners here. From the plethora of apple, plum and pear trees to the extensive vegetable garden with fruit cages and an asparagus bed, the owners have been able to produce their own apple juice, as well as enjoying an abundance of raspberries every summer. During their time here they have kept horses, sheep, ducks and chickens, and currently have a pet pig and a family dog. There s plenty of wildlife too if you re lucky you ll spot red deer in the paddocks, barn owls crossing by and a huge variety of other birds, such as tree-creepers and gold crests. The woodland includes a charming tree house, as well as many homemade dens. In spring, you re treated to a carpet of snowdrops and bluebells, while later in the year, blackberries, sloe berries, walnuts and cobnuts can be enjoyed. There s a tremendous sense of tranquility here, especially in the early evening sun when the birds chorus provides a relaxing backdrop for a glass of wine on the lawn, smile the owners, And at night, with no light pollution, the skies are full of stars. Family Fun One of the nice things about this property is the rural feel coupled with the village location. You re connected but secluded. There s great access to riding and rambling routes, with the Weaver s Way on your doorstep. The family regularly walk to nearby Scarrow Beck ford where they have seen kingfisher, trout, crayfish and occasional otters. Playing Pooh sticks at the bridge is a family favourite! Fans of fishing, cycling, walking, sailing, surfing and good food will all be happy here with a choice of destinations in the

14 area. You re near the Broads and the beach here which is lovely, but within the village itself there s a great sense of community. The village hall has a multi-use games area, football pitch and bowls club, while the church is especially well attended at Christmas Eve, when everyone gathers for fireworks and carol singing in the evening. We ve made great friends here and will be very sad to leave. The Accommodation You take in the wonderful front elevation of the property before moving through the slightly recessed front door, which is approached through an arch. Main Reception Hall Stairs directly in front of you rise to the first floor, whilst underfoot you notice the stripped timber flooring and ornate cornicing above. To your left a door takes you through into the Snug The timber flooring continues through into here from the hall, whilst additional character includes an impressive sash window and a delightful feature fireplace. To the side of which is recessed storage and shelving. Sitting Room The timber floors continue through into here from the hall, whilst you also appreciate the amount of natural light, with its double aspect windows also providing views of the formal gardens. The sitting room benefits from a wonderful ornate fireplace, once again with recessed shelving either side. Ornate coving can be found above, whilst the room itself enjoys a part open plan nature with the adjoining Dining/Garden Room The garden room has been purpose built to best take advantage of the views over the superb formal gardens. There are windows to all three aspects. Twin roof lights above along with vaulted ceilings provide further light whilst also enhancing your feeling of space. Underfoot you note the combined pamment and brick tile flooring, whilst French doors afford access out to the terrace. Open Plan Breakfast Kitchen Wonderful original pamments tiles can be found underfoot, with a further selection of brick tiles. Extended over time, the kitchen now incorporates cabinets to all four aspects and incorporate a focal point electric Aga. Further appliances include an electric oven, combined wooden and marble work surfaces, a gas hob and a double ceramic sink unit. There is additional space for a American style fridge freezer and a dishwasher. The current owners also incorporate a large breakfast table to the centre of the room. Leading off the rear of the kitchen, you discover a rear reception hall, the ground floor cloakroom, the utility room, a walk in pantry, a side reception hall and a wonderful study. Family Room The newest addition to the property, this leads off the rear reception hall. This has been built by the current owners and has large sliding doors, leading you out to the south facing terrace and gardens. Further oak flooring can be found underfoot, with the room also benefitting from underfloor heating and stunning vaulted ceilings. The exposed oak trusses and beams also adding tremendous character. As does the fireplace with a wood burning stove found to the far wall, with the exposed brick of the chimney breast rising through to the ceiling. The first floor accommodation consists of Five Double Bedrooms Four of the bedrooms are accessed directly off a spacious landing which is laid entirely to timber floors. With some of the timber extending into both the bathrooms and bedrooms. All the bedrooms are serviced by two separate bathrooms. One of which has a separate enclosed shower. Large sash windows can be found in all bedrooms providing plenty of natural light. With two of the bedrooms also incorporating built in wardrobes. Additional large storage cupboards can also be found to the landing. The fifth bedroom is accessed through one of the bedrooms, although it could easily be provided with its own access should the new owners desire or could be used as a large ensuite and dressing room to that bedroom. It s a very flexible space. The Grounds The property is situated in the popular village of Erpingham with its easy access to the market towns of Aylsham and Holt as well as the North Norfolk Coast. The impressive home stands in formal gardens, paddocks and woodland which extend to 3.42 acres. The property is approached from the road via a shingle carriage drive which leads directly to a large open fronted double cart bay with an adjoining storage shed, which the current owners use for garden equipment. The drive is bordered from the south facing formal gardens via a combination of low level brick wall and mature beech hedging. Adjoining the majority of the rear of the home are south facing terraces, which afford access into the garden room, family room and rear reception hall. The terrace is surrounded by deep garden beds, box hedging and a superb laburnum. You have Erpingham Primary School within the village, whilst Beeston Prep School is just over 11 miles away. After approximately 700 metres take a right hand turning signposted Erpingham whereby upon reaching the centre of the village take a left hand turning onto School Road where the property can be found shortly after on your left hand side.
