3 SCHEDULE OF CONDITION Condition Status of Cleanliness Note The property is brand new and has been professionally cleaned throughout. The property has been professionally cleaned prior to the start of the new tenancy. Maintainance Issues The property is maintained to good standard, however there is a loose toilet seat in the en suite which needs addressing. Flooring All flooring is in good clean condition and has been professionally cleaned, the carpet to the master bedroom has been replaced prior to the last tenant. Windows & Treatment All windows and window treatments are new and in new condition. It is important to remember with the windows, to operate them, you must press the button to the left-hand side of the frame to avoid damage to the mechanism. All windows and window treatments are in good clean condition, the windows have been cleaned internally, but not externally. Kitchen The kitchen has been professionally cleaned to a good standard throughout. Bathroom(s) The bathrooms have been cleaned to a reasonable professional standard. Airing Of Property As with all new properties, it is important to allow them to dry out. An airing is very important during this process. It is recommended that the passive ventilation system within the property is used as much as possible. And where possible, windows are opened to air the property. General Condition The property is in generally very good condition, there are some light usage marks and ovepaint marks to some of the walls where touching up has been done between tenancies. Light usage marks and scuffing to the exterior side of the door which appears to be due to be repainted. Very light scuff marks and usage marks to the door frame on the interior side of door. Slightly patchy paintwork to the rear of the door and to the door frame and light scuff marks to the very top edge of door. Heavy scuff marks particularly at low level of door and patchy paint to the middle section of door and very heavy finger marks and hand prints and soiling just above lock handle, also light chipping and scuffing to the door frame both externally and internally, internally there are light usage marks at low level. Light usage marks particularly around light switches and at low level and slightly patchy paintwork on the corner of wall by boiler cupboard where the wall has been overpainted , , , Ceiling Plastered And Painted Light cobwebbing to ceiling by front door and by door into living room. 8 Entrance Hall Ceiling Lights & Fixtures Pendulum Fire Alarm - Untested , , Boiler Cupboard Boiler cupboard housing community hot water boiler, hot water cylinder, fuse box, heating programmer. The cupboard has white painted walls with white wooden painted skirting boards and carpeted flooring with white painted double doors. Light marks to the top of the right-hand cupboard door and very light usage marks to front of doors. Light marks and scuff marks to the back wall of cupboard. Boiler now also contains BT Openreach box which appears to be connected. Very light usage marks to back of door and light scuff marks to the top of the right-hand door and fingerprints above door lock and light soiling, internally the cupboard has very light usage marks. Flagged , Walls Plastered And Painted White Wooden Painted Skirting Boards Light to moderate usage marks across all walls with reasonably heavy usage marks to skirting boards particularly on the right-hand wall as you enter the room with red staining below plug socket, possibly from furniture. 11 Reception Room Area Ceiling Lights & Fixtures , Pendulum Windows UPVC Double Glazed UPVC double-glazed window and door with white wooden painted sill, dressed with silver voile curtains on a chrome curtain pole. Light water staining to the bottom edges of window frames. Light water marking to the aluminium section of the threshold to the door and also light scuff marks along the bottom sill externally in several places across the whole sill. Light cracking to paint finish by the door threshold, also very light soiling generally across the painted finish of door threshold with light staining to the edge of door trim. Light water staining to the bottom corners of windows. Light water markings to the bottom corners of window and the door threshold has been freshly repainted. The windows have been cleaned internally but not externally, the curtains are all in good condition. Page 9 of

Heavy scuff marks, soiling, and scratching to the exterior side of the door with moderate soiling to the interior side of door particularly around door handles and low level; also moderate scuff marks to the door frame and light chipping; beyond fair wear and tear. Exterior hall-side of door has been freshly repainted and all in good condition, there are some very light usage marks in the middle and lower section and around handle on rear of door as photographed. Walls Plastered And Painted Light to moderate usage marks to walls particularly around sink, perhaps to be expected with white matte painted walls in a kitchen area. Light usage marks and splash marks above sink and along rear wall. Page 11 of

Flooring is in good condition and professionally cleaned. Ceiling Plastered And Painted Lights & Fixtures Track Mounted Spot Light Track mounted spot lights with low energy bulbs and 2 over counter lighting points. 15 Kitchen Area Countertops & Hardware Light water marks to work surfaces, perhaps a little further cleaning required. All countertops are in good condition and professionally cleaned. Wall Units Gloss Fronted Chrome Handles Wall units: generally clean, but further light cleaning to the exterior of units and a final buff-up could be required. Wall units are all in good condition and professionally cleaned. Base Units Gloss Fronted Chrome Handles Missing shelf to corner cupboard unit. Damaged Flagged I'm informed my landlord that a couple of the cabinet doors are due to be replaced with the wood effect doors opposed to the glass. Still shelves missing from the under-sink cupboard and the corner unit cupboard, light soiling to the exterior of doors and also moderate to heavy soiling to the plinths around the bottom of the units, also plinths appear to be out of line. All base units have been professionally cleaned and are in good condition, the shelf is now in place in the corner unit. Page 13 of

