3 Backgrund YCC 205 is a 64 unit brick cndminium twnhuse cmplex lcated in Nrth Yrk. The 4.5 acre prperty is brdered by Sheppard Avenue East n the nrth side, Calvin Avenue (east), Clayburne (suth) and Wilfred (west). The prperty was built in the mid t late 1970s by Cadillac Develpments as a high quality ptin t fully detached hmes. The current landscape dates back t the riginal develpment prviding very mature, full, tree canpy, parks, public and private spaces. Residential units cnsist f 2 designs, each with frnt and back yards. Hmewners generally lk after these areas althugh this is nt cnsistent. Only the central park area has sprinklers, althugh nt fully functining. The primary tree scape is Pine and Spruce, mixed with Crab Apple, Birch and Lcust. Smaller scale frnt yard landscape was executed apprximately 10 years ag n the 3 stry units. In 2014, 16 full grwth pines alng the east and west brders were remved due t disease. An additinal 20 pine trees are scheduled t be remved by spring Knwing that a multi-year prgram is clse at hand, landscape wrk has fcused n maintaining existing green spaces, annual and perennial gardens. With the remval f the trees, the prperty has an uneven tree brder and in sme cases, large pen gaps. Respnding t City f Trnt requirements, replacement trees have been planted, with thers still pending. The crpratin has a lng standing cntract with its landscape maintenance cmpany. Our intentin is that this cmpany will cntinue t maintain the prperty during the wrk and prvide the n-ging maintenance/sustainment as wrk is cmpleted. Based n the crpratin s cmprehensive Reserve Fund plan, a 3-year Landscape prgram is scheduled fr We expect that there is mre wrk required than the current capital fund will cver. A gd design will cnsider the immediate wrk, as well as a radmap fr lnger term wrk t keep the prperty in gd grwth. The fcus is t rejuvenate the landscape fr the next generatin f hmewners, with a view t bth present and future envirnmental and eclgical demands, cmmunity needs and t enhance prperty values. Opprtunity This is an pprtunity t transfrm a unique residential cmplex int a renewed urban envirnment that cntributes t resident s pleasure in their surrundings, is cmpatible with ur climate and gegraphy and ffers multi seasn variety. Our planning hrizn is based n a year, ensuring that the investment supprts r enhances prperty value, while being bth sustainable and affrdable. Structure This will be a multi-phase prcess: Phase 1: Landscape Design, with radmap, budget and design Phase 2: Executin f the Design. This will be bid separately. The successful vendr f the design phase is welcme t bid the Executin phase. The successful prpnent will prvide a qute fr Phase 1 Design and include: Clear explanatin f what is included in the Design phase; Yur understanding f ur needs and yur visin fr the design; Yur plan and schedule fr develping, verifying and finalizing the design; 3
4 Yur apprach t estimating the planting and materials specificatins; Yur apprach t wrking with the Bard f Directrs, the Prperty Manager and Landscape Management partner; Estimate f cst fr the Design and the elements f the design (planting and materials); Estimate f cst fr a Prject Manager t versee the wrk frm Design thrugh t transitin t ur Landscape Management partner; Estimate f cst fr design adjustments. Timing Vendr evaluatin and selectin fr Phase 1: Landscape Design is planned fr Winter 2015 Spring 2016, with Phase 2: Executin f the Design expected t begin in the Spring/Summer f Timing will be mutually agreed upn with the successful prpnent, the Prperty Manager and the Landscape Management partner. Plan We are interested in hearing frm prpnents n their apprach. We recgnize that due t the size f the prperty and the nature f the wrk, that the prgram will take place ver a number f years. At a high level the phases are: Phase 1: Landscape Design Landscape Design, Plant Specificatins and Prject Manager Prepare a visual and textual design plan describing a radmap fr executing a lng term landscape prgram; Include a prpsed schedule f wrk t execute the design; Participate in an iterative design cycle t deliver a design that meets requirements; Drawings, blueprints, permits required; Identify the trees, plants and materials t be used, apprximate cst and any ther infrmatin useful t understand the design; Identify a Prject Manager wh will manage the implementatin f the design with the Landscape Executin vendr; Prvide an integrated apprach fr the renewal f sil, trees and plantings including drawings, specificatins that includes diversity f plantings based n micr climate and patterns f use; Recmmend affrdable water cnservatin management, envirnmental and eclgical cnsideratins which lead t lwer cst ver the lng term; Must meet City f Trnt regulatins and requirements applicable t this type f wrk. Phase 2: Executin f the Design Cllabratin with Landscape Management partner t implement design, including adjustments t plan; Landscape Management partner acquires plantings, executes the design with guidance frm Design Prject Manager; Issue management and reslutin. Phase 3: Transitin / Sustainment Transitin t Sustainment Acceptance by Prperty Management and Landscape Management partner 4
