2 LOCATION Toons Nursery is located on the south side of the A38 almost equidistant between Burton Upon Trent in the south and Derby in the north, just south of its junctions with the A50. SITUATION Toons Nursery is situated immediately to the west of Egginton fronting the very busy A38, just north of its junction with the A5132 and just south of the major intersection with the A50. Immediately to the south of the nursery are services owned by HKS. SITE The site is flat and benefits from a 200 metre frontage to the A38. A site plan is attached showing the nursery area edged red and the house Ardia edged blue and we estimate that the nursery area extends to hectares (2.056 acres) and the area of the house hectares (0.185 acres). DESCRIPTION Access is only off the south bound carriageway of the A38, on to a tarmac apron where one can go right into a small yard or straight on, on a tarmac drive up to the top of the site and to the house with the glasshouses on the right-hand side behind a landscaped area. The first glasshouse is a 12 bay HOK built in 1990, 3.1 metres to the gutter which has an above ground metal reservoir and pump house to the front. This links to a 11 bay Wilko glasshouse built in 1984, to the front of which is a six bay partitioned area which houses a partitioned office, kitchenette with stainless steel sink and drainer, a staff area and male and female WCs. This in turn links to a third glasshouse, a five bay Wilko built in 1980, 2.4 metres to the gutter.
3 On the corner in front of the glasshouses where the road turns right to the house there is a gravel parking area for up to 10 vehicles. There is access to the rear to a detached two storey house constructed of brick under pitched tiled roof with an integral single storey garage with automatic doors and a conservatory to the rear. The house was built in 1966 and has an attractive landscaped tarmac car turning area to the front and a secluded attractive well landscaped garden with Koi pond to the rear. There is access under a canopy into a small lobby and then into a hall with stairs up. On the left-hand side is a cloakroom with shower and a coat cupboard. To the right is a through living room/dining room with sliding doors to the rear conservatory. SERVICES - The nursery is connected to mains electricity, 3 phase and to the mains water supplies and benefits from an above ground metal reservoir with a capacity of 12,000 gallons, adjacent to which is a pump house within which is a Dosatron feeding unit. Glasshouse 1 benefits from overhead irrigation and two Priva ceiling mounted heaters which keeps the glasshouse frost free. Glasshouse 2 benefits from a concrete floor, underfloor heating in four zones plus a Priva, a Munter and a Holland light heaters plus air circulation units and overhead irrigation. Glasshouse 3 also has a concrete floor with underfloor heating, thermal screens, Munter heater and air circulation heaters. The underfloor heating comes from five Ferroli mains gas fired boilers with only two currently working but with a third capable of being made to work and used as a backup. The whole nursery is run by a Priva Integro computer, five years old, currently with three compartments where more could be added, providing full environmental control. The WC accommodation is connected to a septic tank. The nursery also benefits from a Brinkman Fanmister. The house benefits from solar panels which provide the majority of the heating backed up by electric heaters and the WC accommodation is connected to a septic tank.

7 RATING ASSESSMENT The nursery is un-assessed for rates as a horticultural holding. The House Ardia Band D Rates Payable 1, (2017/2018) TOWN PLANNING We are informed that the nursery has been on site since 1947 and thus, there are no planning consents available. Planning consent for the house was obtained in 1965 and within the timescales we have been unable to ascertain whether or not the property is tied. THE BUSINESS Since 1947 the business has been growing plants for sale wholesale with some limited retail sales via the farm gate. More recently there have been plug plants being sold for hanging baskets and up to four million a year are grown plus Poinsettias for Christmas. There have been three generations working on this site but the business has now been closed and the site is going to be sold due to illness and retirement.
