3 Seller Insight This utterly charming country cottage occupies a picturesque rural setting on the fringes of the affluent village of Hawkhurst. The house was originally built as a farmworkers cottage in 1790 and it began life as a modest one-up-one-down, says Sara. Over time it was further enlarged and electricity was installed in the late 1950s, however for many years the water supply came from Slip Mill hence the name. I purchased the cottage in 2010 and there were a variety of factors that attracted me to it. It s set well away from neighbouring properties, so it s peaceful here and I enjoy a good degree of privacy; there are lovely views across the surrounding countryside and Hawkhurst Golf Club; the garden is large and the house is wonderfully characterful. For me, it ticked so many boxes. When I moved here it s fair to say that the house was in need of a little bit more than just TLC, but it has so much character and charm and such a magical atmosphere, that it was clear it had the potential to be a really lovely home. Over the years I ve added a stunning kitchen extension as well as a tranquil and relaxing garden room and a Victorian-style greenhouse, and I ve also refreshed the décor throughout. With the addition of the kitchen extension and the garden room the house now has a really nice flow as well as a lovely connection with the outside space. In summer I can throw open the tri-fold doors and the stable door in the kitchen and extend the living space right out into the garden. The garden is divided into three main areas: a large formal garden, a small wooded area and a really beautiful wildflower meadow, continues Sara. There are a number of seating areas dotted here and there, and so although the garden is largely bathed in sunshine during the summer months, it s possible to find shaded spots at most times of the day. It s a very pretty garden that provides colour all year round, starting in the spring when thousands of bluebells, snowdrops and narcissi burst into bloom. Throughout the summer the deep beds of perennials and shrubs provide yet more colour and then in the autumn the trees are lit up with their red and orange leaves. The garden is without doubt a really splendid feature of the property. The standout room has to be the garden room, which is peaceful and relaxing at all times of the day, says Sara. It has under-floor heating and tri-fold doors, so I ve been able to use it all year round, and when the doors are pushed back I can enjoy the wonderful sound of the water features outside. Although the property is detached with no immediate neighbours, I ve never felt isolated, says Sara. Hawkhurst, which has everything you could need, is just a walk away, and it s is only a fifteen-minute drive to Staplehurst station, so I can be in central London in under an hour. We also have a plethora of National Trust properties close by, Bedgebury National Pinetum and Bewl Water are just ten minutes away by car, and we re also under half an hour from the beach at Hastings. The house and garden are both wonderfully conducive to entertaining, says Sara. This year we opened the garden for The Hospice in The Weald. It was a wonderful day during which we had in excess of ninety visitors and raised nearly The cottage has been a dear and cherished home for many years, says Sara. I shall miss lazy Sunday afternoons sitting in the garden under the shade of the apple tree, listening to the birds and watching the numerous butterflies that the wildlife-friendly garden attracts.
