This will make the furnace/mechanical system mre energy efficient and use less energy. Usually this means, at the very least, clean the filter in Spring and Fall. Heavy lads will damage the asphalt surface. Sharp bjects such as bicycle r mtrcycle stands may sink in the asphalt especially during ht weather. 4 Bath tubs and shwers - acrylic: See manufacturers maintenance guide. As a general rule, use a mild and nn abrasive slutin t avid scratching the acrylic surfaces, such as dishwashing liquid. Sme husehld cleaners are much t strng and can damage the acrylic by scratching and remving the acrylic s lustre with repeated use. Regular caulking is als needed in rder t avid water infiltratin. (REFER t the Caulking sectin). Bathrms: Use fan cntinuusly during baths and/r shwers, and leave n lng enugh afterwards t permit cmplete evacuatin f humidity. Cabinets and cuntertps Please find belw sme basic maintenance guides fr cabinets and/r cuntertps made f wd, MDF (medium density fiber panels), Thermfil/Laminates/Melamine, granite, quartz, Crian, butcher blck. As a general rule: D nt stand r sit n the cuntertp Wipe spills immediately (t avid staining f any type f surface and/r swelling in the case f laminated surfaces) Use cutting bards Use prtective pads fr ht items r appliances Avid expsing the surfaces t harsh chemicals such as tilet bwl cleaners, drain cleaners, rust remvers, ceramic cktp cleaners, acidic r abrasive cleaners, ven cleaners, paint r varnish remvers, prducts cntaining acetne (nail plish remver) which may mark r permanently damage the surfaces. In the event f such a spill, as a general rule, wipe ff the excess f the prduct immediately and rinse several times with water, using the apprpriate safety measures t avid injury. Cabinet interirs shuld be cleaned with a damp clth and dried immediately with a dry sft clth. 5 Regular cleaning f wd surfaces must be dne with a clean, damp clth and dried immediately with a dry, sft clth. (D nt use detergents, strng saps, abrasives, r self-plishing waxes.) THERMOFOIL/LAMINATE/MELAMINE : Laminate cuntertps are nt as durable as granite, quartz r slid surface materials thus cmmn sense is required t avid serius damage. Regular cleaning f thermfil drs shuld be dne with a mild sap and water slutin and dried immediately with a dry, sft clth. Fr daily cleaning f laminate cuntertps simply wipe with a sapy clth and immediately wipe ff any remaining residue and excess liquids with a dry clth. Avid misture/water/liquids n cuntertp seams, jints, backsplashes and sink &/r faucet penings. Dry misture/remve liquid spills immediately with a dry clth. Wipe up standing water/liquids immediately; t prevent frm seeping arund sinks, faucets, backsplashes r seams/jints, as this may cause the material t swell, lift r separate. Kettles, tasters, taster vens, and ther heat generating accessries cannt be placed under cabinetry when in use. Als, keeping the dishwasher dr pen after a ht cycle wash is nt recmmended. Prlnged heat expsure will cause de-laminatin. Laminated cabinets and cuntertps are nt heat resistant; therefre, d nt expse them t direct heat (e.g. teapt, frying pans) r heat-generating appliances (e.g. taster under upper cabinets which may damage upper cabinets; electric skillets/crck pts directly n the cuntertp). Always make sure that taster and/r ther heating appliances are nt under any cabinets when in use, and/r use prtective pads under ht appliances, teapts, etc. D nt put ht items directly n the laminated surface, always use prtective pads. GRANITE : There is n warranty n the stne itself, it is a natural prduct and smetimes will cntain fissures and small cracks that d nt affect the integrity f the stne. 7 Caulking: Regularly maintain the caulking arund faucets, sinks, bathtubs and shwers in rder t prevent water infiltratin. Regularly maintain the caulking arund drs and windws, air exhausts, electrical utlets, garage frame, etc. Repair as required t prevent water infiltratin. Cement: Salt & de-icing chemicals d nt agree with cement surfaces. They cause scaling f the surface. Use sand r fine gravel instead. Cndensatin: Misture is present in all hmes, but when it becmes excessive, hmewners need t take immediate actin t prtect their new hme investment. Als refer t the sectin entitled HUMIDITY CONTROL fr related and very imprtant infrmatin. Cndensatin is water that frms when warm, mist air r excessive