These assessments represent a snapshot in time, during June of 07. Each school site s assessment begins with a report representing the state of each school site at the time of the school site survey. The Facility Condition Assessment includes representative photographs showing the existing conditions at each school site. Each site s Facility Condition Assessment is comprised of: School Information Includes information about the school facility such as address, year constructed/modernized, site size, and modular classroom counts. Principal Priorities Each principal was asked to provide his/her top three priorities for the school. These vary from maintenance items to transformative changes to facilities to better help the implementation of current or desired programs. Program Support Needs I wish I had... This represents comments that were heard during Principal and other stakeholder engagements regarding a perceived disconnect between programs or functions and the facilities they are housed within. Functionality of Space How space is used today This section documents notable uses of spaces, where the facility used may not be ideal for the use it houses. Condition Assessment Includes a description of building and grounds concerns identified by District Facilities and Maintenance staff, the survey completed by the Principal, and LPA s observations during the site visits. Interior and Exterior Photographs Includes representative photographs of the facility and site during LPA s site observation in June of 07. Existing Site Plan Diagram(s) Indicates existing building placement, hardscape and landscaped areas. In addition, the existing site diagram locates relevant program spaces, adjacencies and current uses.

Small parking lot near the inder area was resurfaced and striped in 06. Classroom connections to outdoor environments. Improved science/maker space. New kindergarten pod to group all classes together Program Support Needs Before and After School Club (BASC) enrichment program wishes to expand. Music and Art are housed in portable classrooms; permanent construction is desired. Larger, central workroom with supplies. Need for a cool-down room/space with soft walls and sensory room. Functionality of Space Wayfinding is a challenge. Classroom pods create blind spots at their exterior, in the lower grade playground. Wagner anch Elementary would prefer not to share its classrooms with BASC programs due to privacy and organization of classroom materials, however the enrichment programs are very popular and the program wishes to expand. Concrete Paving Category [] The concrete paving appears to be original to the campus and is in fair condition. The concrete paving at the inder play area is new. AC paving AC paving at the entry road and parking and drop-off areas is in fair condition and could be resurfaced, except for the parking lot near inder which was resurfaced and striped in 06. AC paving at the hardcourts will be resurfaced and repainted as part of the project list for Summer 07. Stabilization of the hardcourts along the creek is desired. amps & Stairs Category [] amps are in fair condition, but may require re-grading. Site Amenities Drinking Fountains The Gym includes a water bottle filling station. The inder play area has a new Hi-Lo drinking fountain. Additional drinking fountains may be needed throughout campus and at the hardcourts. Play Fields Category [] Playfields are in poor condition, improvements to turf and irrigation are desired. Turf is used to fill the areas within the built campus center; these areas are in good condition and provide great opportunity for outdoor learning environments. ASSESSMENT F BUILDINGS Exterior verall ating: Category [] Buildings have poor insulation at the walls and windows; upgrades to the building envelope is desired. Door / Frames / Locks Category [] Doors have wire glass and panic hardware and appear to be in fair condition. Windows Windows appear to have been replaced during the 997 modernization and are in good condition. oof oofing was re-done on all buildings in 0/0. ADA Compliance Interior verall ating: Increased natural light is desired within the classrooms. Most classrooms have suspended acoustic tile ceilings and carpet with VCT at wet areas. Interior finishes are dated and in good to fair condition. Alterations and additions to classroom casework is included in the project list for Summer 07. Food Service The Food Service program is run by the site s chef. The itchen at the MP is in good condition. estrooms The restrooms appear to be modernized and are in good condition. ASSESSMENT F SYSTEMS Site Utilities Domestic Water Category [] The water line at the hill has been patched twice due to failures, replacement is desired. Fire Protection Gas Sewer Category [] Storm Drain / Drainage Mechanical verall ating: Category [] Each classroom has an individual portable air conditioning unit. The MP has a boiler and no air conditioning; boiler needs to be upgraded and the galvanized pipes need to be replaced. Mechanical units at the portable classrooms have reached the end of their useful life. The Facilities Department desires new split systems at the roof for air conditioning. 5 WAGNE ANCH ELEMENTAY SCHL Plumbing Electrical Power Electrical capacity is adequate for the site s current load, however an upgrade to the switchgear is desired. Fire Alarm Facilities Department desires an upgrade to the Fire Alarm system. Technology The site is served by fiber optic lines and has switches in all classrooms. Switches have 8- ports per switch. The Director of Technology would like to centralize the site s technology infrastructure into a single MDF, with IDFs as appropriate. A refresh of wireless technology hardware is currently in process. e-cabling is planned to follow the refresh. The Director of Technology would like to move toward one wireless access point per classroom with capacity to expand to the outdoor spaces. Intercom / Clock / Bell Systems are antiquated. The Director of Technology would like to replace the intercom/clock/bell system. Security Installation of security cameras is on the project list for Summer 07. Lighting Category [] Interior and exterior lighting upgrades to LED is desired.
