1 E-BUILDING CODE: Reference current building cdes (IRC 2012; IECC 2009) fr design, installatin and perfrmance minimum requirements. DESIGN REQUIREMENTS: The HVAC Trade Partner shall use the design standards described in the mst current editin f ACCA Manual J, D, S, & T. Fr design temperatures refer t the assumed design cnditins fr Manual J calculatins. Manual J shall be rm-by-rm heat lss/heat gain calculatin. The ccupants shuld be equal t number f bedrms +1 and Infiltratin Envelpe shuld be Semi-Tight. The air distributin system shall be designed in such a way as t maximize cmfrt, achieving +/- 4 degrees frm the thermstat when the thermstat has been satisfied. Submit cpies f Manual J calculatins with duct layut when the prpsal is submitted. PERFORMANCE REQUIREMENTS: Fr a perid f tw (2) years, the HVAC system will nt leak r malfunctin. It will maintain its quality in heating r cling distributin thrughut this perid and all HVAC functins will remain fully peratinal and maintain their integrity. This cverage includes furnace, A/C, heat supplies, return air, flue system and any peratinal HVAC appliances. Trade Partner shall furnish all labr, supervisin, material, tl and equipment as required t perfrm all the wrk and services necessary t cmplete this cntract with Smith Duglas Hmes. All wrk perfrmed by Trade Partner shall meet all lcal cdes and requirements f gvernmental agencies having jurisdictin. Trade Partner will be respnsible fr supplying his wn temprary pwer if n pwer is available when starting the jb. Trade Partner will install HVAC per the Smith Duglas Hmes schedule. Hmes perate n a schedule and have allcated a certain number f days fr the Trade Partner t cmplete his wrk. In the event Trade Partner is unable t meet the scheduled jb dates as agreed with the Cnstructin Manager, Trade Partner is required t ntify the Cnstructin Manager. Failure t d s culd result in lss f cntract r back charge. Trade Partner is respnsible fr inspecting the jb and cmpleting any deficiencies befre requesting payment. The Cnstructin Manager will nt apprve the wrk rder fr payment until Cnstructin Manager has apprved the wrk via nsite inspectin. Any defect fund by the Cnstructin Manager will be nticed t the Trade Partner and payment fr the jb will nt be made until all defects have been crrected. Final payment des nt cnstitute final Cnstructin Manager acceptance. NON- PERFORMANCE REMEDY: Trade Partner will make any repairs and/r replacements necessary fr wrk nt meeting the perfrmance requirements. Repairs due t hmewner additins, negligence r extreme weather cnditins are nt the respnsibility f the Trade Partner. 2 WARRANTY: Trade will supply hmewner with 24-hur telephne number fr emergency service. MATERIALS: Acceptable Materials: All HVAC units specified are Lennx Merit Series exclusively. All Thermstats specified are Hneywell T-4 r T-6 exclusively. All materials and equipment that will be apprved is listed in the fixture schedule n the wrk rder, and will cmply with all regulatry standards in all respects. All materials and equipment, where applicable, shall be UL apprved and bear the apprved UL label. FIXTURE SCHEDULE: Refer t Wrk Order. Fixtures shall be f type, material and manufacture as specified in the Wrk Order. Specificatins regarding mdel, style, clr, etc. shall be as designated by the purchase rder. BASIC SYSTEM: The basic system shall be bid n a per system basis t include all labr and materials necessary t install a cmplete jb. A system shall be identified by its ttal BTUH cling capacity by designating indr cil and utdr cil tnnage. The Basic System shall include: Attic installatin f a vertical flw furnace Attic run duct wrk (n risers) THE HEATING SYSTEM 50' r less f line set (cpper run) Duct and labr t vent Master Bath, Hall Baths and Pwder Rm exhaust fan utside (wired by thers). Exhaust duct installatin shall avid sharp bends r kinks in rder t maximize air flw. Run Type "A" gas vent fr furnace and water heater (if nt electric) thrugh chase and attic terminating with apprved strm cllar and cap. Type "C" single wall vent can be used frm furnace t water heater "T" if applicable. Dryer vent t be 4" Type "C" with apprved 4" vent cap Zne system fr 2 stry and bnus rms n ranches Shall be designed with a minimum 80% AFUE gas furnace with prper BTUH utput capable f maintaining design cnditins. In all electric cmmunity s heat pumps will be used. THE COOLING SYSTEM Shall be designed with a minimum seer rating f 14.0 and with prper BTUH utput capable f maintaining design cnditins. Gas Dryer SPECIFICATIONS AND SCOPE OF WORK Trade t furnish furnace, cil, cmpressr, prgrammable thermstat, grills, ductwrk, cndensatin pumps, hangers, and all ther supplies as per specificatins. N mixed systems will be allwed. Trade t furnish and install gas line fr range, HVAC unit, fireplace (ptinal), water heater (where nt electric) and gas dryer (if applicable). Trade t furnish and install duct t vent dryer. Mastic jints and seams at supply and return air plenums, all jints in ductwrk, and duct t bt jint t achieve airtight rating. Mastic t be applied thick as a nickel. Duct Blaster test results t achieve 5% r less pst-cnstructin leakage t utside (PCO). Distributin system (Duct wrk, bts, dampers, diffusers, etc) shall be sized, assembled and installed in accrdance with manufacturer's recmmendatins and recgnized industry standards BRANCH LINES (lcal cdes prevail, select ne) RIGID FIBERGLASS Owens-Crning 1" rigid fiberglass r apprved equivalent. Minimum f R-8 value. FLEXIBLE DUCTING UL 181 Class Air Duct, minimum R-8 value f type and manufacturer as specified belw, in cmpliance with gverning energy cdes. Duct type shall nt be mixed. 