2 A rare chance to purchase a major portion of an Arts & Crafts country manor house that was built in 1904 and converted around the mid 1950 s into two homes. 4 Seller Insight Situated on the edge of the pretty village of Brenchley in the glorious Kent countryside is Cotheridge, a very handsome family home that was built The property, which sits in around 1.7 acres of stunning grounds, forms part of a large Edwardian country house that was divided into two beautiful homes between 1954 and It was a combination of fantastic location, the space and sheer character of the house itself and the gorgeous garden that initially attracted us to this house, says the owner. In short, for us it ticked every box, and that was despite the fact it was in a neglected state when we purchased it 13 years ago. However we ve renovated properties before and we could see that it had the potential to be a really stunning home, so we weren t daunted in the slightest by the magnitude of the project. The house was in such bad condition that it wasn t really fully habitable. It had no electricity on one floor, only basic plumbing, there was no bathroom the list literally goes on and on. We had to do everything to bring it back to its former glory and transform it into a comfortable home suitable for modern family life. However all the work has been carried out in an extremely sympathetic manner, as we wanted its wonderful character and charm to shine through. It s by no means a museum piece, it has all the mod cons so necessary for contemporary living, but it s very much a really beautiful period home. The garden had also been rather neglected by previous owners, so it too was a huge project continues the owner. It features a mature orchard that we ve spent the past 13 years getting back to fruiting, a very pretty secret garden and then the rest of the space feels like beautiful parkland. It s a very natural garden, not manicured, but very attractive, and it was an absolute paradise for the children when they were young; they could go off for hours and I would know that they were completely safe. My favourite room would have to be the main living room, in actual fact I m sitting in it right now, says the owner. It features the most beautiful original oak parquet flooring, a really stunning mahogany Arts and Crafts fireplace and the ceiling is 10 feet high. It s a very elegant room and despite its sheer scale, it has a surprisingly cosy feel, particularly when there s a fire roaring away. The location has been fabulous for everything, says the owner. We re surrounded by all of this glorious countryside; there are some amazing schools in the local area; we have Paddock Wood station just down the road, so it s ideal for commuters, and we can hop in the car and be in Tunbridge Wells or Maidstone in under half an hour, and at the Bluewater Shopping Centre in 45 minutes. It s a location that s perfect in so many ways. The reception hall is another standout feature of the house, says the owner. It has the most beautiful wooden arches that frame the space, a gorgeous panelled oak ceiling and another stunning Arts and Crafts fireplace. We have our dining table and piano in there, and at Christmas we can put up a huge tree. It s just lovely. This has been a really wonderful home for the past 13 years, but what I think I ll miss most of all is the space, says the owner. There are no small rooms.