humidity levels hit a cler surface in a rm such as a windw, an interir dr knb that is lcated n an exterir dr, a cld water pipe, and/r basement cncrete walls. Cld weather and cndensatin (fr example- windws in the winter) can easily be fixed with these few tricks : Limit the quantity f plants in the hme Verify dryers air exhaust pipe t assure prper cnnectin and free f laundry lint Avid lwering the interir temperature t lw Avid stck piling firewd in the basement Use kitchen and bathrm fans when cking and shwering/bathing and until all misture is eliminated in the rm. Avid extended shwers. Avid pulling blinds r curtains during the evening in rder t permit air circulatin n the surface f the windw. This will prevent cndensatin/frst build up. Eavestrugh : Sme hmewners may chse t have eavestrugh installed. In this case, it is imprtant that they be frewarned that eavestrugh may be a surce f water infiltratin due t ice buildup. In such instances, this may cause damages t the rfing and even vid its warranty. D nt drain water nt a lwer rf since this may cause a premature deteriratin f the rf. 2) The dwnsputs must drain the water as far away as pssible frm the fundatin and far frm the jint f the garage and the asphalt driveway. Clean leaves and debris frm the eavestrugh n a regular basis in rder t prevent blckage and/r, ice r water buildup. Electrical: GFI utlets (bathrms): All utlets are intercnnected amng bathrms. Thus if ne utlet in ne f the bathrms jumps then this affects all bathrm electrical utlets. Therefre, find the bathrm that has the Reset utlet and activate accrdingly. GFI utlets (exterir) : All exterir utlets are intercnnected. Thus if ne utlet jumps then this affects all exterir electrical utlets. Therefre, find the exterir utlet that has the Reset utlet and activate accrdingly. If this des nt activate the utlets then yu must prceed t the electrical panel in the basement in rder t reset the circuit breaker. First, put the circuit breaker t «OFF», wait 1 minute, put breaker back «ON» and wait 1 minute befre plugging electrical appliance back in the exterir electrical utlet. Electrical panel circuit breakers: When ne r mre electrical utlets d nt wrk, then yu must prceed t the electrical panel in the basement in rder t reset the circuit breaker. First, put the circuit breaker t «OFF», and then back t «ON» all the while making sure that the breaker is cmpletely brught t its furthest psitin. Nte that sme defective electrical appliances are ften the cause f circuit breaks. Repair r replace the appliance in such cases. Smke detectrs: Clean regularly; dust can activate the alarm. Als, smetimes during the night, small insects may be the cause f the activatin f the smke detectr alarm. Faucets Exterir: (SEE «Maintenance t d in fall») Fireplace (Natural gas): D nt clean fireplace windw with husehld cleaners. Use instead a prduct such as Imperial Kel Kem which is a prduct specifically made fr this use. This type f prduct is available at yur nearest hardware stre. Remember that the first ignitin f the seasn may require numerus tries befre the pilt light turns n. Time is needed t let the natural gas reach the ignitin. Hairline cracks in the grut is nrmal due t slight mvement f the wd in the subflr. Flrs (Hardwd): Fllw manufacturer s maintenance care. It is very imprtant t cntrl the level f humidity in the hme in rder t preserve the beauty f hardwd flrs. REFER t HUMIDITY CONTROL sectin FOR IMPORTANT GUIDELINES. Stillet high heel shes, heavy furniture, the sliding f furniture, r ther sharp bjects such as small rcks can leave indentatins in the hardwd flr. Use flr prtectrs n the feet f furniture. Put prtective pads under furniture legs t avid scratches. Wipe up spills befre they are absrbed in the wd. Use a manufacturer apprved vinyl rug underlay if putting a rug ver the hardwd flr. Rubber, fam back r plastic mats may disclr the hardwd flr. Flrs (Vinyl n wax resilient): Fllw manufacturer s maintenance care. Put prtective pads under furniture legs t prevent scratches, dents r cuts. D nt use mats r rugs with a rubber r latex backing since these backings may permanently disclr the flr Wipe up spills befre they are absrbed in between flr seams, basebards r trims. Use nly cleaning prducts that are recmmended by the manufacturer. Harsh and ther types f cleaners may cause dullness and disclratin; these may als make the vinyl becme hard and brittle. Flrs (Carpet): Fllw manufacturer s maintenance care. ATTENTION **especially fr berber type carpets: Use the apprpriate vacuum cleaner attachment that wn t snag the fibers, as recmmended by the manufacturer. Usually this means, DO NOT use a vacuum rtating beater bar/brush, especially n carpet jints r near carpet cuts usually lcated near wall basebards r flr transitins because if yu snag a strand and break it the whle rw may cme unraveled. 