LANDSCAPING The water feature adjacent to the Office block consists of three water jets within a pool at plaza level and a cascade of white water flowing down to a lower level pool adjacent to the slip road to the N11 (Stillorgan Road) provides a spectacular entrance feature both day and night when illuminated. At plaza level the soft landscaping consisting of a harmonious palette of bold, colourful and varied textural planting surround the courtyard/plaza space through which the Office block is accessible. The planting creates a level of enclosure providing a comfortable space to sit and relax. Mature tree planting also defines the space and softens the surrounding built environment with a light canopy. Nine water jets project from the granite paved surface activating the space and providing visual interest. AIR CONDITIONING Trench heating to perimeter glazed elevations. Concealed passive chilled beam air conditioning, gas fired. Floors 400mm x 200mm x 10mm thick honed black granite stone tiles to lobbies of all floors. All office areas will be fitted with raised access floors. Walls Lift entrance wall and signage wall behind reception desk location to be finished in American black walnut cladding on concealed fixings. Inner weather lobby glazed wall and doors to be by glazing contractor and shall be RAL coloured polyester powder coated aluminium/steel system. Ceilings Armstrong Dune Supreme or equal metal acoustic ceiling tiles with a lay-in grid suspended ceiling system. Amstrong Orcal plain metal ceiling or MF skimmed plasterboard bulkheads to perimeter with paint finish to match walls. Doors American cherry veneered solid core fire-rated doors with solid cherry frames throughout or equal approved with clear fire-rated glass vision panels where noted. Ironmongery Brushed stainless steel finish from Glutz range or equal with mitred levers and pulls throughout. Building name post box and external numbering in brushed stainless steel for attachment to entrance canopy. TOILETS Floors Ceramic non-slip tiles. All socket and switch plates covers to be matt chrome from MK range or equal. Walls Quality wall tiling to all surfaces. Ceilings Armstrong Orcal or equal metal acoustic ceiling tiles with a lay-in grid suspended ceiling system. Armstrong Orcal plain metal ceiling or MF skimmed plasterboard bulkheads to perimeter with paint finish to match walls. Cubicles High quality ceramic non-slip floor tiles with full height wall tiling to match. Sanitary Ware Sanitary ware from Armitage Shanks range or equal.
