It s a fine house that has been prominent in the town over the years, said the current owner. We believe Mr Jickling a famous Wells rope maker - lived here in the early 1800s and it was also a school for a short period pre-war. When we bought the place 20 years ago we wanted to restore its old style and carry on the legacy left by previous owners and I think that s been achieved. We put the garden room in to add a modern twist and provide extra light and that has brought the courtyard into play too as they re connected via double French doors.

6 Secluded Haven The standout feature of this property is its position, the owner remarked. We re in the heart of the town but it s just so quiet, peaceful and private. Having a walled garden certainly helps and the only noise you can really hear is the sound of children seeing the sea for the first time and it s just wonderful. This substantial family home benefits from having numerous living spaces and a dining room that really comes into its own when entertaining. The dining room really is rather grand and it s a terrific place to host a dinner party; the sitting room is also a beautiful area that s perfect for relaxing in. Opportunity Knocks Having taken early retirement after 40 years in customer service, bed and breakfast seemed the natural course to take and this house is just ideal for offering bed and breakfast accommodation, said the owner. The way the house is divided up means that the two rooms we use for that purpose have their own space and privacy and we can get on with our lives without disturbing them and vice versa it suits everyone. We have built a good reputation in the local area thank goodness for TripAdvisor too! and if the next owners want to carry it on then everything is set up and in place. The Great Outdoors We re outdoor people and it s a lovely garden to spend quality time in, the owner commented. With the courtyard area, terrace and main garden there s plenty of variety and as I mentioned earlier the fact that it s walled makes such a difference. Another outdoor space that s been relished is the summerhouse, especially during those warmer months and long sunny days. You can sit out there and have a glass of something or a meal and it s so nice to feel connected with the garden. The property also benefits from a large number of parking spaces, something that s particularly important in a popular seaside town. You can park five or six cars here which

7 is a rare luxury. Obviously that also helps the B&B guests as there are two spaces for them. Coastal Charm Wells is a gorgeous place and we ve absolutely loved our time here. From the courtyard there are a set of double gates that lead out to a road providing access to the harbour and the beach here is glorious one of the best on the North Norfolk coast. In recent years there has been a regeneration of the seafront as well - with eateries, delis and galleries being introduced and there s a lovely upmarket feel here now. The Accommodation You move through a glazed door into the Entrance Hall You immediately notice the beautiful staircase with timber balustrade leading to the first floor, decorative arch leads through to the inner hall and kitchen beyond, panelled doors lead to Sitting Room Lovely high ceilings with decorative coving and ceiling rose, sash windows overlooking the front gardens, a pair of double glazed French doors open out to the front terrace, cast iron fireplace with carved surround and raised granite hearth. Moving across the entrance hall into the Dining Room Double glazed French doors open onto the front terrace, decorative coving, picture and dado rails, open brick fireplace with a stone effect surround and raised tiled hearth, exposed wood flooring, a connecting door leads through into the Kitchen.

On Your Doorstep Wells-next-the-Sea has many attractions and facilities including two steam railways, hotels, public houses, tea rooms, countless shops and its harbour and quay. The beautiful sandy beach, with its pine trees, sand dunes and colourful beach huts, is Wells most famous feature. Walk for 1.5 miles or so along the golden sands and you ll end up in Holkham. This is a designated Area of Outstanding Natural Beauty and an ideal area for nature/wildlife enthusiasts. How Far is it To With Wells being on the North Norfolk Coast you have plenty of beaches, nature reserves and points of local interest within a short drive away. Blakeney is 8 miles to the east and boasts a wide variety of local amenities whilst also being the starting point for boat trips to Blakeney Point where you will be able to see a colony of grey seals, as well as many local and migrating birds. Norwich lies 35 miles to the south with its wide variety of cultural and leisure facilities plus its mainline train service to London Liverpool Street and an international airport. Directions Upon arrival at Wells-next-the-Sea, at the village sign, from Two Furlong Hill, turn right into Mill Road then immediately left into Park Road. Continue on this road around the right hand bend which then becomes Theatre Road. Remain on this Road past the public car park and at the bend proceed straight and Red Lion Yard is then immediately on the left hand side.