10 D nt drag yur furniture r ther bjects. Berber type carpets are made in ne cntinuus lp a bit like a wl sweater, if yu pull n ne strand then ne r a few rws can r will unravel. If a strand des cme lse and/r unravels, fllw a manufacturer s suggested repair methd. Usually, temprarily glue dwn strand befre any further damage is dne until a prper repair can be dne. Frame (Wd): Lemay Hmes uses kiln-dried lumber fr its framing. Hwever, the percentage f misture in wd fluctuates during the hme s first heating seasn thus the shrinking f materials may be the cause f certain ccurrences that d nt adversely affect the structural integrity f the hme. Here are sme f the pssible ccurrences fr the drying f materials: thin cracks appear expsed wd «jists &/r beams» small gaps between cabinets and walls minr jints may pen in dr and windw trims, basebards and walls small gaps may appear between fireplace mantel and walls squeaks f flr underlay, wd flring and/r stairs may ccur These types f ccurrences are easily fixed by cncealing with latex caulking, putty r filler. Yur nearest hardware stre will be able t suggest the best material t use in rder t cnceal these ccurrences. Furnace: Clean r change the filter mnthly (r accrding t manufacturer recmmendatins). This will make the furnace mre energy efficient and use less energy. Have yur furnace maintained by a prfessinal n a yearly basis in rder t assure n unpleasant surprises during the heating seasn. Humidity cntrl: Misture is present in all hmes, but when it becmes excessive, hmewners need t take actin t prtect their new hme investment. Als refer t CONDENSATION sectin fr ther related infrmatin. Humidity is the amunt f misture/water vapr present in the air. It cmes frm many surces: cking, baths/shwers, laundry, dishwashing, human r pet presence (breathing/bdy perspiratin), indr plants, new building materials which cntain a lt f humidity such as lumber, plaster, grut and masnry and which drying ccurs in mst part during the first twelve mnths after cnstructin. Hmewners may als see mre cndensatin in new hmes because, in the interest f energy efficiency, new building materials and techniques in weather-stripping, insulatin, vapr barriers, etc., are used. Cnsequently, exterir air is kept ut, als lcking interir misture inside the hme. As a result, misture/cndensatin created in bathrms, kitchens, laundries and ccupants n lnger flw t the utside, unless mechanically ventilated. In light f these facts, high vigilance f the humidity level is a very imprtant aspect f hme maintenance fr the benefit f its inhabitants; all wd surfaces such as hardwd flrs, cabinets, furniture and sub-flr; as well as fr the prtectin f yur new hme investment. Hmewners shuld nt ignre cndensatin/humidity. Yur damp basement and fggy windws are giving yu signals t reduce the indr humidity befre they cause prblems that require highly expensive repairs. High humidity can damage building materials and cause muld grwth. SIGNS OF EXCESS HUMIDITY Water behind basement wall Cndensatin n cld water insulatin pipes Damp cncrete flrs and walls Cndensatin n windws Wet stains n flrs and walls Musty smells (e.g. basebards) High humidity levels n hygrmeter As a general rule, here are a few guidelines t fllw: The relative humidity level in the hme shuld generally vary between 30% and 50%. 