16 Kitchen Area Base Units Sink Unit Stainless Steel 1-1/2 bowl stainless steel sink with monobloc mixer tap and 2 sink plugs. Light scale marks and staining around sink, further cleaning required. The 1-1/2 bowl sink has been professionally cleaned and is in good condition with very light scratch marks from use to draining board. Dishwasher Aeg Integrated Light scale marks to rubber seal, apart from that in as good to new condition. User Manuals Page 14 of

17 Kitchen Area User Manuals Washer/dryer Zanussi Intergrated Damaged Flagged Light soiling to the exterior of washing machine particularly around the door, also chip mark to the main cover door and light soiling, further cleaning required. Oven Aeg Eye Level Oven Light water marking to the inside of the glass to oven door between the 2 glass panels. Flagged Oven has been professionally cleaned to a poor standard, the grill pan tray is still moderately soiled with marks, the internal silver racking is moderately stained and the internal sides of oven have grease run marks to both sides, there is food trapped between glass which is reachable, and the exterior of oven is slightly marked and greasy. Light in oven, not working. The oven has been professionally cleaned to a good standard and all appears to be working and functioning. Page 15 of

18 Kitchen Area Oven Hob , Ceramic Glass Top Hob Extractor Hood Stainless Steel And Glass Filter hood with black glass splash-back. Flagged Exterior of canopy hood is cleaned but the filter to hood is moderately greasy and requires cleaning. Fridge/ Freezer Integrated Fridge Freezer Damaged Flagged Zanussi integrated fridge/freezer. To the fridge compartment now are 3 glass shelves with plastic edging strips, 2 salad trays. To the door, there is a cheese compartment and 2 clear plastic door shelves, 1 containing an ice cube tray and egg holder and 1 white plastic bottle holder. To the bottom, the freezer has 4 plastic drawers. Door seal to freezer door, lightly soiled with food debris trapped in channels; 3 of the freezer trays are cracked and damaged and will require replacement, the bottom of freezer is lightly soiled. 19 Kitchen Area Fridge/ Freezer Fridge/freezer now clean to a professional standard, however there area still 3 cracked freezer drawers which need addressing , , Bedroom , Doors & Fixtures Wood Panelled Painted Very light usage marks to door, consistent with use , , Floors Fitted Carpet Cleaned paint marks to carpet in at least 8 places, very light, but can be seen in the correct light. 20 Bedroom Floors Staining to far right-hand wall, I am told this is from a water leak; also light spot staining and furniture indentation marks in several places; this floor has not been cleaned. ly fitted carpet, in excellent condition , Walls Plastered And Painted White Wooden Painted Skirting Boards Very light markings to skirting board from carpet fitters. Paintwork thin in places particularly at shoulder level on the left-hand wall as you enter the room and beside the shower cubicle and to door frames. Light usage marks and 1 small chip to wall on left-hand side, the walls appears to have been wipeddown which has left he paint finish rather patchy, also usage marks to the wall by entrance door and further light chips below light socket, and light chipping and usage mark to the corner as you enter room. Walls appear to be in reasonably good order, they have however been washed-down and slightly patchy to the left-hand wall, and there is overpainted repair marks to the corner by wardrobe and very light usage marks. There is a chip mark to the centre of the skirting board on the right-hand wall as you face window and light chip marks to the skirting board below window , , , Ceiling Plastered And Painted Page 18 of

Very light discolouration to the sealant around window frame , Fitted Wardrobes Fitted wardrobe cupboards, decorated internally as main room, with chrome hanging rail and shelf I am informed by the landlord that the doors to the wardrobe are due to be changed by Redrow. End caps missing from the bottom ledge. Wardrobe doors have been replaced with mirrored wardrobe doors, otherwise wardrobe is in similar condition to that of check-in; it is noted however there are light chip marks to the inside edge of the door frame and there appears to be some settlement cracking to corners of skirting boards. Fitted wardrobe unit with internal shelf and hanging rail, decorated as main room. Light usage marks and crack marks to the skirting board and also screw cover cap missing on the right-hand side of the bottom of wardrobe, otherwise generally in very good to new condition. Walls Plaster, Painted and Tiled Walls: in generally good condition with only very light usage marks where to be expected; also filled hole mark to wall by toilet where toilet roll holder has been removed, I understand this has been done by landlord. Very light usage marks to door finish on exterior and interior side, particularly around door handle. Floors Tile Flooring seems to be in similar condition to the of check-in although it has not been cleaned particularly well with very light evidence of hairs around toilet. Page 24 of