1. Metallized Plyester: ATCO UPC #030 r apprved equivalent fr areas with sunlight expsure. 2. UV Resistant Black Plyethylene: ATCO UPC #080 r apprved equivalent. TRUNK LINES (lcal cdes prevail, select ne) RIGID FIBERGLASS Owens-Crning 1" rigid fiberglass r apprved equivalent. FLEXIBLE DUCTING UL #181 Class 1 Air Duct, minimum R-8 value f type and manufacturer as specified belw, in cmpliance with gverning energy cdes. Duct type shall nt be mixed. 1. Trade Partner shall allw clearances arund equipment as specified by the manufacturer and/r required by State, Cunty r Lcal Building Cdes and Safety Cdes. All ductwrk shall be prperly supprted in cnfrmance with manufacturer's specificatins and cde requirements. Installed ductwrk shall be clear f attic access hatches and suitably placed t prtect against damage, clsure, rupture r crrsin. Airflw in installed ductwrk shall be unrestricted fr entire length. Attic units shall either be filter rack r filter grilles f stamped steel cnstructin with baked white enamel finish. Manufactured by American Metals r apprved equal. Flr registers shall be baked enamel finish, sand clr. All flr registers shall have the metal bt sealed t the subflr with mastic and shall be cvered securely t keep ut debris until trim ut. Return air ducts will be carefully checked t assure all trash has been remved prir t installatin f trim. Trade is respnsible fr HVAC lw vltage wiring. Trade will be respnsible fr ne (1) heat startup and ne (1) A/C startup; and ne (1) startup at final inspectin Trade will furnish an emergency telephne number. Trade will be respnsible fr all items nted resulting frm heat and A/C inspectins frm city and cunty. Trade will inspect every rugh and trim jb. Drain lines. Schedule 40 PVC required n attic installatin and units n secnd flr. Run drainpipes thrugh exterir walls nly t the utside. Terminatin f drainpipes shuld nt be directly behind A/C cndenser. Where prper fall cannt be achieved then use a hi-lift metered check valve style with safety switch fr furnace shut-ff. Drain Pans. Metal pan type prvided fr installatins ver wd flr r in attic. Drain pans will have a separate drain line extending frm this pan terminating utdrs at a cnspicuus pint t serve as an alert that the regular drain line is restricted. Prvide cde cmpliant cutff flat switch. Hrizntal furnace t have additinal secndary drain, with air gap, and run t lcatin. Furnace t cme with filter. Trade is t supply all labr and materials as required t prperly vent gas ht water tank (if electric is nt used). Trade is respnsible fr all rf flashing in cnnectin with wrk. Duct wrk and hd type rf caps and flashings shall be painted stve black heat resistant paint and installed s caps are lcated n the back side f unit rfs unless impractical and lcatin apprved by Smith Duglas Hmes. Penetratins thrugh fire-rated wall r ceiling assemblies shall be prperly fire-stpped with a UL listed and apprved system achieving a fire-rating equivalent r superir t the riginal wall/ceiling assembly fire-ratings. All venting t be Class B with exceptin f ne Class C increaser at furnace. HVAC Trade Partner t install all type "B" vent fr furnace and water heaters with prper clearance t cmbustibles. Hk up gas range. Seal all exterir penetratins and attic chase penetratins using mastic r expanding fam seal. Chinking with fiberglass r ther unapprved material will nt be permitted. All necessary warranty bks will be attached t furnace. Thermstats will be lcated n each flr. Munt thermstat at 5' abve finished flr per plan lcatin. Duct and labr t vent bath fan is required. UL #181 Cnnectrs as specified by manufacturer fr use in bath fans. Replace any deadwd, strngbacks r studs remved during installatin. Basement furnace t be blcked ff slab with brick, pressure treated lumber r ther apprved barrier. Under n circumstances shall a truss member be cut r altered. Truss systems incmpatible with ductwrk shall be brught t the attentin f Smith Duglas Hmes. N framing shall be remved fr access f ducts unless authrized by Smith Duglas Hmes and shall be replaced r mdified per truss manufacturer's specificatins. Air handlers in the attic shall be installed t permit minimum vibratin with the use f vibratin padding under unit. Smith Duglas Hmes shall build all plywd catwalks as required fr cde cmpliance and service t unit. 5 drains with pan fr attic installatins. N primary drain shall be allwed t drip n any cncrete slab r pad. Trade Partner shall set equipment at a minimum f 6" abve tp f the bttm chrd t allw fr insulatin. Equipment muntings shall be set with 2 x 6 material and ¾" OSB plywd. Cncrete pads fr cmpressr shall be furnished by Trade Partner and islated frm the buildings by a minimum f 6" apart r as specified by the manufacturer r cde. N primary drain shall be allwed t drip n any slab r pad. Pad shall be installed level and n cmpacted grund. After each day f wrk in the huse, any trash r waste is t be picked up and placed in the trash ring, r ther Smith Duglas Hmes designated trash receptacle lcated n the lt, and the huse is t be brm swept clean. This includes any fd trash, cans, bttles, as well as trash frm related wrk. The upkeep and verall appearance f ur cmmunities is in the Trade Partners best interest, t ensure safety, custmer satisfactin and referrals, and ultimately cnsistent wrk fr the Trade Partner!