12 The number f ccupants in the hme and cnsequently the frequency f shwers/baths taken and their use f a fan during and after the shwer/bath. The quantity f dmestic animals in the hme If new renvatins have been made (a lt f humidity is present in new cnstructin materials) NOTE: always ensure that the dryer exhaust is well cnnected t the wall and that the air vent is free f laundry lint Purchase a hygrmeter fr each flr levels in yur hme (especially fr the basement) and use them t help mnitr the humidity levels. Adjust the ventilatin/heating/cling f the hme when the relative humidity level is utside the bunds f what is nrmal and acceptable. Yu MUST install and activate a dehumidifier in the basement within the first year f ccupancy. During spring, summer and early fall mnths, when the basement humidity levels are at their highest (EVEN AFTER THE FIRST YEAR), yu MUST use a dehumidifier in the basement (with all f the basement drs pened and with the furnace fan set at ON ) 24 hurs a day, seven days a week. Lemay Hmes recmmends using a prperly sized dehumidifier with a hse attachment that runs t the flr drain. This hse will prevent the tank frm filling up and shutting ff cntinuusly r needing t empty the tank cntinuusly t keep the humidifier running. NOTE: Smetimes a dehumidifier shuld even be used in the basement during winter mnths when naturally ccurring cndensatin/frst n materials that are in direct cntact t the high cntrast exterir temperature (e.g. cement fundatins). By using a dehumidifier during this time, the excess humidity will be picked up as sn as the frst starts t melt. We recmmend yu have a gd hygrmeter installed in the basement t give yu an accurate day t day reading f humidity level t better help yu cntrl the humidity efficiently. The installatin f an air cnditiner is strngly recmmended (especially with hardwd flrs in the hme). Use the hd fan when cking. Use the bathrm fan during the whle length f time spent taking a bath and/r shwer. Als leave the fan n fr a perid f time afterwards. The use f a timer fr this purpse is very practical. (If there is a windw in the bathrm, pen it t help the air circulate and t evacuate the humidity ut f the hme.) HRV/Air exchangers crave cnstant attentin every day with the fluctuatin f the weather utside. HRV shuld be turned ff when exterir temperatures are abve 20C r belw -20C. As a general rule, the HRV shuld be turned ff during the summer (t avid taking humid exterir air int the hme). In such a case, the activatin f an air dehumidifier and/r an air cnditiner will take care f cntrlling the humidity level in the hme. Refer t the manufacturer instructin manual fr mre infrmatin. Keep basement windws clsed during the summer mnths. Heat yur hme adequately during the winter mnths. If yu have a humidifier, shut it ff if the humidity level is t high. Ascertain that a prper slpe is maintained arund the perimeter f the hme t drain water away frm the fundatin. Once this step is cmpleted, pen all exterir valves in rder t evacuate leftver/standing water in the valve. This will prevent plumbing pipes frm bursting. Ceiling fans: Clse the fans, clean and il the mtr, clean and dry the fans palms and reverse the directin f air in rder t push ht air near the ceiling twards the flr. Replace smke detectr batteries if applicable and test the smke detectr. Batteries usually need t be replaced twice a year and the detectr must be tested weekly. Inspect dr and windw weather strips t diminish cld air entry and increase efficiency. Inspect caulking arund dr and windw frames and apply when necessary t avid air and/r water infiltratin. Clean and repair eavestrugh: Remve leaves and debris t prevent water/ice verflw r infiltratin during heavy rain/snw strms, and/r during perids f thaw and frst f snw/ice. Inspect fundatin walls t prevent water infiltratin during the Spring thaw. Since water is a majr cmpnent f cement, it is nrmal that during the drying f the material that cracks appear but they d nt necessarily indicate that there is a prblem, since sme are mre than nrmal. Therefre a regular inspectin is recmmended in rder t dcument the presence f new cracks when they develp Fill all cracks in asphalt driveway t prevent deteriratin during the Spring thaw f ice/snw. Verify that all rf ventilatin are nt blcked by debris and/r snw t assure prper air circulatin in the attic. If sme vents are blcked, btain prfessinal help t remedy this situatin. In the event that such an event ccurs and that the remval f debris r snw is nt dne prmptly, this may result in an accumulatin f cndensatin in the attic space thus causing even mre serius prblems. After strng wind r snw strms, verify that the insulatin has nt been pushed away due t wind r snw infiltratin thrugh the sffit aeratin hles. In such circumstances, remve the snw and replace the insulatin as is suppsed t be. Be careful while in the attic because any pressure put against the drywall f the ceiling belw may crack, cllapse r cause persnal injuries. Attics are nt created t be a strage area.