Very light usage marks to walls but with more noticeable staining to walls below sink with drip marks as photographed leading down to skirting boards, skirting boards have settlement cracks to joints and to top edge. Poorly filled hole mark just behind door, I am let to believe this was done by the landlord removing the toilet roll holder. Filled hole marks to wall above toilet right hand wall Some of walls have been repainted and made-good, however there is still a stain below sink and slight traces of filled hole marks to wall above toilet , , Page 25 of

Flagged 25/07/ , 0.0 Shower Unit Damaged Broken prongs on the drain cover panel which means the drain cover does not sit properly. Flagged Light marks to sealant around the bottom of shower tray, particular red marks to the left and a dark dirty mark to the middle. I understand that the hair cap cover has been replaced, I now find that the plug to shower tray is damaged to the top edge and the hair trap tray is moderately soiled as photographed, also there is moderate soiling between the shower tray and the door and light scale marks to the sealant around the base of shower tray. Moderate to heavy scaling to the underside of shower control and light scaling to showerhead, further cleaning required. Cover cap missing to the shower tray on the far right-hand corner screw. This inventory relates only to the furniture, furnishings and all Landlord's equipment and contents in the property. It is no guarantee of, or report on, the adequacy of, or safety of any such equipment or contents, merely a record that such items exist in the property at the date of the inventory and the superficial content of same. This is to certify that we the undersigned have carefully checked the foregoing inventory and subject to the marginal notes, consider this to be a fair and correct schedule of condition of the contents therein. Furniture and furnishings (Fire) (Safety) Regulations 1988 as Amended in 1989 and 1993 The fire and safety regulation regarding furnishings, gas, electrical and similar services are ultimately the responsibility of the instructing principal. Where the inventory notes FFR label seen this should not be interpreted to mean that the item complies with the Furniture and Furnishings (Fire) and (Safety) amendments It is a record that the item had a label as described or similar to that detailed in the Guide published by the Department of Trade and Industry (January 1997 or later date). It is not a statement that the item can be considered to comply with the regulations. Disclaimer This inventory has been prepared noting the condition of decoration, woodwork, carpets, curtains and all fixtures and fittings and provides a fair and accurate record of the properties internal condition. It is assumed that fixtures and fittings, decorations etc. are in good order unless stated otherwise. The person compiling this inventory is not an expert on age or value of contents or a qualified surveyor and it should not be taken as an accurate identification or as a structural survey. Lofts and cellars are not inspected unless specifically requested. The movement of any items of heavy furniture or appliances will not be undertaken and we cannot guarantee the condition of flooring and or coverings under such furniture or appliances. Where the property has been cleaned to a professional standard, including the carpets, windows, external woodwork and doors this will be detailed within the inventory. Gardens are checked to see that they are neat and tidy and the garages, sheds, outhouses etc are in a clean tidy order. Lighting All bulbs are tested where possible during the inventorying and are listed if not working. The lifetime of the bulbs cannot be guaranteed. Smoke, heat & carbon monoxide detectors Smoke, heat and carbon monoxide detectors are tested wherever practical but it is the tenant's responsibility to inspect the smoke detectors and carbon monoxide detectors at regular intervals to ensure they are in full working order. Inventory Checkout at the end of tenancy. At the termination of the tenancy the inventory will be checked and any obvious or significant discrepancies will be reported to the Managing Agent/Instructing principal. Polished furniture will be inspected for scratches, ring marks, burns or other defects. It is recommended that appropriate mats and coverings are used to avoid such marks. Excessive discolouration, staining and soiling to soft furnishings will Page 37 of

40 attract cleaning charges. Any items packed away at the start of the tenancy must be unpacked, cleaned and return to their original position. All items must be returned to their respective rooms, drawers and cupboards as shown on the original inventory before the Check Out inspection is carried out. Failure to do so may result in an additional charge to the tenant. Beds should not be made up and laundered linen should be left neatly on top of the mattress or in the airing cupboard. Beds, mattresses and linen will be examined for staining and damage not previously recorded. The charges for the replacement or cleaning will be made as appropriate. It is accepted that during the course of normal day-to-day living that a few marks and scuffs will appear on walls and woodwork. If these are found to be excessive at the checkout then charges could be levied to cover compensation. The garden will be the Tenant s responsibility to be kept to a reasonable standard. Weeding beds, mowing lawns and hard areas kept clear of weeds, leaves and rubbish. If at the checkout the gardens are found to be untidy and unkempt during the tenancy additional charges will be made to return the garden to its original condition. Contents of garden sheds, greenhouses and garages will only be listed if they are considered to be of value in excess of 30. The other items may be grouped. Checking the inventory Tenants should check each page and detail any item that varies from the description. On completion the tenant must sign the declaration and return the Inventory as directed by the landlord or agent. Photographs Photographs within the inventory are for identification purposes and also a very good representation and record of the condition at check-in. Notice for Tenants Please read through each page as indicated within this inventory to confirm receipt and agree the content, along with any comments you choose to add in the column provided. I/we confirm that we have read and understood the following and have made where appropriate amendments to declare the inventory is an accurate record of the premises.
