3 32 QUEEN ANNE S GATE LONDON SW1 Entrance Hall This magnificent Grade I listed Queen Anne House, has been newly refurbished and meticulously designed to create a substantial family home with grand entertaining rooms, seven bedrooms and open views over St James s Park. After consultation with English Heritage, the current owner prepared plans and a detailed specification (see separate summary at the end of this brochure) for a comprehensive restoration and refurbishment including electrics, air cooling, heating, computerised and integrated home automation, security/energy management systems and a passenger lift to all floors. This wider than normal house differs from other properties in the street by having a bowed extension added to the rear of the property. This was a fashionable feature in late 18th century architecture and the re-modelling provided the house with more imposing rear reception rooms, and in particular a majestic piano nobile on the first floor, with a superior ceiling height, directly overlooking St James s Park. 2 3

7 Historical Note The property was built c.1706, and together with adjacent Old Queen Street, is a masterpiece of contiguous and harmonious architecture created during the reign of William and Mary, with building continuing in the reigns of Queen Anne and George I, and beyond. The land now known as St James s Park was acquired by King Henry VIII in 1532 as a game park for hunting. It has evolved over four centuries of Royal Patronage in to an elegant open space spanning 23 hectares (58 acres) with a lake harbouring ducks, geese and pelicans - the latter introduced by a Russian Ambassador in With its Royal, and political and literary associations, St James s Park is considered by many to be the most impressive of all the Royal Parks in London, yet the landscape remains largely unchanged to that which was designed by the architect John Nash in 1820 s. Notable past residents of Queen Anne s Gate comprise peers of the realm, industrialists and philosophers, among whom are Lords Colchester, Guernsey, Dartmouth and Derby; Lords Grey, North and Palmerston (19th century Prime Ministers); painters Joshua Reynolds and Jonathan Richardson, and industrialist and inventor Isambard Kingdom Brunel.
