This riteri is provided s guideline for Tennt s Engineer. It is the Tennt s responsibility to verify existing onditions nd omply with ll pplible odes nd stndrds. System Design Lndlord shll furnish min eletril protetive devie t entrl point loted within Lndlord s min eletril room t Tennt s expense. Tennt shll design nd instll n eletril/telephone system to serve the Tennt spe bsed on 77/80 volt, 3 phse, wire system. Any work undertken in the Lndlord s eletril room shll be done by Lndlord pproved ontrtor. Tennt shll engge ny/ll Lndlord pproved ontrtors (t Tennt s sole expense) for roofing or wterproofing et. work nd Tennt/Tennt s Generl Contrtor shll py ll osts diretly to suh ontrtor. Tennt s eletril system shll be designed in ordne with Lndlord s riteri s outlined in this mnul, the ltest dopted editions of the NEC, CEC, nd the requirements of ll lol uthorities hving jurisdition. Mterils, eletril produts nd equipment, inluding ll omponents shll be new nd pper on the Underwriters Lbortories list of pproved items. Tennt shll instll ll eletril work neessry for omplete eletril distribution system within the premises, inluding, without limittion, trnsformers, eletril pnels nd disonnets.. Tennt shll instll telephone wiring from Tennt s demised premises to Lndlord s min telephone bkbord within the onduit provided by the Lndlord. Finl hook up to bkbord will be by Lndlord pproved ontrtor t Tennt s expense. The onduit stub out from the Lndlord bkbord within the Tennt s premises shll be interepted nd extended to the Tennt s bkbord. 8. A smoke detetor will be provided by the Tennt t Tennt s expense. Verify RTU requirements with Lndlord s Tennt Coordintor. 9. Any dditionl exterior lighting required by Tennt is to be dded t Tennt s expense nd prepproved by Lndlord s Tennt Coordintor. 10. Tennt shll provide hek meter per Lndlord s speifitions t eye level in n essible ple within their spe. 11. Eletril meter to be instlled by Tennt is the Qudlogi Controls, RSM5 xxx 01A D with revenue grde solid ore CT s, kwh nd kw Demnd eletri meter for CT rted, non-jw type of meter pplition. The meter shll be progrmmed with minimum of kwh onsumption register nd 15-minute mximum kw Demnd register (resettble) for billing. Additionlly, Southern CA Edison Time-of-Use (TOU) progrmming is required. The meter shll be powered by nd mesure 80V. Tennt s with no 80V pnel must provide power nd seprte disonnet for the meter from the primry disonnet. Meter is vilble in both 80V Delt nd 80/77V Wye servies - it is Tennt s responsibility to purhse the meter to mth the power they pull into the spe. Refer to the list of required vendors in the Criteri Mnul for the lotion to purhse the meter. Conduits nd Wires 1. Tennt shll extend Lndlord s onduit, s needed, within the Tennt spe to Tennt s min swith trnsformer nd/or pnel bord. 1. Tennt shll instll feeder wires through the min eletril servie onduit. Lndlord s eletril ontrtor, t Tennt s expense, will mke finl onnetions t the min eletril protetive devie loted t the Lndlord s metering swithbord loted t the meter setion distribution point.. All min feeder wires from the min eletril meter setion protetive devie shll be sized to meet NEC/CEC. Min servie feeders, s minimum shll be treted for the sum of ll lods, plus twenty-five perent (5%) spre pity. Brnh iruits onneted lods shll not exeed eighty (80%) of rted pity. 3. Minimum iruit wire size shll be #1 AWG exluding ontrol wiring. All min nd brnh iruitry shll be opper. All wiring is to hve 00 volt insultion. Type THWN / THHN for min feeders. 5 MECHANICAL CRITERIA ELECTRIC / WATER SUB-METER REQUIREMENTS As pplible for property, if there is n existing eletri or wter sub-meter in the Tennt s spe, then the Tennt must hve the meter reommissioned to ensure proper instlltion nd funtionlity. Alterntively, the Tennt n hoose to instll new meter tht meets Merih s meter speifitions. Either option must be performed by Lndlord-pproved eletriin nd verified by Merih, nd will be t the Tennt s sole ost. METER SPECS Tennt my instll the meter speified by Merih or the like. Meter must meet the following riteri: Eletri: Meters must be revenue grde. There must be t lest -digit disply. Meter must be ble to red demnd (kw) nd usge (kwh). The meter must pture the eletri usge of the entire Tennt spe, inluding HVAC units. If this is not possible, then it must be noted. If using meter with CTs, note if multiplier is required nd wht the multiplier is on the fe of the meter. Wter: Meter must be properly sized for the wter flow in the spe. Generlly this mens the size of the meter should mth the size of the wter line, or the meter n be 1/ smller thn the line. This mens tht if there is 1 wter line serviing the spe, properly sized meter would be 3/ or 1. Instlltion Requirements: Meters must be instlled by Lndlord pproved eletriin. Instlltion must be verified nd pproved by the Opertions Mnger, or member of the Opertions stff, t the property. Proof of inspetion must be sent to the Energy Mngement Deprtment (Aline Mrx, line. mrx@merih.om) nd should inlude the following: - Dte of instlltion or reommissioning - Piture of the meter t time of instlltion or reommissioning. Complete Engineered drwings must be submitted to Lndlord s Tennt Coordintor for review nd pprovl. Lndlord will review the plns for onformne to bsi enter requirements. The Lndlord does not review for mehnil design, nor does the Lndlord ept responsibility for the Tennt s dherene to governing odes. other design elements. Tennt is to omplete the struturl drwings using struturl engineer tht is liensed within the Stte of Cliforni. Lndlord s engineer will review the drwings t Tennt s expense. Prior to design, the Tennt s engineer is to field-verify existing onditions within the premises. System Design Tennts for First nd Seond Levels shll provide their own split system ir onditioning. Systems shll be het pumps or ooling only, 3-phse powered with minimum effiieny of 11.5 EER ooling nd 8.0 HSPF heting. Systems shll limit size of single split systems to 5 tons nd use multiple split systems from to 10 tons. Exmples re Crrier series QRR or Crrier series 5HC het pumps. Above 10 tons, tennts shll use systems designed to onnet multiple fn oil units to single lrger ondensing units. Exmples re Mitsubishi ity-multi series het pumps or Dikin VRV series het pumps. Tennt shll verify refrigernt pipe lengths nd oordinte pipe routing with the Lndlord; nd where exeeding stndrd piping lengths, Tennt shll design system in ordne with mnufturer s long line pplition guidelines providing ll reommended devies suh s hrd-strt kits, TXV s, solenoid vlves, nd so forth. The Lndlord s fire lrm ontrtor will be responsible for finl wiring onnetions to the tennt ddressble loop t eh tennt interfe juntion box. 5. Aeptne Testing i. All tests nd inspetions shll be reported in writing nd submitted to the Lndlord in ordne with this setion. ii. The system shll meet ll the requirements of the listed pplible odes nd the requirements of the AHJ. The system tests nd test douments shll meet the requirements of the AHJ. iii. The smoke detetors shll be tested to ensure smoke entry into the sensing hmber s required by NFPA 7. iv. Provide testing of the voie evution system dba levels to ensure ompline with ll pplible odes. v. All testing, inspetion nd retesting required for ertifition nd required for ll wrrnty work or replements shll meet the requirements of the AHJ. This ertifition, inspetion, or testing shll be ompleted t no dditionl ost to the Lndlord. vi. Provide the testing dte in writing to the Lndlord minimum of two weeks before the dte.
