2 Location Auchterarder is an attractive and increasingly popular small town which has an excellent range of local and speciality shops and services, including banking and post office, and offers both primary and secondary schooling. Gleneagles Hotel, a short distance away, is recognised as one of the best hotels in the UK and is known internationally for its golf courses. The country club associated with the hotel has three golf courses - The King's, The Queen's and The PGA Centenary Course - and plays host to a number of championships. Sitting room 19`10x16`7 An attractive and comfortable room with half height dado panelling and window to the front with leaded stained glass panes and window seat. To the side there is a lovely box bay window providing further light from the east. The charming inglenook fireplace has a cast iron and tiled fireplace with inset living flame gas fire. Dining Room 18`5x15`4 This room carries the strongest stamp of the individual design of the architect and the arts and crafts influences. There is a magnificent inglenook fireplace with twin wall lights, seating areas and arched display recesses. To the front a wonderful fully restored bay window with leaded stained glass panels in the original design and timber panelled window seat. There is also an impressive panelled dresser with storage and display area and carved wood arch, bearing the legend Waste not, want not. There is a porthole window and further recessed window to the side and glazed door to the rear garden. The individuality of the design is completed by the barrel vaulted ceiling with brass pendant light fitting. The original butler s pantry, with glass fronted display and storage shelving connects the dining room to the kitchen. This area also has a window recess with sash in case windows, worktop and further storage. Kitchen 11`10x11`1 The kitchen is an excellent example of how the traditional features of the house have been enhanced by modern facilities essential to a family home. Laminated wood flooring. Fitted with cottage style base and wall units with co-ordinating worktops and matching splashbacks, and incorporating a breakfast bar. Integral gas hob, wall mounted double oven, 1.5 bowl stainless steel sink with mixer tap and drainer.
